IRVING AND EULESS, TEXAS — Trammell Crow Co. (TCC) has broken ground on Passport Park West, a seven-building, 2.7 million-square-foot industrial project that will be located on Dallas-Fort Worth International Airport grounds. The site spans 180 acres across both Irving and Euless, and Phase I of the development will feature three buildings totaling approximately 1.8 million square feet. The structures will include a 455,992-square-foot, cross-dock facility with 40-foot clear heights; a 1.1 million-square-foot, cross-load facility with 40-foot clear heights; and a 219,298-square-foot, rear-load building with 36-foot clear heights. Alliance Architects is serving as the project architect, and Peinado Construction is the general contractor. CBRE is the leasing agent. Phase I is slated for a first-quarter 2026 completion.

NEW YORK CITY — A partnership between Triangle Equities and The Michaels Organization has begun leasing a 40-story apartment building located at 111 Willoughby St. in downtown Brooklyn. Designed by GF55 and known as Maxwell Downtown Brooklyn, the building offers 227 units, 69 of which are designated as affordable for renters earning 130 percent or less of the area median income. Residences come in studio, one- and two-bedroom floor plans and are furnished with stainless steel appliances, quartz-stone countertops, tile backsplashes and in-unit washers and dryers. Amenities include multiple lounging areas, a coworking zone, gaming area, private dining and party room and a resident-only coffee bar, as well as a landscaped roof deck with dining and lounge seating, a viewing bar and grilling stations. The partnership, which also includes financiers Geolo Capital and Helaba Bank, developed the property via a ground lease with The Roman Catholic Archdiocese of Brooklyn. Information on starting rents was not disclosed.
POLSON, MONT. — Kraus-Anderson has begun construction on 400 Horses Casino, formerly West Polson Casino, a new gaming facility in Polson. The casino will be built on tribal land by S&K Gaming (Salish & Kootenai). Designed by LSE Architects, the project will feature a 34,227-square-foot, family-friendly casino with 300 gaming machines and space for future expansions. Additionally, the casino will include a restaurant and 400 parking spaces. Construction is slated for completion this summer.
EDINA, MINN. — Kraus-Anderson Construction (KA) has completed a redevelopment project at Galleria in Edina, transforming a key section of the mall into a new retail area anchored by an expanded space for lifestyle and home furnishings brand Arhaus. Designed by Cuningham Architects, the two-story, 53,536-square-foot core and shell features a 25,000-square-foot showroom for Arhaus, which is slated to open this fall. The redevelopment also accommodates three additional tenants, including Sweet Paris Crêperie, which is also scheduled to open this fall. The other two retailers will debut in 2026. The scope of work included the full interior demolition of both lower and main levels. KA raised the roof by 10 feet, created a concourse with clerestory windows and installed a glass elevator. In addition to the interior remodel, the project also incorporated exterior and site improvements, including new drive lanes connecting Galleria’s parking areas, a new underground stormwater retention system, upgraded electrical and water services, new concrete and asphalt paving, irrigation and landscaping. Construction began in February 2024. Hines, which manages the Galleria, served as construction manager and owner’s representative on the project.
JOLIET, ILL. — Singapore-based Mapletree Investments has acquired an 18.1-acre site on Vetter Road in Joliet with plans to build a 276,000-square-foot logistics facility. Situated along the I-80 and I-55 interchange, the site offers convenient access to the Joliet Intermodal Center, which is comprised of the Union Pacific Joliet Intermodal Terminal and BNSF Joliet Intermodal Terminal. Sean Henrick of Cushman & Wakefield represented Mapletree in the land acquisition. Henrick and colleague Jason West will market the project for lease. Mapletree’s Chicago industrial portfolio comprises 65 assets totaling approximately 10.3 million square feet.
NEW ROCHELLE, N.Y. — Locally based owner-operator BRP Cos. has completed The Leaf, a 477-unit multifamily project located north of New York City in New Rochelle. The 26-story building is located in the city’s downtown area and offers one- and two-bedroom units, 119 of which are dedicated as affordable housing. Specifically, 20 units are reserved for households earning 50 percent or less of the area median income (AMI), while 99 residences are earmarked for renters earning 60 percent or less of AMI. The community also features approximately 20,000 square feet of amenity space that includes a pool, fitness center, coworking lounge, rooftop deck and dog run, as well as 3,000 square feet of ground-floor retail space. Construction began in early 2022.
Brinkmann Constructors, Scannell Properties Complete 150,000 SF Manufacturing Facility in Mesa, Arizona

MESA, ARIZ. — Brinkmann Constructors, in partnership with Scannell Properties, has completed an industrial manufacturing build-to-suit facility in Mesa for Super Radiator Coils. The Minnesota-based company specializes in heat exchanger manufacturing and will use the facility to consolidate and expands its local operations. The 150,000-square-foot property features 45,000 square feet of Class A office space, 130,000 square feet of fully conditioned manufacturing floor space, 11 gantry crane systems, multiple gas process piping systems and a black ops assembly area with a cleanroom. Ware Malcomb served as architect for the project.
AUSTIN, TEXAS — General contractor Austin Commercial has broken ground on Mulva Hall, which will be the new home of the McCombs School of Business at the University of Texas at Austin. Designed by Perkins&Will, the 400,000-square-foot building will be situated next to the Robert B. Rowling Hall graduate business building and the AT&T Hotel and Conference Center. Mulva Hall will bring undergraduate classrooms, academic department suites, faculty offices, research centers, convening spaces and the dean’s office under a single roof. Completion is slated for 2028.
CHESTERFIELD, MO. — Brinkmann Constructors has completed a 4,000-square-foot interior renovation of an existing Rolls-Royce automotive showroom in Chesterfield, a western suburb of St. Louis. The project included an interactive atelier room equipped with a kinetic lighting system that synchronizes with sound. Additional elements include a custom Pantheon door and an automatic snow melt system built into the front sidewalk. Brinkmann completed the renovation in partnership with Rolls-Royce and Holman Motorcars. ACI Boland Architects served as the project architect.
WILMINGTON, DEL. — Drug development and clinical research company QPS will undertake an office and life sciences expansion project within Delaware Technology Park in Wilmington, an initiative that is valued at roughly $16.6 million and is expected to add about 135 new jobs to the local economy. QPS is already the largest tenant within Delaware Technology Park and currently occupies all of the building at 3 Innovation Way and 90 percent of the building at 1 Innovation Way. The company plans to lease an additional 55,515 square feet of space, including more than 15,000 square feet of lab space, in a new building at 6 Innovation Way. QPS currently employs 336 full-time employees in Delaware.
