Cafaro Co. Nears Lease-up of Villas at Sandy Creek Townhome Rental Community in Sandusky, Ohio

SANDUSKY, OHIO — Cafaro Co. is nearing the lease-up of its Villas at Sandy Creek townhome rental community in Sandusky, about 60 miles west of Cleveland. The 126-unit property marks a pivot for Cafaro, which focused on the development of retail centers for 75 years. In 2022, Cafaro partnered with Crossroads Group LLC to transform 15 acres of Sandusky Mall into multifamily use. Villas at Sandy Creek offers two floor plans — two-bedroom ranch suites and two-story, two-bedroom townhouses. Both types offer private entrances and attached garages. Tenants have access to a community clubhouse. Monthly rents range from $1,575 to $1,645. Sandusky Mall opened in 1976 and totals more than 1 million square feet of retail space.

Feil Organization Completes Renovation of 200,000 SF Office Building in Garden City, New York

GARDEN CITY, N.Y. — The Feil Organization has completed the renovation of Garden City Center, a 200,000-square-foot office building on Long Island. The building was originally constructed in 1990 and is leased to a mix of firms in the legal, insurance and professional services industries. Designed by MdeAS Architects, the project featured a full redevelopment of the common areas and entryways, as well as new landscaping, seating areas and art installations. Additional amenities include a fitness center, conference facility and a full-service restaurant.

Fivesquares, Aimco Open Two Residential Buildings in North Bethesda, Maryland

NORTH BETHESDA, MD. — Fivesquares Development and Apartment Investment and Management Co. (Aimco) have opened two multifamily residential buildings in North Bethesda, roughly 13 miles outside downtown Washington, D.C. Dubbed Ravel and Royale, the properties are located at 10511 Strathmore Hall St., adjacent to the Strathmore Music Center, Rock Creek Park and a Washington Metropolitan Area Transit Authority (Metro) station. Ravel and Royale mark the first residential buildings to be delivered at Strathmore Square, a master-planned transit-oriented development that will total 2.2 million square feet upon completion. Ravel, named for French composer and pianist Maurice Ravel, comprises 49 units across nine stories, with two- and three-bedroom layouts. Amenities at the property include 24-hour concierge service. Royale spans 10 stories and features 171 units in one-, two- and three-bedroom layouts. Amenities at the building include workspaces, a fitness center, yoga studio, pool, rooftop deck and a pet spa. The two buildings are also connected by a central courtyard with lounge areas and a firepit. Residents will also have access to bike storage, commercial washers and dryers, high-speed elevators and an onsite property management team.

US Representatives Propose Bipartisan Bill to Address Housing Crisis

WASHINGTON, D.C. — U.S. Reps. Mike Carey (R-Ohio) and Jimmy Gomez (D-Calif.) have proposed a bill to address the housing crisis in the United States. Dubbed the Revitalizing Downtowns and Main Streets Act, the bill would include a 20 percent tax credit for expenses attendant upon converting certain underutilized or vacant commercial property older than 20 years for residential use. Additionally, the legislation includes a stipulation that 20 percent of the converted residential units be designated for residents earning at or below 80 percent of the area median income (AMI), as well as incentives for rural and economically distressed areas and the ability to combine existing historic tax credits and other state and municipality incentives. NAIOP (National Association for Industrial and Office Parks) commended the proposed legislation, with president and CEO Marc Selvitelli stating that it “will spur the conversion of vacant spaces that can stimulate local economies and begin to address the housing crisis in communities across the United States.”

TUCSON, ARIZ. — A joint venture between Greenlight Communities and Holualoa Cos. has completed construction of Villa Cielo Cortaro, an “attainable multifamily property” in Tucson. Located at 8255 N. Shannon Road, Villa Cielo Cortaro features 196 studio, one- and two-bedroom units, with rents starting at $1,199. Community amenities include a 24-hour gym, pool, electric vehicle charging stations and a co-working lounge. Move-ins are set to begin in August.

CBRE Secures Construction Financing for Publix-Anchored Shopping Center in Metro Nashville

NOLENSVILLE, TENN. — CBRE has secured $38.6 million in construction financing for the development of Village Green, a 90,525-square-foot shopping center currently underway in Nolensville, roughly 20 miles outside Nashville. Upon completion, the development will comprise nine buildings situated on a 17-acre site at the intersection of Nolensville and Rocky Fork roads. Publix will anchor the center. Other tenants at the property will include Heartland Dental, Club Pilates, Jersey Mike’s, Waxing the City, Hand & Stone Massage and Facial Spa and Physicians Urgent Care. Richard Henry, Mike Ryan, Brian Linnihan and Taylor Crowder of CBRE arranged the loan through ServisFirst Bank on behalf of the borrower, Watkins Real Estate Group. Construction is scheduled for completion in summer 2025.

North America Sekisui House Breaks Ground on 35,000 SF Retail, Restaurant Development in Metro Charleston

SUMMERVILLE, S.C. — An affiliate of North America Sekisui House (NASH) has broken ground on Marketplace at Nexton, a new retail and restaurant project at the company’s Nexton master-planned community in the Charleston suburb of Summerville. Upon completion, the development will total 35,000 square feet of retail and restaurant space across six one-story buildings ranging from 3,500 to 10,000 square feet in size. Tenants at Marketplace at Nexton will include Dunkin’, sweetFrog, El Patron, Rotolo’s Craft and Crust Pizza, Dance Moves of Charleston, Shimmer and a liquor store. SL Shaw & Associates is the project designer and builder. Bridge Commercial manages leasing for the project, which is scheduled to open in 2025.

Pennrose, THA to Develop $190M Affordable Housing Project in Tulsa

TULSA, OKLA. — A public-private partnership between Pennrose and the Tulsa Housing Authority (THA) will develop 36N, a $190 million, 545-unit mixed-income residential project. The partnership will redevelop the existing 271-unit Comanche Park Apartments and construct an additional 274 units from the ground up as part of a larger revitalization initiative known as Envision Comanche. The development will also feature single-family homes and a mix of commercial and civic uses, including a grocery store, urban farm and a wilderness area. Vertical construction for Phase I of 36N will begin later this summer, with full completion slated for 2028.

AP Construction Completes 158,250 SF Civic Project in Amarillo

AMARILLO, TEXAS — Adolfson & Peterson (AP) Construction has completed the Potter County District Courts Building, a 158,250-square-foot civic project in Amarillo. Designed by HOK Group Inc., the new building houses courtrooms, a jury assembly area and county offices, as well as courtroom in-custody holding and records storage spaces. Additional security enhancements include a separate sheriff’s access area with a vehicle sally port, as well as separate access points for judges and other elected officials. Construction began in March 2021.

The Bell Apartments Office-to-Multifamily Conversion Opens in Downtown Cleveland

CLEVELAND — The Bell Apartments, an adaptive reuse project that involved the conversion of the former Ohio Bell Building into apartments, has opened at 45 Erieview Plaza in downtown Cleveland. Cross Street is handling leasing and marketing for the 367-unit luxury apartment building, while Peak Properties is the property manager. Formerly the Ohio Bell telephone headquarters, the property now features amenities such as a rooftop pool, coworking space, 10,000-square-foot fitness center, pet areas and 24-hour door attendant. Residents can choose from one- and two-bedroom floor plans. Monthly rents start at $1,224, according to the property’s website.
