FAIRBURN, GA. — McShane Construction Co. has delivered OSLO, a new, 288-unit apartment community in Fairburn, roughly 20 miles southwest of Atlanta. McShane constructed the project on behalf of the developer, South City Partners. In addition to one-, two- and three-bedroom residential units, OSLO features 4,000 square feet of retail space and 7,000 square feet of amenities, including a heated saltwater pool, fitness center, clubroom, pickleball courts, dog park, pet spa and a walking trail. Monthly rental rates begin at $1,569, according to the property website. Dynamik Design served as OSLO’s architect of record.

CHARLOTTE, N.C. — Trammell Crow Co. (TCC) has been selected as the developer of the first phase of Iron District, a 55.5-acre mixed-use project located in the Uptown and South End neighborhoods of Charlotte. TCC will develop the property on behalf of a subsidiary of Charlotte Pipe and Foundry Co. doing business as Iron District LLC. TCC will also assist in the master planning for the overall development. Upon completion, Phase I of Iron District will feature a 150-room hotel; 500 residential units; 100,000 square feet of retail space; 150,000 square feet of Class A office space; and 1,200 parking spaces. Iron District LLC has also committed to donate roughly four acres of land for the development of a light rail stop as part of the entitlement process. The Iron District project team includes LandDesign, S9 Architecture and Of Place. A development timeline was not disclosed.

RICHMOND, TEXAS — Locally based developer NewQuest Properties has broken ground on a 19,000-square-foot, multi-tenant retail building in Richmond, a southwestern suburb of Houston. The building will be part of Phase III of The Grand at Aliana, a 65-acre development. The building is 75 percent preleased to Milano Nails, America’s Best, Five Guys, Dunkin’, Firehouse Subs and Buffalo Wild Wings Go. The stores and restaurants are expected to open next summer. Costco Wholesale anchors Phase III of the development and opened its doors earlier this year.

737-Fourth-Avenue-Brooklyn

NEW YORK CITY — A partnership between BEB Capital, Totem, Ofer Cohen and SK Development has topped out a 14-story, 187-unit mixed-income multifamily project at 737 Fourth Ave. in Brooklyn’s Sunset Park neighborhood. Valued at $143 million, the property will house one-, two- and three-bedroom units, with 46 residences to be reserved for households earning roughly 50 percent or less of the area median income. The building will also feature a fitness center, game and media lounge, coworking lounge, private dining and entertainment areas, tenant storage space and a rooftop garden, as well as 6,200 square feet of ground-floor retail space. Completion is slated for fall 2025. Financing for the project consisted of a $96 million construction loan that was co-originated by Canyon Partners and J.P. Morgan and a $25 million equity investment from Tribeca Investment Group.

OLD TAPPAN, N.J. — Locally based developer Hornrock Properties has begun leasing Park & Arbor, a 110-unit multifamily project in Old Tappan, located on the New York-New Jersey border. The property houses one-, two- and three-bedroom units and 21,000 square feet of retail and restaurant space. Indoor amenities include a fitness center, café, conference rooms, package lockers, children’s playroom and a clubroom/speakeasy with a bar, arcade, card table and billiards. Outside, residents have access to a pool, grilling and dining areas, multiple gardens/courtyards, putting green, pet walking area and a bocce ball court. Information on starting rents was not disclosed.

HARTFORD, CONN. — Law firm Robinson + Cole has opened a new, 75,000-square-foot office at One State Street in downtown Hartford. One State Street, which is owned by Houston-based Hines, overlooks the Connecticut River, and the 24-story, 500,000-square-foot building offers multiple outdoor-based amenities. Washington, D.C.-based architecture firm Studio Alliance designed the space to feature energy-generating glass offices, collaboration spaces to support teams from two to 30 and a focus on exposure to natural lighting throughout. General contractor Pavarini Northeast handled the build-out.

ROMULUS, MICH. — PACE Loan Group has provided a $1.5 million C-PACE loan for a 475-unit self-storage project under construction in Romulus. The 25-year loan, which closed out the $9 million capital stack, will be used for the building envelope, Energy Star windows, high-efficiency HVAC, plumbing and LED lighting. The property, located adjacent to the Detroit Metropolitan Wayne County Airport, will consist of seven one-story buildings with a mix of 298 climate-controlled units and 177 drive-up units. Completion is slated for summer 2025. Extra Space Storage will manage the property. The renewable and energy conservation measures are expected to save $57,616 annually in a payback period of 8.5 years. A local bank provided a senior loan of $5.5 million.

PALO ALTO, CALIF. — Presidio Bay Ventures has broken ground on 388 Cambridge, an office resort in Palo Alto. The three-level office development will combine hospitality-level design, a focus on wellness and a commitment to sustainability, including all-electric, net-zero operations. Slated for completion by third-quarter 2025, the 36,000-square-foot 388 Cambridge will feature 3,418 square feet of ground-floor retail space, spa-style steam showers, cold-plunge pools, landscaped outdoor balconies and concierge service. The project team includes Brereton Architects, Adean Studios and JETT Landscape Architecture + Design. Newmark is handling leasing of the commercial space, while CBRE is overseeing leasing of the retail space.

LOS ANGELES — EBSC Lending has arranged $31.2 million in construction financing for a new luxury senior living community under development in Los Angeles. The undisclosed borrower operates senior living facilities in the Southeast, with a primary focus on Florida. Brian Stark, manager of information technology at EBSC Lending, led the transaction. The 172,163-square-foot facility will offer a total of 198 catered living, assisted living and memory care units in three buildings spread over a 7.8-acre campus. It will also feature gourmet restaurant-style dining, boutique hotel décor and a variety of luxury amenities. “This deal had tremendous headwinds, given the rising interest rates,” says David Palmer, vice president, special assets at EBSC Lending. “Working together with the sponsor, we were able to structure the deal with favorable terms and sizing parameters that allowed us to preserve millions of dollars. We regard healthcare as highly strategic. We are committed to the future of this growing sector and to supporting our healthcare clients.” Based in Irvine, Calif., EBSC is a private lender that offers customized solutions to real estate investors and developers. The company has emerged as a provider of senior financing to alternative real estate bridge lenders.

DETROIT — Henry Ford Health has broken ground on a 1.2 million square-foot expansion to Henry Ford Hospital, an 877-bed tertiary care hospital in the New Center residential district of Detroit. The $2.2 billion development will be anchored by a new hospital facility situated directly across the street from the legacy campus, which will remain in operation. The new facility will include a 20-story patient tower that will offer 432 individual patient rooms and 28 new operating rooms. Each room will feature touch-screen TVs and voice activation technology for both patients and care teams, as well as dedicated space for visitors. Five floors of the patient tower will be dedicated to specialized ICU rooms, which will provide cardiovascular, neurological and other forms of care. Shirley Ryan AbilityLab, a physical medicine and rehabilitation research hospital formerly known as Rehabilitation Institute of Chicago, has partnered with Henry Ford Health and will occupy three of the top floors of the patient tower. The partnership was made possible through a $130 million investment by the Gilbert Family Foundation, according to Henry Ford Health.
