HUNTERSVILLE, N.C. — Charlotte-based Redline Property Partners and its partner Ascent Real Estate Capital are underway on the renovation of a 201,310-square-foot office property located in Huntersville, roughly 15 miles outside of Charlotte. Situated on 33 acres, the four-building property has been rebranded as Birkdale Point. New amenities will include multiple outdoor patios with Wi-Fi, a building lounge with tenant liquor lockers, billiards and seating, a fitness center with shower facilities and a market. Construction plans include full renovations to all interior common areas, redesigns of the entrances and lobbies, new facades, updated signage, new landscaping, painting building exteriors and improvements to the footbridge that connects the office park to McDowell Creek Greenway and Birkdale Village. Completion of renovations to Birkdale Point is scheduled for the first quarter of 2024. C4 Builders is serving as the general contractor, and Redline Design Group is the architect.

X-Golf Opens 6,800 SF Entertainment Venue at $500M Halcyon Development in Metro Atlanta

ALPHARETTA, GA. — X-Golf has opened a 6,800-square-foot golf simulator and sports bar venue at RocaPoint Partners’ $500 million Halcyon development in Alpharetta. Halcyon comprises 135 acres of mixed-use space roughly 30 miles northeast of Atlanta along Ga. 400. X-Golf occupies space on the ground-floor of Halcyon Grand, an apartment community located within the development. X-Golf’s venue features seven bays for group golf simulation, as well as a full bar serving beer, cocktails and appetizers. JLL represented RocaPoint in lease negotiations.
SCHERTZ, TEXAS — Cleveland-based multifamily developer The NRP Group has broken ground on Aviator 1518, a 300-unit affordable housing project in Schertz, a northeastern suburb of San Antonio. Aviator 1518 will feature one-, two-, three- and four-bedroom floor plans and amenities such as a pool, fitness center, clubhouse and a playground. The NRP Group is developing the project in partnership with the Schertz Housing Authority. Alta Architects designed the project, and Bank of America provided construction financing. Preleasing will begin in 2025, with full completion slated for 2026.
GALVESTON, TEXAS — A group of private investors with longstanding ties to the hospitality industry has opened the 61-room Hotel Lucine in Galveston. Designed by Austin-based Kartwheel Studio, the hotel is a redevelopment of the Treasure Isle Motel, which was originally built in the 1960s. Amenities include a pool and multiple onsite food-and-beverage options.
MBK, Hines to Develop 284-Unit Retreat at Mountainside Multifamily Community in Colorado Springs

COLORADO SPRINGS, COLO. — A partnership between MBK Rental Living and Hines is developing Retreat at Mountainside, a Class A apartment property situated on 9.7 acres in the Briargate neighborhood of Colorado Springs. Spread across multiple three- and four-story buildings, Retreat at Mountainside will feature 284 one-, two- and three-bedroom apartments ranging from 628 square feet to 1,429 square feet. Community amenities will include a clubhouse with a resort-style swimming pool, contemporary coworking spaces, a fitness center and dog park. Completion for the development is slated for 2025.
BERWYN, PA. — Maryland-based developer Bozzuto has completed Ember at Berwyn, a 250-unit apartment complex located about 25 miles northwest of Philadelphia. Ember at Berwyn features studio, one-, two- and three-bedroom floor plans that range in size from 438 to 1,476 square feet. Amenities include a fitness center with a yoga studio, business center with coworking space and conference rooms, courtyards with grilling and dining stations, a dog park, pool and a social lounge. Bozzuto developed the project via a joint venture with developer ECHO Realty. Rents start at $1,910 per month for a studio apartment.
WHITEHALL, WIS. — Kraus-Anderson (KA) has completed construction of Gundersen Tri-County Hospital, a new hospital and renovated clinic for Gundersen Health System in Whitehall, a small town in western Wisconsin. The new facility replaces the current 60-year-old hospital serving Whitehall, Blair, Independence and surrounding communities. KA also renovated the 17,000-square-foot clinic. Designed by Groth Design Group, the two-story, 68,000-square-foot hospital features 31 private patient rooms, a trauma center and helipad landing zone. Additionally, the project features an ER, imaging, lab, pharmacy, surgical, dietary, rehabilitation and transitional care offerings. A new ambulance and maintenance building is also on the site.
INDEPENDENCE, MO. — Hullmark Construction is underway on a 34,000-square-foot industrial build-to-suit at MetroEast Commerce Center in Independence, an eastern suburb of Kansas City. The developer is a local partnership doing business as Tamiami LLC, and the tenant is a medical transport company. Completion is slated for fall 2024. John Hassler of Newmark Zimmer handled lease negotiations and is also marketing sites within the industrial park on behalf of the developer.
WINSLOW, ARIZ. — Atlas Global Development Group has released plans for I-40 TradePort Winslow, a 3,000-acre manufacturing and logistics park in Winslow, approximately 57 miles southeast of Flagstaff, Arizona. The project will kick off the development of the I-40 TradePort Corridor, a planned 805-mile network of clean-energy logistics hubs. According to Atlas Global, the project aims to circumvent the increasingly slow supply chain performance of the Inland Empire in Southern California, and to address future negative impacts to the national supply chain. The park will seek tenants in industries such as advanced manufacturing, heavy manufacturing, logistics, transportation, manufactured wood products, renewable energy production and storage, semiconductor suppliers and aerospace. The site sits at the nexus of a BNSF Railroad line, the Winslow-Lindberg Regional Airport and Interstate 40. The U.S. Department of Transportation has awarded a $974,000 grant to the project. The gated development is situated at the intersection of Jimmy Carter and Peachtree Industrial boulevards. Ware Malcomb provided interior architecture and design services for the amenity spaces, which include a hospitality zone and lounge that comprises the pool and a lobby featuring custom specialty millwork, TVs, sofas and games. Other amenity spaces include a bike room, coworking space, office work rooms, mail room, pet spa area and a gym.
