ROMEOVILLE, ILL. — Associated Bank has provided a $25.4 million construction loan for Bridge Point I-55 Commerce Center in the southwest Chicago suburb of Romeoville. The speculative industrial project will total 292,054 square feet across two buildings. Bridge Industrial is the developer. The first building will total 120,012 square feet and feature a clear height of 36 feet, 25 exterior docks, two drive-in doors and 223 car parking stalls. The second building will span 172,042 square feet with a clear height of 36 feet, 43 exterior docks, two drive-in doors and 107 car parking stalls. The site also features an additional 3.8 acres to accommodate 75 more trailer parking stalls. Completion is slated for July 2025. Dan Leahy and Adam Roth of NAI Hiffman are marketing the project for lease.

CHICAGO — Sterling Bay has begun development of Pulaski 55 Logistics Center, a 147,500-square-foot speculative industrial facility in Chicago’s Archer Heights neighborhood. Completion is slated for December. The 7.5-acre project site features direct interstate frontage on I-55. The development will feature up to 29 loading docks, a fully secured truck court, 36-foot ceiling heights and two overhead drive-in doors. Plans call for two electric vehicle charging stations, upgraded steel components for future solar panel integration, curated landscaping and energy-efficient fixtures in both the warehouse and office space. Sterling Bay acquired the property in August 2023 in partnership with Affinius Capital. First National Bank of Omaha provided the construction loan. Premier Design + Build Group is the general contractor.

BROOMFIELD, COLO. — Northmarq has arranged $46 million in construction financing for Blackburn Communities for the development of Wadsworth Junction, a Class A multifamily property at 11495 Wadsworth Blvd. in Broomfield. Situated on 7.7 acres, the three-building community will offer 227 one-, two- and three-bedroom apartments averaging 967 square feet. Unit interiors will feature stainless steel appliances, granite/stone countertops, vinyl flooring throughout, washers/dryers, walk-in closets and patios/balconies. Planned community amenities include a clubhouse with business center, fitness room and bike room; a resort-style pool with spa, cabanas and grilling areas; covered parking; electric vehicle charging stations; and an onsite dog park. Jeff DeHarty and Carl Riggins of Northmarq’s Denver debt and equity team arranged four-year, interest-only loan with an extension option for the borrower through a regional commercial bank.

VANCOUVER, WASH. — Vista Residential Partners, along with PCCP and Principal Asset Management, has broken ground on One26 Vista, an apartment community in Vancouver, just across the Columbia River from Portland, Oregon. Situated on nine acres on NE 72nd Avenue, One26 Vista will feature 238 one-, two- and three-bedroom apartments, averaging approximately 920 square feet. LSW Architects designed the garden-style apartment property, which will offer secure access entries, stainless steel appliances, quartz countertops, kitchen tile backsplashes, laminate cabinets and flooring, roller shades and air conditioning. Community amenities will include a clubhouse, fitness center, pool, hot tub, enclosed dog park and package concierge. Krevolin & Horst of Atlanta represented Vista Residential Partners.

NEW YORK CITY — A developer doing business as Bronx 161 LLC has completed Bronx Vibe, a 155-unit mixed-income housing project in the borough’s Concourse Village area. Residences come in studio, one- and two-bedroom floor plans, with 30 percent of the units reserved as affordable housing. Amenities include a pool, fitness center, coworking lounge, game roof and a rooftop terrace. IMC Architecture designed the project. Classic Image handled interior design, and Ray Builders served as the general contractor. Information on starting rents was not disclosed.

Flemington-Junction-Business-Center-II

FLEMINGTON, N.J. — Locally based developer Larken Associates has broken ground on Flemington Junction Business Center II, a 50,000-square-foot industrial flex project that will be located about 60 miles southwest of Manhattan. The building will feature a clear height of 32 feet, and units can be subdivided to spaces as small as 3,125 square feet. Core Enterprises is providing construction management services for the project, which is slated for a fourth-quarter delivery.

Bally's-Chicago-Casino

CHICAGO — Bally’s Corp. (NYSE: BALY) has released an updated permanent site plan for its $1.7 billion casino project in Chicago, a redevelopment of the former Chicago Tribune printing plant that will now be developed in a single phase. The property is located at 777 W. Chicago Ave. in the city’s River West neighborhood. Project plans now include a 34-story, 500-room hotel tower situated at the southern end of the 30-acre gaming and entertainment destination. The hotel — which was initially expected to be located elsewhere in the development — will feature a pool, spa, fitness center, sundeck and rooftop restaurant and bar.  In addition to the hotel, the Bally’s Chicago Casino will include a 3,000-seat theater, six restaurants, a food hall and a two-acre public park. The casino will comprise 3,300 slot machines, 173 table games and VIP gaming areas. Additionally, a 2,000-foot extension of the riverwalk will connect the property to the riverbank. Sunset-Amphitheater-El-Paso

EL PASO, TEXAS ­— The El Paso City Council has approved a proposal to develop an $80 million concert venue and has formed a public-private partnership with the operator, Colorado-based hospitality firm Venu (formerly known as Notes Live). The site spans 17 acres of city-owned land and will anchor the Cohen Entertainment District on the city’s northeast side. The venue will be known as Sunset Amphitheater and will have a seating capacity of 12,500. The City of El Paso is providing $30.6 million in performance-based incentives under the terms of the partnership deal. Construction is set to begin this fall and to be complete in 2026. Venu is also planning to open a $220 million concert venue in the northern Dallas suburb of McKinney.

THE WOODLANDS, TEXAS — Locally based general contractor Harvey Builders has completed the $21 million renovation of The Woodlands Resort, Curio Collection by Hilton, a 402-room hotel located about 30 miles north of Houston. All guestrooms and suites received new showers, tubs, flooring, countertops, mirrors and lighting fixtures, as well as bedding drapery and carpets. All common areas, including the lobby, restaurant, bar and meeting spaces, were also upgraded. Merriman Anderson Architects handled interior design of the project, which began in 2021 and was executed in four phases.

NEW KENT COUNTY, VA. — Matan Cos. has purchased 185 acres east of Richmond for the development of New Kent Logistics Center, a 2 million-square-foot industrial park. JLL arranged the land sale on behalf of Matan Cos. Located at the intersection of I-64 and Emmaus Church Road in New Kent County, the property will span four buildings and be situated between the industrial markets of Richmond and Hampton Roads, the latter of which houses the Port of Virginia. Matan has selected Gareth Jones, Chris Avellana and Charlie Polk of JLL to lease New Kent Logistics Center. The construction timeline was not disclosed.
