SALEM, N.H. — Tuscan Brands has debuted a 165-room, Marriott-branded hotel at Tuscan Village, its 170-acre flagship shopping, dining and entertainment destination located north of Boston in Salem, New Hampshire. The Artisan at Tuscan Village features an outdoor pool, fitness facility, business center, sundries market and 12,000 square feet of meeting and event space. Guests of the boutique hotel, which is part of the Marriott International Tribute Portfolio family of brands, also have access to an adjacent full-service restaurant, as well as a rooftop bar and café located off the lobby.

SAN DIEGO — Pierce Education Properties has completed Topaz Apartments, a 169-bed student housing development located near San Diego State University. The property offers a mix of one-, three- and four-bedroom, fully furnished units with bed-to-bath parity. Shared amenities include study rooms, a game room, vertical tanning bed, spa and fitness center. The community also features ground-floor retail space, which is currently leased to McDonald’s, Handel’s Ice Cream, Jimmy John’s, Dunkin and The Alley.

WINDSOR, COLO. — The LeClaire-Schlosser Group of Marcus & Millichap has arranged the sale of a 7.5-acre parcel in Windsor. The city has already approved plans for a 78,550-square-foot storage facility on the site. A local land developer sold the asset to a local investment group for an undisclosed price. The purchase includes a fully entitled, light industrial-zoned site at 340 Crossroads Blvd. with plans for an enclosed single-story self-storage facility. Thomas Parsons and Adam Schlosser of Marcus & Millichap’s Denver office represented the seller and procured the buyer in the transaction.

WEST LAFAYETTE, IND. — Subtext has broken ground on its second property at Purdue University in West Lafayette. Brinkmann Constructors is the general contractor for the 449-bed, 245,700-square-foot student housing community. Completion is slated for August 2025. The development will offer a mix of studio, one-, two-, three- and four-bedroom units. All of the units will be fully furnished. Designed by ESG Architecture and Design, the project will feature more than 15,000 square feet of amenity spaces, including a coffee bar, clubroom, study rooms, fitness center, pet grooming area, pool, spa and dog run. This fall, total enrollment reached a record 52,211 students at Purdue.

OLATHE, KAN. — Hunt Midwest is building its sixth and largest StorTropolis self-storage facility in Olathe, a southwest suburb of Kansas City. The project is located at 601 N. Millridge St. next to Walmart and Aldi stores. The development will total 112,987 leasable square feet across 867 climate-controlled units with a variety of sizes. Completion is slated for September 2024. With this sixth location, StorTropolis will offer more than 4,000 self-storage units in Clay County, Platte County, Blue Springs, Shawnee, Lenexa and Olathe. Hunt Midwest partnered with Strickland Construction and Storage Asset Management to build and operate the facility in Olathe. Both partners also built and operate the existing StorTropolis locations across the metro area.

ORLANDO, FLA. — Toll Brothers Campus Living and The Davis Cos. have unveiled plans to develop Aperture, a 680-bed student housing community situated adjacent to the University of Central Florida (UCF) in Orlando. The project will encompass two buildings and rise five stories. Located at 12727 E. Colonial Drive, Aperture will feature a fitness center, e-sports gaming center, computer lounge, content creation studio, LuxerOne package locker system, courtyard and resort-style pool. Residents will have access to a private shuttle to campus, as well as a parking garage with electric vehicle charging stations. Completion is slated for fall 2025. TD Bank provided a $50 million construction loan for the project. Toll Brothers’ in-house finance department arranged the equity and debt. According to the developers, UCF has the second largest on-campus enrollment of any public university in the U.S. with almost 70,000 students enrolled in the 2022-2023 academic year. “Demand for elevated student housing continues to rise across the country as highly amenitized offerings gain prevalence in the market, especially in the Sun Belt region,” says Jerry Murphy, managing director of investments at Davis. DURHAM, N.C. — A joint venture between Ivanhoe Cambridge, Public Sector Pension Investment Board (PSP Investments) and Greystar has opened Beckon, a six-story, 263-unit apartment community located at 311 Liggett St. in Durham. The property features a mix of 52 studios, 142 one-bedroom, 64 two-bedroom and five three-bedroom apartments. Rental rates start at $1,570 per month and renters can receive one month of free rent, according to the property website. Amenities include a pool, courtyard, fitness center, sky lounge, clubroom, outdoor kitchen, coworking spaces, private conference rooms, pet wash station, dog park, an urban pocket park and an onsite parking garage with EV charging capabilities. Additionally, Beckon features 5,600 square feet of ground-floor retail space that will include Crank Arm Brewery.

BERKELEY, MO. — Clayco, a full-service development, architecture, engineering and construction firm, is relocating its St. Louis offices and operations center to a redeveloped 230,000-square-foot building within NorthPark Development in Berkeley, a northwest suburb of St. Louis. Clayco currently maintains multiple offices in Overland and Clayton, Mo., and will relocate 580 St. Louis-based team members to the new facility, which is located at 8640 Evans Ave. The new office will be able to accommodate over 1,000 employees, as the company expects to expand in the coming years. While Clayco’s corporate headquarters will remain in Chicago, the Berkeley office will serve as the home of many of the company’s design-build functions, including operations, business unit leadership, architecture, process engineering, safety, IT, marketing, finance/accounting and talent management. Clayco subsidiaries, Concrete Strategies, Clayco Design & Engineering and Consolidated Distribution Co., will be headquartered in the new office. Clayco and its real estate development subsidiary, CRG, have partnered with Missouri’s Department of Economic Development and Missouri Development Finance Board as well as the City of Berkeley to facilitate the move. The property features one-, two- and three-bedroom layouts and penthouse configurations ranging from 660 to 2,790 square feet. Monthly rents range from approximately $3,000 to nearly $12,000. Designed by David Hovey Sr. and David Hovey Jr., the community features a seventh-floor sky deck. KIRKWOOD, MO. — Brinkmann Constructors has topped out The James, a 152-unit apartment community in the western St. Louis suburb of Kirkwood. High Street Residential, the residential subsidiary of Trammell Crow Co., is the developer. The five-story project will feature 285 parking spaces and 7,000 square feet of retail space. Amenities will include a pool, courtyard, entertainment lounge, fitness center, pet spa, work-from-home spaces and coffee bar. The project team includes ESG Architecture and Design. Greystar is handling property management and leasing efforts, which are currently underway. Monthly rents start at $1,583, according to the property’s website. Completion is slated for January.
