McHugh Construction Completes Flyover Immersive Attraction at Chicago’s Navy Pier

CHICAGO — McHugh Construction has completed Flyover, an immersive flight ride attraction at the west entrance of Chicago’s Navy Pier. The upwards of $40 million project involved the demolition of the former IMAX theater and the build-out of an approximately 48,000-square-foot space into three separate rooms as well as ancillary space. The ride space includes a 65-foot spherical screen and 61 suspended seats that dip and tilt to give riders the feeling of soaring over Chicago’s neighborhoods. Riders also experience wind, mist and scents. The project team included developer Pursuit, an attractions and hospitality company. Chicago-based Epstein was the architect.

Joint Venture to Open 200-Unit Forum Flats Luxury Apartment Complex in Troy, Michigan

TROY, MICH. — A joint venture between Cypress Partners and Douglas Capital Partners is slated to open Forum Flats in Troy this month. The luxury apartment complex is comprised of three buildings with 200 units. Amenities include a tenant lounge, pool, dog park and fitness center. The first of the three buildings involved the adaptive reuse of the 100,000-square-foot office space previously utilized by Kelly Services. The two additional ground-up buildings are set to open this summer. The project team included Krieger Klatt Architects and Tower Construction. Monthly rents start at $1,625. Individuals who apply or rent by April 15th will receive a $1,000 discount, which can be applied to their first initial payment. In addition, Forum Flats offers discounts for healthcare workers as part of their preferred employer program, which waives application fees, waives lease administration fees and offers a lower security deposit of $150 with approved credit.

The Estate Cos. Completes 23-Story Soleste NoMi Beach Luxury Apartment Tower in North Miami Beach

NORTH MIAMI BEACH, FLA. — The Estate Cos. (EIG) has completed Soleste NoMi Beach, a 23-story luxury apartment tower located on Biscayne Bay in North Miami Beach. The 685,957-square-foot project consists of 367 units as well as 4,460 square feet of indoor and outdoor commercial space that will house Uma Cantina Peruana, a Peruvian fine dining restaurant. Residents have access to a ninth-floor, resort-style pool with a sundeck and cabanas as well as a waterfront promenade and putting green. Additional amenities include a 24-hour health club with a motion studio offering on-demand fitness classes, as well as the Zen Suite, which features a sauna, steam room, rain shower and massage therapy room. A tech lounge is equipped with coworking stations and conference spaces. Residents also have access to a social club, gaming lounge, sky lounge with grills, pet spa, toddler playroom, cinema room and podcast studio. Units come in one-, two- and three-bedroom layouts and range in size from approximately 700 to 1,230 square feet. There are also loft-style townhomes. Monthly rents start at $2,710. CRG to Develop 1 MSF Industrial Facility Near Savannah for Third-Party Logistics Firm

ELLABELL, GA. — CRG has sold 77 acres within its 764-acre The Cubes at West Port industrial park in the west Savannah suburb of Ellabell to Lecangs, a global third-party logistics user. CRG and parent company Clayco plan to construct a new 1 million-square-foot industrial facility for Lecangs on the site, which sits roughly 25 miles from Savannah at 3438 U.S. Highway 80 E in Bryan County. The construction timeline for the Lecangs development was not disclosed.

Marcus & Millichap Brokers $10M Sale of Multifamily Development Site in Miami

MIAMI — Marcus & Millichap has brokered the $10 million sale of a fully approved multifamily development site at 315 N.W. 27th Ave. in Miami’s Little Havana neighborhood. The buyer, an entity doing business as Astor Acquisitions LLC, plans to develop an apartment community on the 1.2-acre site called 315 Urban Flats. Eddie Toledo and Jonathan De La Rosa of Marcus & Millichap’s Miami office represented the sellers, Frank Lopez and Pedro Munilla, in the land sale. 315 Urban Flats is approved for 179 apartments across eight floors comprising studios, one-, and two-bedroom units. Amenities will include ground-floor retail spaces, a swimming pool, fitness center and a parking garage. The construction timeline was not disclosed.

Halton Group Opens Newly Expanded Manufacturing Facility in Scottsville, Kentucky

SCOTTSVILLE, KY. — Global HVAC products manufacturer Halton Group has wrapped up the expansion of its manufacturing facility in Scottsville, a southern Kentucky city near the Tennessee border. The expansion comprises 47,000 square feet of new manufacturing space and 8,100 square feet for laboratories and offices, bringing the facility to 96,100 square feet. Halton expects the expansion to generate 60 new full-time jobs in the Allen County area. Halton has had a presence in Kentucky since 1988.

Cal State Long Beach Breaks Ground on $115M La Playa Residence Hall Project

LONG BEACH, CALIF. — California State University, Long Beach (CSULB) has broken ground on La Playa Residence Hall, a 108,000-square-foot student housing project in Long Beach, located on the coast south of Los Angeles. Designed by Perkins&Will, the project is part of the State of California’s Higher Education Student Housing Grant Program, which aims to increase below-rate rental options for students living on campus. La Playa Residence Hall will add 424 beds to CSULB’s Hillside Housing village. The $115 million project will consist of three five-story buildings each surrounded by outdoor amenities, including patios, dining areas, a welcome plaza and central lawn. Upon completion, the community will offer a mix of single- and double-occupancy student rooms with lounges, study areas and maintenance facilities on every floor. Each building will feature a kitchen on the ground floor, three apartments for staff or faculty, a 2,000-square-foot multipurpose room and music practice rooms. Additionally, the residence hall will feature two dedicated offices that will expand the University’s Counseling and Psychological Services program to provide support for students in need. Completion is slated for summer 2026, with first occupancy for students for 2026 fall semester.

Wells Fargo Provides $57.9M Financing for La Sabila Seniors Housing Development in San Diego

SAN DIEGO — Wells Fargo’s Community Lending and Investment (CLI) group has provided a total of $57.9 million in financing for construction of La Sabila, an affordable housing community for seniors in San Diego. The borrower is Wakeland. CLI provided a $30.5 million construction loan and $27.4 million equity investment. The project will consist of 85 residential units reserved for low-income residents over age 55. Further details were not disclosed. Timothy McCann, Terence Cordero and Jessica Gonzalez of CLI arranged the financing.

Kraus-Anderson Begins $41.5M Expansion of Trillium Woods Retirement Community in Plymouth, Minnesota

PLYMOUTH, MINN. — Kraus-Anderson has begun a $41.5 million expansion of Trillium Woods, an independent retirement community in Plymouth, a western suburb of Minneapolis. Trillium Woods is a Life Plan Community that provides wellness services and levels of senior healthcare, including memory care, skilled nursing and rehabilitation. The 160,321-square-foot, five-story expansion calls for 18 assisted living units, 16 assisted living memory care units, 52 independent living units and 67 underground parking spaces. Construction is slated for completion in fall 2025. Pope Design Group was the architect.

Brinkmann Constructors Breaks Ground on 125,500 SF Cold Storage Facility for Coastal Carriers in Foristell, Missouri

FORISTELL, MO. — Brinkmann Constructors has broken ground on a 125,500-square-foot cold storage facility for Coastal Carriers in Foristell, about 43 miles west of St. Louis. The project marks the first of three phases. The property will include a 55,600-square-foot freezer with a 42-foot clear height; a 23,500-square-foot cold dock that will span 70 feet deep; a 29,300-square-foot cooler; and 15,500 pallet positions. There will also be an 8,600-square-foot office and a 7,500-square-foot battery charging and maintenance area. Plans call for 73 car parking spaces, 28 trailer spaces and 19 dock doors. Answers Inc. is the architect. Completion is slated for the fourth quarter of this year. Coastal Carriers is a Missouri-based transportation, warehouse and distribution company.
