SALT LAKE CITY — ViaWest Group and Clarion Partners have broken ground on Central Commerce Center, an industrial project in Salt Lake City. Big D Construction is serving as general contractor for the project. Spanning 25.1 acres, Central Commerce Center will feature two LEED-certified industrial buildings offering a total of 340,000 square feet of space. Rusty Bollow and Bobby Stevens of Colliers will oversee the property marketing and leasing of the facility.

PROVO, UTAH — Target has signed a deal to occupy 135,000 square feet of retail space at Provo Towne Centre in Provo. Brixton Capital is currently remodeling the shopping center. The Target will include CVS/pharmacy, Starbucks Coffee, Ulta Beauty, Target Optical and an adult beverage department. Greely, Colo.-based Roche Construction Mountain West is the general contractor for Target, while Big D Construction Mountain West is the general contractor for Provo Towne Centre.

FOUNTAIN HILLS, ARIZ. — International Dark Sky Discovery Center (IDSDC) has broken ground on its new observatory in Fountain Hills, approximately 30 miles northeast of Phoenix. SWABACK Architects + Planners designed the $25 million project, which McCarthy Building Cos. is constructing. The 23,000-square-foot facility will encompass a 27.5-inch PlaneWave telescope housed within a 20.5-foot domed observatory, and a 65-seat planetarium. The center will also offer a 150-capacity multipurpose auditorium and a “Night Sky Experience” exhibit space equipped with interactive educational and historical components. IDSDC will offer activities, educational opportunities and events for all ages, primarily serving the K-12 communities in Arizona. With the first research-grade telescope in the greater Phoenix area, the IDSDC will allow Valley residents to view parts of the sky that have become hidden due to growing light pollution.

Peachtree-Distribution-Center-Mesquite

MESQUITE, TEXAS — California-based investment firm CapRock Partners has acquired Peachtree Distribution Center, a 396,750-square-foot warehouse located in the eastern Dallas suburb of Mesquite. Built in 2001, the cross-dock property features 31-foot clear heights, 66 dock-high doors, three drive-in doors, 120-foot truck court depths (expandable to 175 feet), an ESFR sprinkler system and roughly 12,700 square feet of office space. Randy Baird, Ryan Thornton, Jonathan Bryan, Eliza Bachhuber, Nathan Wynne and Elliott Dow of CBRE represented the undisclosed seller in the transaction. CapRock Partners plans to make capital improvements to the property, which was fully leased to three tenants at the time of sale.

NEWARK, N.J. — A partnership between Creation, a developer with offices in Phoenix and Dallas, and J.P. Morgan Asset Management has received a $64 million construction loan for a 120,584-square-foot industrial project in Newark. The 10-acre site is adjacent to Newark Liberty International Airport and formerly served as a parking facility. The new building, which is fully preleased to Barsan Global Logistics, will be known as McClellan One and will feature 87 trailer parking stalls. Vertical construction will begin within the next 60 days, and completion is slated for February 2025. Los Angeles-based PCCP LLC provided the three-year, floating-rate loan. John Alascio, Rob Rubano, Brian Share, T.J. Sullivan and Chris Meloni of Cushman & Wakefield arranged the debt.

NEEDHAM, MASS. — Regional owner-operator Wingate Living will develop a 69-unit seniors housing project in Needham, a western suburb of Boston. One Wingate Way East will offer one- and two-bedroom units with more than a dozen different floor plans. Amenities will include a pickleball court, rooftop lounge and grille, a golf simulator, art workshop, yoga and spin studios, library and a bistro bar with personal wine lockers. Construction is expected to begin before the end of the year.

BOSTON — General contractor Columbia Construction and locally based design firm Margulies Perruzzi Architects have completed a 20,000-square-foot office and life sciences project in Boston. The space serves as an innovation and workplace training center for biotechnology firm Boston Scientific Corp. and includes procedure rooms for simulated surgeries, conference rooms with movable walls, an auditorium and amenity spaces. R.W. Sullivan handled engineering services for the project.

MADISON, WIS. — McShane Construction Co. will build Canyons, a 60-unit affordable housing community in Madison. Lincoln Avenue Communities is the developer. The four-story project will be constructed atop a concrete parking garage. The property will feature 3,750 square feet of amenity space, including a fitness center, laundry room, mail room and clubroom. The project is designed to achieve Wisconsin Green Built Homes Gold Certification and EnergyStar Multifamily Certification with a solar panel system on the roof to offset electricity costs for the common areas. Completion is slated for June 2025. Knothe & Bruce Architects is the project architect.

SARASOTA, FLA. — The Allen Morris Co. has obtained an $83 million construction loan for Bayside Sarasota, a 349-unit apartment development in the city’s Rosemary District. Kennedy Wilson provided the loan. Alaska Permanent Fund Corp. (APFC) is Allen Morris’ partner on the development, which will sit adjacent to Sarasota’s $200 million Bay Park redevelopment project. Bayside Sarasota will comprise a 253-unit apartment community with 2,000 square feet of retail space and a separate 96-unit tower. The project will feature a mix of one-, two- and three-bedroom apartments and 50,000 square feet of amenities, including a rooftop pool deck, lobby restaurant, fitness center with a covered yoga terrace and a 24-hour concierge. The design-build team includes general contractor Brasfield & Gorrie, architect Dwell Design Studio and interior designer FlickMars. Longboat Group will operate Bayside Sarasota upon completion, which Allen Morris and APFC expect will be in fall 2026.

KNOXVILLE, TENN. — A partnership between Villas Student Housing and Student Quarters has broken ground on a 605-bed student housing development across from the University of Tennessee campus in Knoxville. The 235,000-square-foot community will be located at the intersection of 1425 Rocky Shore Lane and 1440 Cityview Lane. The property will offer units in studio through five-bedroom configurations across two six-story buildings. Shared amenities will include a resort-style swimming pool, basketball court, fitness center and study spaces. The design-build team for the project includes Rhode Partners, Southern Building Group, DCI Engineers, Cannon & Cannon and V3 Consulting Engineers. The development is anticipated for completion in summer 2026.
