HUTTO, TEXAS — A partnership between regional firm Titan Development and St. Louis-based Sansone Group will develop a 208,560-square-foot speculative cold storage facility in the northern Austin suburb of Hutto. The facility will be located within Titan’s Innovation Business Park and will feature 50-foot clear heights. Construction is slated to begin in the second quarter. CBRE and locally based brokerage firm AQUILA Commercial have been tapped as co-leasing agents for the facility.

ATLANTA — GID Development Group has announced five more retail and restaurant concepts coming to High Street, the company’s $2 billion mixed-use development underway in Atlanta’s Central Perimeter submarket. The five newly announced tenants, totaling more than 31,000 square feet, include: — Jaguar Bolera: an “eatertainment” destination encompassing 21,500 square feet of food, beverage and entertainment space that will offer activities such as duckpin bowling, foosball, darts, board games and karaoke in private rooms; — South African restaurant concept Nando’s PERi-PERi, which will occupy a 3,300-square-foot flagship location with an 85-seat interior featuring South African art, lighting and furniture, as well as a patio for an additional 96 guests; — Velvet Taco’s second Atlanta location totaling 2,300 square feet; — Allen Edmonds, a high-end menswear retailer that is relocating its Park Place location to 1,800 square feet and will offer a custom shoe design studio; and — Skin Spirit, a med-spa concept that is opening its first location in Atlanta at High Street. Focus Healthcare Completes $67M Renovation at The Virginian Seniors Housing Community in Fairfax, Virginia

FAIRFAX, VA. — Focus Healthcare Partners has completed a $67 million renovation project at The Virginian, a 32-acre continuing care retirement community (CCRC) in the Washington, D.C., suburb of Fairfax. LCS operates the property. This remodel included adding an array of advanced technology, sustainability initiatives, lifelong learning opportunities and healthcare services. Amenities now include multiple dining venues, a wine cellar, sports bar, indoor golf simulator, theater, entertainment venues, three full-service salons, technology areas and a spa under development. Outdoor areas include a pickleball court, bocce ball court, putting green, a dog park and a fire pit area. In addition, renovations added an exclusive fifth-floor concierge level that offers its own dining room and bar. The one, two- and three-bedroom apartments were upgraded to include California closet design, electronic blinds, smart thermostats and smart lights that connect to a smartphone. The seven-story, 367,000-square-foot property now boasts four wings, offering 155 independent living apartments, 56 assisted living residences, 36 memory care units and 53 skilled nursing units.
CANTON, MASS. — A partnership between locally based developer Jumbo Capital and affiliates of Apollo Global Management has completed the renovation of a 136,000-square-foot industrial building in the southern Boston suburb of Canton. The building sits on a 10-acre site at 30 Dan Road, features a clear height of 34 feet and is subdividable to 50,000-square-foot suites. Surus Construction & Development served as the general contractor for the project, which began in summer 2022. Integrated Project Services handled architectural design, and Highpoint Engineering served as the civil engineer. Colliers is now marketing the property for lease.
WAYNE, PA. — Locally based design firm Meyer has completed the renovation of the 21,500-square-foot office headquarters of Bala Consulting Engineers in Wayne, a northwestern suburb of Philadelphia. The space house a café with gaming options and other amenities that converts to a training and conference room for flexible gathering. Digital signage highlights messaging from all of Bala’s office locations. Other features include video conferencing cameras, room reservation systems, mobile AV capabilities and conference room occupancy sensors.
MILWAUKEE — Inland Venture Partners LLC (IVP), the private equity real estate arm of Inland Real Estate Investment Corp., has completed a more than $27 million capital raise for a joint venture multifamily development in Milwaukee. The 261-unit luxury apartment project was consummated through one of Inland’s joint venture partners, Kaeding Development Group LLC. IVP purchased the land parcel at 245 Harbor Drive in the city’s Historic Third Ward, and construction began in March 2023. Leasing is expected to begin in January 2025. The property will feature a pool, patio, dog park, parking garage and other amenities. Construction financing closed in March 2023 in sequence with the construction start, according to Rod Curtis, president of IVP. “The $27 million equity portion of the capital stack was initially backstopped by corporate funding, and as we raised capital from accredited investors, corporate funding was replaced by investor equity. The remaining portion was funding by a third-party construction loan,” he says.
FRANKLIN PARK, ILL. — CRG has unveiled plans to develop The Cubes at ORD, a 66,552-square-foot speculative industrial facility in the Chicago suburb of Franklin Park. The project will be situated on 4.3 acres at 3901 Fleetwood Drive immediately southeast of O’Hare International Airport. The multimodal facility, which will feature direct access to I-294 and the airport, will accommodate small and mid-size users looking for Class A space in the submarket. Completion is slated for the fourth quarter. The Cubes at ORD will offer the same modern features as CRG’s other Cubes-branded facilities, including ESFR sprinkler systems, high-efficiency LED lighting, 20 exterior docks, two drive-in doors, 11 trailer storage spaces and parking for 70 vehicles. CRG’s parent company, Clayco, will serve as the builder. CRG affiliate Lamar Johnson Collaborative is the architect. Brian Colson and Brian Pomorski of Avison Young will market the project for lease. Avison Young also represented CRG in the purchase of the land, while Michael Caprile of CBRE represented the sellers.
KANSAS CITY, MO. — The NFL’s Kansas City Chiefs have announced plans for an $800 million renovation of the team’s Arrowhead Stadium. Developed in 1972, the stadium most recently underwent large-scale renovations in 2010. Plans for the new renovation were created in collaboration with a team of experts from Populous, a locally based sports design and architecture firm. The Kansas City Chiefs plan to pay $300 million of the $800 million total price tag, with the remainder coming from Jackson County taxpayers funded through the extension of a 3/8th-cent sales tax, according to reports by The Kansas City Star. County voters will go to the polls April 2 during a special election to decide the issue. Plans for the project include the addition of a new turf-covered “activation zone” with tailgate areas and covered entertainment space at the current site of Kauffman Stadium, home to the MLB’s Kansas City Royals. The baseball team also recently announced plans to develop a new stadium in downtown Kansas City. The stadium’s upper concourse will receive a new connection bridge and canopy, providing weather protection for fans and additional space for food and beverage offerings. LIHTC Program Offers Lifeline to Struggling Multifamily Developers
It’s a tough time for much of multifamily development, but the Low-Income Housing Tax Credit (LIHTC) program offers incentives that make much-needed affordable housing comparatively easier to achieve under the current economic conditions. Building is expensive and financing is tight in the current multifamily market. However, as it has for the last 30 years, the LIHTC program provides solutions that increase the ease of creating and sustaining affordable housing, even when the overall multifamily market faces challenges. The program not only promotes the construction and acquisition of housing but also enforces conditions that help maintain the stability and preservation of affordable properties. The program is also needed to address the demand for affordable housing. The National Low Income Housing Coalition estimates that extremely low-income households represent 25 percent of the nation’s 44.1 million renters and reports a shortage of 7.3 million affordable and available rental homes. Historical Financial Resilience “The LIHTC asset class is resilient, if not countercyclical, under challenging economic times,” says Katie Balderrama, executive vice president of affordable equity at Walker & Dunlop. Hospitality Solutions, Hilton to Open 164-Room Embassy Suites Resort in Gatlinburg, Tennessee

GATLINBURG, TENN. — Hospitality Solutions, a locally based hotel owner and operator, and Hilton are planning to open the Embassy Suites by Hilton Gatlinburg Resort on March 15. Located at 604 Airport Road, the 164-room hotel is situated at the base of the Great Smoky Mountains and will be connected via walkways to the neighboring Hampton Inn Gatlinburg Historic Nature Trail hotel. Hospitality Solutions will operate the Embassy Suites hotel upon completion. The hotel will feature dining options Roaring Fork and Sugarlands Coffee and Cream shop, as well as an indoor/outdoor waterpark dubbed Firefly Cove that will feature pools, a lazy river, water slide, creekside hot tub, outdoor fire pits, bar and an activity lawn with outdoor games and seating. Other amenities include a ballroom, several breakout meeting rooms and The Guide Room, a service that allows guests to curate their own excursions in the area in partnership with local outfitter Smoky Mountain Guides.
