BIRMINGHAM, ALA. — Hoar Construction has topped out the University of Alabama at Birmingham (UAB) Medicine’s new $128 million Inpatient Rehabilitation Facility in downtown Birmingham. Located along 7th Avenue South, the building will total 346,000 square feet across 11 stories. In addition to 136 patient beds, the facility will comprise two levels of administration, conferencing and mechanical space and four floors of parking. Construction, which began in May 2022, is scheduled for completion in early 2025.

Crescent Communities Delivers 50,276 SF Industrial Facility in Metro Charlotte for Goodwill

ROCK HILL, S.C. — Crescent Communities has completed the development of a 50,276-square-foot build-to-suit industrial facility located on Galleria Boulevard in Rock Hill, roughly 30 miles outside Charlotte. Goodwill Industries of the Southern Piedmont is the tenant. The warehouse, which is situated within the AXIAL Southgate 77 campus, features 32-foot clear heights, an ESFR sprinkler system, 53 dock-high loading doors, four pit levelers, two drive-in doors and 2,500 square feet of office space. AXIAL Southgate 77 totals 270,557 square feet, including a 220,281-square-foot warehouse that is scheduled for completion this May.
WOODBRIDGE, N.J. — Regional provider Hackensack Meridian Health has broken ground on a $200 million facility in the Northern New Jersey community of Woodbridge. The project will be part of the larger development of the area surrounding Metropark Station, a major regional transit hub. The 60,000-square-foot facility will be home to an array of primary and specialty care providers, as well as a sports and spine care center. Other services and offerings will include advanced imaging, phlebotomy, rehabilitation services, a retail pharmacy, occupational health services and an urgent care clinic. Hackensack Meridian claims the project will create 1,000 jobs. Completion is slated for late 2025. Russo Development is leading the team behind the larger development, which will ultimately feature residential, office, retail and restaurant uses in addition to the new healthcare facility. Within the residential component, at least 20 percent of the units will be reserved for low-income renters, although specific income restrictions were not announced. BRUNSWICK AND JESUP, GA. — Convenience store retailer Wawa has broken ground on two new stores in Georgia. Scheduled to open later this year, the stores will be located at the intersection of U.S. 341 and Community Road in Brunswick and 356 W. Orange St. in Jesup. The new shops mark the beginning of the brand’s expansion plans for southern and coastal Georgia, where Wawa plans to build and open 26 stores over the next five to eight years. Future locations in the state include Hinesville, Pooler, Waycross, Bainbridge, Tifton, Valdosta and Albany. Pennsylvania-based Wawa plans to invest roughly $7 million in the development of each store. Originally established as an iron foundry in 1803 and later evolving into a dairy business and then food market and convenience retailer, Wawa currently operates more than 1,000 stores.
Southwest Value Partners, StreetLights Residential to Open Two Apartment Towers Totaling 650 Units at Nashville Yards

NASHVILLE, TENN. — Development partners Southwest Value Partners and StreetLights Residential are currently underway on the construction of two residential towers at Nashville Yards, with plans to open in November. Comprising 34 and 35 stories, respectively, The Everett and The Emory will total 650 units. Amenities at the properties will include a shared third-floor deck featuring a pool, fitness center, game room, resident bar, workspace and a golf simulator. The project team includes architect StreetLights Creative studio and general contractor Clark Construction. Leasing is scheduled to begin this summer. Upon completion, the 19-acre mixed-use Nashville Yards development will also feature a 591-room hotel and 4,500-person concert venue, as well as office and retail space.
BWE Arranges $40.3M Construction Financing for Industrial Property in Metro Charleston

MOUNT PLEASANT, S.C. — BWE has arranged a $40.3 million loan for the construction of Carolina Business Park, an industrial development in Mount Pleasant, roughly five miles outside downtown Charleston. Cameron Property Co. is the borrower and developer. Thomas Wiedeman and Alan Tapie of BWE secured the financing through a life insurance company on behalf of the borrower. Upon completion, the property will total 483,300 square feet across three buildings. The rear-load buildings, situated on 60 acres, will feature clear heights between 32 and 36 feet.
ROBINSON, TEXAS — Walmart (NYSE: WMT) will open a dairy processing plant in Robinson, located just south of Waco in Central Texas, in a move that represents a capital investment of about $380 million in the regional economy. The Arkansas-based retailer also expects that the project, which will comprise 310,000 square feet of production and distribution space within Robinson Business Park, will result in the creation of about 400 jobs. Cushman & Wakefield represented Walmart in its site selection and purchase of the 79-acre tract on which the facility will be developed. The opening is scheduled for 2026.
NORTH CHICAGO, ILL. — Baker Barrios Architects has released renderings of its design for the country’s deepest warm water therapy pool. Located in North Chicago, the project is part of an educational and research facility being developed by international nonprofit Diveheart. Founded in 2001 by Jim Elliott, a scuba instructor and former guide for visually impaired downhill skiers, Diveheart’s mission is to provide educational scuba diving programs that are open to any child, adult or veteran with a disability. The programs provide therapeutic benefits for physical, emotional and behavioral challenges. The patented design of the deep therapy pool, planned for a minimum depth of 130 feet, features a unique telescoping configuration with a portion of the structure above grade, allowing for general observation of the divers. The facility will also feature a training pool, exhibition pool, underwater observation passage, locker rooms, conference/meeting space, and medical and operational office space.
LRE & Cos. Receives Approval for University Square Mixed-Use Project in Rocklin, California

ROCKLIN, CALIF. — LRE & Cos. has received approval from the City of Rocklin for the development of University Square, a 10-acre mixed-use destination project at the intersection of Sunset Boulevard and University Avenue in Rocklin, approximately 20 miles northeast of Sacramento. Slated for completion by the end of 2025, University Square will feature more than 20,000 square feet of retail space, 5,000 square feet of space for quick-service restaurants with drive-thrus, a 123-room Hilton Garden Inn, a 10,000-square-foot daycare center and a 3,700-square-foot Circle K convenience store and a car wash. A construction timeline was not released.
BATAVIA, ILL. — German discount grocer Aldi has announced plans to add 800 new locations across the United States by the end of 2028. The company will invest more than $9 billion into the expansion plan, which will be implemented through a combination of new openings and store conversions. In August, Aldi acquired American grocery brands Winn-Dixie and Harveys Supermarket as part of a larger divestiture of parent company Southeastern Grocers. Aldi’s expansion plans in the Southeast include both new openings and converting some of the former Winn-Dixie and Harveys locations to Aldi-branded stores. The locations that are not converted will continue to operate under the Winn-Dixie and Harveys brands. Aldi plans to add nearly 330 stores across the Northeast and Midwest.
