EL PASO, TEXAS — Dallas-based developer Provident Realty Advisors has delivered Gateway Logistics Park, a 308,270-square-foot industrial project in El Paso. The site is located 13.5 miles from El Paso International Airport and 7.5 miles from the Ysleta-Zaragoza port of entry. Building features include 32-foot clear heights, 190-foot truck court depths, 67 dock-high doors, two drive-in ramps, 93 trailer parking spaces and 2,500 square feet of office space. CBRE is the leasing agent for Gateway Logistics Park.

TAMPA, FLA. — Tampa Housing Authority, in partnership with Related Urban Development Group — the affordable and workforce housing arm of Related Group — has broken ground on the second phase of Canopy at West River, a fully affordable housing community in West Tampa. Phase II will comprise one five-story building and one three-story building, located at 1103 W. Main St. and 1102 W. Chestnut St., respectively. Dubbed Tower 3 and Tower 4, the buildings will total 188 units. Tower 3 will offer 158 units in one-, two- and three-bedroom floor plans, and Tower 4 will feature 30 units in three- and four-bedroom layouts. Amenities at the properties will include a fitness center, business center, community rooms and a courtyard with social spaces. Development funding for the project totals $68.3 million. Sources include the Housing Finance Authority of Hillsborough County, Bank of America, Cedar Rapids Bank and Trust Co. and the Florida Housing Finance Corp.’s SAIL, ELI and NHTF funds. Phase I of Canopy at West River is scheduled to open in the second quarter of this year, with Phase II expected to be completed in November 2025.

ROSWELL, GA. — General contractor Swinerton plans to construct Chambray Hotel in Roswell, roughly 25 miles outside of Atlanta. The new boutique property will comprise 125 rooms across five stories upon completion. A joint venture between DSM Real Estate Partners and Garage Cap is the developer of the project, which is expected to total $30 million in development costs. Amenities at the property will include a ground-floor restaurant, rooftop eatery, 1,300 square feet of work and meeting space, a 24-hour market and valet service. In addition to ground-up construction, Swinerton will manage the design-build of the mechanical, electrical, plumbing and fire (MEPF) safety systems. A construction timeline was not disclosed.

LINCOLNTON, N.C. — Crescent Communities is underway on the construction of AXIAL Midway 321, a new industrial project situated within Lincoln County Industrial Park in Lincolnton, approximately 35 miles northwest of Charlotte. Upon completion, the development will comprise a 175,000-square-foot rear-load building, as well as 133 car parking spaces and 17 trailer parking spaces on a 25-acre lot. The building will feature 32-foot clear heights, 50 dock-high doors, 2,800 square feet of speculative office space, LED warehouse lighting and multiple pit levelers. The project team includes general contractor Myers & Chapman, DMA Architecture, engineer Thomas & Hutton and Carter Bank. Matt Treble and Fermin Deoca of Cushman & Wakefield will manage leasing at the property. A timeline for construction was not disclosed.

DURANGO, COLO. — Lument has arranged a $27 million debt placement to assist Mission Senior Living with the construction of a 124-unit, 129-bed, two-story assisted living and memory care community to be known as Mesa Verde Estates in Durango.  Lument’s Steve McGee, Rob McAdams, and Sangjin Na led the transaction. The financing structure included a $20.9 million U.S. Department of Agriculture (USDA) guaranteed loan that a community bank provided. The structure also includes approximately $6 million of commercial property assessed clean energy (C-PACE) proceeds, which Lument sourced from an independent investment firm. C-PACE is an alternative financing mechanism used for the upfront costs associated with energy efficiency or renewable energy improvements. Founded in 2012, Mission Senior Living is an owner and operator of senior living communities in the Western U.S. with six communities totaling 639 units under management.

Locally based developer Adoni Property Group owns the property, which offers one-, two- and three-bedroom units ranging in size from 750 to 2,650 square feet. Amenities include a pool, fitness center, resident lounge, outdoor grilling and dining stations, business center, library and a pet park. Rents start at $4,300 per month for a one-bedroom apartment.

MIAMI — JDS Development Group has unveiled plans for Mercedes-Benz Places, a 67-story mixed-use tower that will be located in Miami’s Brickell neighborhood. Designed by SHoP Architects and developed in partnership with the German automaker, Mercedes-Benz Places will feature 791 condominium units, a 174-room hotel, 200,000 square feet of office space, retail space, restaurant space and onsite parking. Preliminary sitework is underway, and initial occupancy is slated for 2027. Residential units will come in studio, one-, two- and three-bedroom floor plans. All residents and hotel guests will have individual balconies and terraces with views of the Miami skyline, Biscayne Bay and the Atlantic Ocean, as well as access to more than 130,000 square feet of shared indoor and outdoor amenity space. In addition, Mercedes-Benz Places will feature electric vehicle charging stations, a ridesharing fleet of cars for residents, and bicycle and scooter sharing programs. TYSONS CORNER, VA. — Greystone has provided $39 million in Freddie Mac tax-exempt loan (TEL) unfunded forward financing for the construction of 265 units within a new affordable housing development in Tysons Corner, a city roughly 16 miles west of Washington, D.C. Pharrah Jackson of Greystone originated the financing on behalf of the borrower, Arlington Partnership for Affordable Housing (APAH). Located at 1592 Spring Hill Road, the property is situated within the larger The Exchange at Spring Hill Station development. Upon completion, the community will total 516 units across two, 20-story buildings — Dominion North and Dominion South — and will mark the first multifamily property in Tysons to comprise 100 percent affordable housing units, according to Greystone. In addition to the residential buildings, the project will include a community center condominium owned and managed by Fairfax County. Dominion North, the subject of the financing, will feature 55 one-bedroom units, 146 two-bedroom units and 64 three-bedroom units, with varying affordability restrictions. The Fairfax County Redevelopment and Housing Authority (FCRHA) has also approved and awarded the developer 40 project-based vouchers, which will require that 40 units be leased to residents earning 30 percent or less of the area median income (AMI). …

OSPREY, FLA. — Kolter Multifamily, an affiliate of Delray Beach, Fla.-based The Kolter Group, has broken ground on Alton Osprey, a 252-unit apartment community in Osprey. Situated at 174 E. Bay St. roughly 10 miles outside of Sarasota, the property will feature one-, two- and three-bedroom units within three-, four- and five-story buildings. Apartments will range from 740 to 1,492 square feet. Amenities will include a swimming pool, fireside lounge, outdoor kitchen with grills, business center, conference room, coworking offices with a coffee bar and free Wi-Fi, game lounge and a fitness center with a yoga and spin studio. The property will also feature bike storage areas, package acceptance services and electric vehicle charging stations. A construction timeline was not disclosed.
