NORTHRIDGE, CALIF. — C.W. Driver Cos. has started construction on a 198-bed student housing property at California State University, Northridge in the San Fernando Valley. Once completed for opening in fall 2025, the $55.7 million project will add two four-story buildings to the 365-acre campus. Located at 17950 Lassen St., Buildings No. 22 and No. 23 will total 60,290 square feet, of which 30,000 square feet will be housing space. The residential floors of each building will include dual-occupancy student rooms, with four students sharing each bathroom, and one suite-style living room per floor. Additionally, each building will have its own central elevator, building services and secure access. The non-residential floors will feature modern amenities and services, with Building No. 22 offering a student community space, study rooms and an expansive multi-purpose room, and Building No. 23 housing administrative offices and mail hub. A.C. Martin Partners is serving as architect for the project.

Choice Hotels Breaks Ground on Three Everhome Suites Hotels in California’s Inland Empire

TEMECULA, ONTARIO AND SAN BERNARDINO, CALIF. — Choice Hotels International has broken ground on three Everhome Suites hotels in California’s Inland Empire region. The properties are slated to open in the second half of 2024 and early 2025. The properties include: Each hotel will feature apartment-style rooms with well-defined areas that separate work and relaxation spaces with ways for guests to customize the space. Amenities in the rooms will include fully equipped kitchens with full-size refrigerators, dishwashers, stovetops, microwaves, flatware, cookware and ample counter space; spa-style bathrooms with high-quality fixtures, large closets and additional open and closed storage; free Wi-Fi; pet-friendly options; and weekly housekeeping. Property amenities will include multi-purpose lobby and outdoor amenity areas; 24/7 Homebase Market with food, beverages and groceries; a 24/7 fitness center; and 24/7 guest laundry facilities. Choice Hotels also has six additional Everhome Suites project in various stages of development across Southern California.
GEORGETOWN, TEXAS — North Texas-based developer Jackson-Shaw is nearing completion of Phase I of Crosspoint Business District, a project in the northern Austin suburb of Georgetown that will add 488,000 square feet of industrial space to the local supply. Phase I comprises three buildings across 61.7 acres. Onx Homes preleased the entire 204,000 square feet of Building 1 and plans to take occupancy in December, and Grander Distributing recently signed a lease for 41,950 square feet at Building 3. Powers Brown designed Crosspoint Business District, and Joeris is serving as the general contractor. Construction began in summer 2022, and Buildings 2 and 3 are now fully complete.
PLANO, TEXAS — Developer High Street Residential has completed Legacy Square, a 363-unit apartment community located north of Dallas in Plano. Designed by GFF with interiors by Britt Design Group, Legacy Square features one-, two- and three-bedroom units that are furnished with stainless steel appliances, granite countertops, island kitchens, custom cabinetry and tile backsplashes. Private balconies/yards are also available in select units. Amenities include a pool, fitness center, outdoor grilling and dining areas, a playground, cyberlounge, business center, clubroom and a package room. Rental rates start at $1,665 per month for a one-bedroom apartment.
FORT WORTH, TEXAS — Dallas-based Younger Partners will renovate Crockett Row, a shopping, dining and entertainment district that spans five city blocks in Fort Worth’s Cultural District. Upgrades will include the addition of new gathering spaces, enhanced wayfinding and improved signage and lighting, as well as the installation of new elevators in parking garages. Younger Partners will also rebrand the property as Artisan Circle. Construction is scheduled to begin in January and to last 12 to 18 months. Crockett Row currently features a roster of 25 tenants and will welcome several new users— restaurants Terra Mediterranean, La Cabrona and Si Tapas and Rose Couture Nail Bar — next spring.
SUFFOLK, VA. — Rockefeller Group and Matan Cos. have partnered to develop Port 460 Logistics Center, a 5 million-square-foot industrial park in Suffolk. The 500-acre property, which will provide direct access to the Port of Virginia via U.S. Route 58, is zoned for heavy industrial, logistics, advanced manufacturing, life sciences and warehouse uses. Rockefeller and Matan plan to break ground on Phase I, which will comprise five buildings totaling 2.4 million square feet, in 2025. Matan led the two-year process of rezoning the Port 460 site and will continue to manage further entitlements. The company identified Rockefeller Group as a potential development partner through a process led by JLL’s D.C. Capital Markets team. The joint venture partnership selected JLL as the exclusive leasing agent of Port 460. The Port of Virginia is expected to be the deepest seaport on the East Coast following completion of its multibillion-dollar infrastructural improvements in 2024.
Lendlease, IHG Army Hotels Break Ground on 207-Room Candlewood Suites Hotel at Fort Liberty in North Carolina

FORT LIBERTY, N.C. — Lendlease and IHG Army Hotels have broken ground on a 207-room Candlewood Suites hotel at Fort Liberty, a U.S. Army base in central North Carolina. The companies plan to open the hotel in early 2026. As a partner lodging developer for the Department of Defense, Lendlease will own the hotel and IHG Army Hotels will operate the property. The hotel represents the 17th Candlewood Suites hotel that Lendlease and IHG have partnered on since 2009 as part of the Privatization of Army Lodging (PAL) initiative, an Army-led, public-private venture to revitalize on-post lodging for service members, their families and government travelers. Fort Liberty welcomes approximately 100,000 travelers annually at one of the base’s three existing hotels. The new Candlewood Suites Fort Liberty hotel will feature studio, one- and two-bedroom rooms with fully equipped kitchens in each suite. Amenities will include a business center, lounge, fitness center, laundry facilities, 24-hour market and an outdoor barbecue area, as well as complimentary breakfast. Lendlease and IHG will make enhancements at two other Fort Liberty hotels, the Carolina Inn and Normandy House, over the next year.
MARLBOROUGH, MASS. — Atlanta-based developer Wood Partners has broken ground on Alta French Hill, a 276-unit apartment complex that will be located in the western Boston suburb of Marlborough. Units will come in one, two- and three-bedroom floor plans and will be furnished with stainless steel appliances, quartz countertops, wood-style flooring and individual washers and dryers. Amenities will include a pool, fitness center, dog park, resident lounge and outdoor grilling and dining areas. Alta French Hill will also house 10,000 square feet of retail space. Preleasing will begin in 2024, with the first move-ins scheduled to begin in February 2025.
JANESVILLE, WIS. — Serta Simmons Bedding (SSB) has opened a 500,000-square-foot manufacturing plant in Janesville, a city in southern Wisconsin. The facility will produce mattresses and other bedding products under the Serta, Beautyrest and Simmons brands. The plant will be responsible for more than 300 jobs in the local economy, and SSB expects to create additional jobs at the plant over the next few years. Located at 200 Innovation Drive and developed by Zilber Property Group, the new facility consolidates two Rock County plants that were located in Beloit and Janesville. The plant is one of 18 manufacturing plants across the U.S. and Canada operated by SSB. An additional five Serta plants in the U.S. are operated by licensing partners.
MOUNT PROSPECT, ILL. — Principle Construction has completed an 80,053-square-foot speculative warehouse on behalf of developer Seefried Industrial Properties in Mount Prospect, a northwest suburb of Chicago. Located at 2240 S. Busse Road, the property features a clear height of 32 feet, 16 exterior docks, two drive-in doors, 17 trailer stalls and parking for 89 cars. Harris Architects provided architectural services and Kimley-Horn served as civil engineer. Principle also completed a 34,011-square-foot build-out for an undisclosed tenant.
