ODESSA, TEXAS — Bass Pro Shops will open a 100,000-square-foot store in the West Texas city of Odessa. The store, which will be the outdoor apparel and equipment retailer’s 17th in Texas, will anchor the 158-acre Dorado Destination Center along State Highway 191 between Yukon Road and Mission Boulevard. Construction will begin in the coming months, with Bass Pro Shops targeting a spring 2025 opening. ICA Properties owns the development, which is also home to a Cinergy movie theater and entertainment complex. The Retail Coach worked on behalf of the tenant and landlord, as well as the City of Odessa, to facilitate the deal.

EAST RIDGE, TENN. — Urban Story Ventures will redevelop a 160,000-square-foot shopping center located at 3715 Ringgold Road in East Ridge, roughly 10 miles outside Chattanooga. The developer purchased the 13-acre property — which features a 38,000-square-foot space formerly occupied by Food City, five retail outlet buildings and parking — last year. A roster of food-and-beverage, professional services and apparel retailers currently occupy a portion of the center. Plans call for a combination of renovations to existing suites, as well as new construction. Urban Story Ventures will reposition the property as a mixed-use development and plans to sign leases with retail, office and medical office tenants throughout the redevelopment.
CHARLESTON, S.C. — The Beach Co. has broken ground on The Charles, a boutique multifamily community located at the corner of Broad and Barre streets in Charleston. The property will feature 15 three-story townhomes, eight apartment flats and a half-acre park overlooking the Ashley River and Safe Harbor City Marina. The townhomes will feature two- and three-bedroom layouts and will include private garages, 10- to 12-foot ceilings, soaking tubs, custom cabinetry, private balconies and private gardens. The design-build team includes Antunovich Associates, DesignWorks, Forsberg Engineering and Balfour Beatty. First Bank is providing an undisclosed amount of construction financing for the project. The Beach Co. plans to deliver The Charles in summer 2025.
MORRISTOWN, N.J. — A partnership between The Olnick Organization and Fisher Development Associates is underway on the redevelopment of Headquarters Plaza, a 1 million-square-foot mixed-use complex in the Northern New Jersey community of Morristown. Headquarters Plaza consists of 650,000 square feet of office space, 100,000 square feet of retail and restaurant space, a 265-room Hyatt Regency hotel, a 40,000-square-foot health club and a 10-screen AMC movie theater. Full renovations of the hotel and 50,000-square-foot public outdoor space have already been completed. Ownership has now unveiled plans for the redesign of the main office concourse and signed leases with three new restaurant tenants. Gensler is the project architect.
Clear Sky Capital Receives $17.5M Construction Loan for Self-Storage Project in Scottsdale, Arizona

SCOTTSDALE, ARIZ. — Clear Sky Capital has obtained $17.5 million in construction financing for a self-storage facility at 16136 N. Pima Road in Scottsdale. With completion slated for third-quarter 2025, the four-story, Class A facility will include 1,051 climate-controlled self-storage units and 15 luxury collector car/recreational vehicle storage spaces. Additionally, the property will feature a state-of-the-art security system, including exterior surveillance. Kevin Mackenzie and Jason Carlos of JLL Capital Markets’ debt advisory team secured the loan for the borrower through Enterprise Bank and Trust.
MILWAUKEE — Hines has launched leasing for 333 North Water Street in Milwaukee’s Historic Third Ward. The 31-story, 333-unit luxury apartment tower is slated to open in June. The project will feature ground-level retail space and 22,700 square feet of indoor and outdoor amenity spaces. Floor plans will come in a variety of options, including studio, convertible, one-, two-, three-bedroom and penthouse units. Monthly rents will start at $2,200. The property will feature direct access to Milwaukee’s Riverwalk System and proximity to public transportation.
HOLLYWOOD, FLA. — ANF Group has completed vertical construction at University Station, a $100 million mixed-use project in Hollywood, roughly 10 miles outside Fort Lauderdale. A public-private partnership between the City of Hollywood and Housing Trust Group (HTG) is the developer. Located at 421 N. 21st Ave., 309 N. 21st Ave. and 2031 Polk St., the development will comprise two residential towers and a standalone parking garage. Upon completion, the property will feature 216 apartments, more than 2,000 square feet of commercial space, 12,210 square feet of educational space for Barry University’s College of Nursing and Health Services and 635 parking spaces. More than half of the parking spaces (365) will serve the Broward Commuter Rail South Station that is planned between Tyler and Taylor streets along the Florida East Coast (FEC) Railway. Apartments at the development, which will span 621 to 899 square feet in one- and two-bedroom layouts, will be reserved for residents earning between 22 and 80 percent of the area median income (AMI). Madison Communities Secures $35.5M Construction Financing for Multifamily Development in Savannah

SAVANNAH, GA. — Madison Communities, the multifamily development affiliate of Madison Capital Group, has secured a $35.5 million loan for the construction of Madison Oglethorpe, a 240-unit, garden-style apartment community in Savannah. United Bank provided the financing. Forum Investment Group has also provided preferred equity for the development. Amenities at the community will include a clubhouse and lounge with coworking space, a fitness center, outdoor lounge, swimming pool, grilling stations and a fire pit. The project team includes architect SGA|NW and general contractor BenCo Construction, an affiliate of Madison Capital. Completion is scheduled for late 2025.
LEANDER, TEXAS — Baltimore-based St. John Properties will develop Leander Tech Park, a 270,000-square-foot industrial project that will be located on the northern outskirts of Austin. Situated on 50 acres, Leander Tech Park will comprise eight buildings ranging in size from 31,560 to 50,639 square feet that will be developed in phases. The first phase will consist of two buildings totaling roughly 90,000 square feet. Construction of Phase I will start later this year and is expected to be complete in the third quarter of 2025. Leander Tech Park will also feature 18,850 square feet of inline retail space. Colin Tierney and Taylor Golden of Gold Tier Real Estate represented the seller, steel fabricator Zekelman Industries, in the disposition of the land.
HOUSTON — General contractor O’Donnell Snider has completed a $6 million renovation of the 55,718-square-foot office headquarters space of law firm Chamberlain Hrdlicka at Two Allen Center in downtown Houston. The two-story space features an internal connecting staircase, four conference rooms, a café-inspired breakroom and an open-air lobby. Gensler served as the project architect. Chamberlain Hrdlicka signed an office lease extension at Two Allen Center in 2022. Tim Relyea of Cushman & Wakefield represented the firm in that deal.
