SEATTLE — Office Properties Income Trust (NASDAQ: OPI) has completed Unison Elliott Bay, a three-building, 300,000-square-foot life sciences campus located at 351, 401 and 501 Elliott Ave. West in Seattle. Unison Elliott Bay features Class A office space totaling 200,000 square feet. The buildings feature 14-foot floor-to-floor heights in two dedicated lab buildings inclusive of move-in ready lab and R&D space, with suites ranging from 12,500 square feet to 25,000 square feet. The campus includes dedicated mechanical infrastructure supported by standby generator power to accommodate lab and technological power requirements. The campus features reception areas, collaborative indoor and outdoor meeting areas, conference and training rooms, fitness and changing room facilities, and a landscaped courtyard with built-in pergola and sculptures. Additional amenities include covered and surface parking, secure bike storage and electric vehicle charging stations. The campus will also offer a chef-driven café, as well as a rotating mix of food trucks. Sonoma Biotherapeutics, a clinical-stage biotechnology company, has signed a 10-year lease for more than 83,000 square feet at the 501 building. SANTA ANA, CALIF. — CBRE has arranged the sale of a 0.29-acre, fully entitled multifamily development site at 1212 E. 4th St. in Santa Ana. A private seller sold the asset to an Orange County-based buyer for $1.2 million. Currently named 4G Lofts, the shovel-ready development is fully entitled for 15 studios, one- and two-bedroom apartments, with one unit designated as affordable for very-low-income residents. Additionally, the property will offer 17 parking spaces. The site is located in Orange County. Michelle Jefcoat and Dan Blackwell of CBRE represented the seller in the transaction.

CHICAGO — Trammell Crow Co. (TCC) has unveiled plans for a 1.8 million-square-foot mixed-use project in Chicago’s Fulton Market neighborhood. Dubbed Fulton Park Campus, the development will include four buildings comprising research and development (R&D), lab, office, residential and retail space.  Among the new buildings will be a 34-story residential tower, known as Flora, which will comprise 368 apartment units. Amenities at Flora will span three floors and include a club room; golf and game simulator room; fitness center and yoga studio; spa; sauna; and a dedicated work-from-home area with a sound recording booth. Additionally, the property will feature an outdoor deck with grilling stations, televisions and fire pits; a private dining space with a chef’s kitchen; and a pet wash and dog run. ESG Architects designed the residential building, which general contractor Power Construction will build. Leasing is scheduled to begin this summer.  At 1105 W. Carroll, TCC will develop a 26-story commercial tower featuring 660,000 square feet of lab and office space. ATLANTA — Atlanta-based Coro Realty Advisors plans to develop four new self-storage facilities in Georgia. The recent developments include Auburn Avenue Storage in Columbus, Lake Lanier Storage in Flowery Branch, Ridgewalk Storage in Woodstock and Georgetown Storage in Dunwoody. Auburn Avenue Storage is a three-story building that adds 57,000 leasable square feet of climate-controlled storage space to Coro’s existing property, which the company has owned since 2018. Lake Lanier Storage is currently under construction. The two-story facility will provide 75,000 leasable square feet of climate-controlled storage and 49,000 square feet for boat and vehicle storage. Coro Realty recently acquired the land for Ridgewalk Storage, with plans to break ground on the 83,000-square-foot, two-story project this fall. Georgetown Storage, a four-story facility that will offer approximately 120,000 leasable square feet of storage space, is in the planning stage.

MOUNT VERNON, ILL. — Contegra Construction is building a 100,000-square-foot, solar-powered manufacturing plant for Manner Polymers in Mount Vernon, a city in southern Illinois. Contegra expects to complete the project in November, with the plant scheduled to be fully operational by fall 2025. Manner Polymers will use the facility to manufacture flexible PVC compounds. The property will be powered by both a roof-mounted solar array and a 15-acre solar field located on site immediately adjacent to the plant. According to Contegra, the project will expand Manner’s production capacity by 100 million pounds and is projected to create 60 new jobs. The rail-served facility offers convenient access to I-57 and I-64. Additional building features include 11 dock doors, three drive-through doors, a 55-foot tower with a three-level production platform and 5,000 square feet of office space. The project team includes Gray Design Group, Alper Audi, Jarrell Mechanical, Haier Plumbing, Bi-State Fire Protection and Clinton Electric.

CHASKA, MINN. — Kraus-Anderson (KA) has begun a $24 million renovation of Chaska Middle School West located at 140 Engler Blvd. in Chaska, a southwest suburb of Minneapolis. Designed by Wold Architects and Engineers, the project will be constructed during the summer months of 2024 and 2025. The overall 145,000-square-foot renovation consists of mechanical and electrical upgrades, interior improvements and updated finishes throughout the entire school building. Renovations will be made to the gymnasium, classrooms, locker rooms, bathrooms, music spaces and other student areas. KA will also replace the parking lot and improve the existing loading dock area. Completion is slated for fall 2025.

Naval-Air-Propulsion-Center-Ewing-New-Jersey

EWING, N.J. — Locally based developer KRE Group has begun a 345,152-square-foot industrial redevelopment in the Northern New Jersey community of Ewing. The project will convert the 26.3-acre site of a decommissioned former naval air propulsion center into a single-story, 285,152-square-foot warehouse and three standalone flex buildings of 20,000 square feet each. The development team will also undertake various infrastructural improvements, including upgraded landscaping and lighting, the addition of a new bus stop, surface parking lots and walking trail, and enhancements to the surrounding roadways. The U.S. Navy operated the site as a vital jet engine test facility from 1951 until 1997, and a redevelopment plan for the site was introduced in 2013. A tentative completion date for the project was not disclosed.

WOODBURY, N.Y. — Simon Property Group is underway on an expansion project at Woodbury Common Premium Outlets, located about 55 miles north of New York City. The project will add 155,000 square feet of new retail and restaurant space, as well as a 200-room hotel, second parking facility and upgraded amenities. A VIP suite with private dressing rooms, a lounge and a private kitchen is also scheduled to open later this year. Simon will also add a new children’s play area, improved crosswalks and wayfinding, and enhanced landscaping to the property, which is home to some 250 tenants.

SACRAMENTO, CALIF. — Austin, Texas-based New Growth Living has opened Tanzanite Homes, a build-to-rent community at 2490 Quiet Trail Lane in Sacramento’s Natomas neighborhood. The development offers 211 units in a mix of single-family homes and duplexes. Designed by Jeffrey DeMure + Associates, the majority of residences are grouped as duplex units with attached and detached alley-loaded garages. The two- and three-bedroom homes range from 1,009 square feet to 1,501 square feet, while the 73 one-bedroom units are 726 square feet. Additionally, there are eight single-family detached homes. In-unit features include all-electric appliances, quartz countertops, modern wood-style flooring, spacious closets and smarthome technology. Many of the units also have private fenced-in yards. Tanzanite Homes features four central gathering areas with shared community amenities, including a 2,800-square-foot clubhouse, fitness center, resort-style swimming pool with lounge areas, and an outdoor barbecue kitchen with grilling station, fire pits and green space.

SPRINGFIELD, MASS. — The Michaels Organization, an affordable housing owner-operator, has completed the renovation of Bergen Circle Housing Community, a 201-unit complex in the western Massachusetts city of Springfield. The unit mix consists of 89 one-bedroom units, 72 two-bedroom apartments, 20 three-bedroom residences and 20 four-bedroom units. The majority (170) of the units are reserved for households earning between 50 and 80 percent of the area median income. Michaels bought the eight-building property in 2021 and invested $17 million in capital improvements. MassHousing financed the renovations.
