CENTEREACH, N.Y. — A partnership between a division of Simone Development Cos. and operator Catholic Health has opened a $47 million, multi-specialty healthcare facility in the Long Island community of Centereach. The facility is known as Catholic Health Ambulatory & Urgent Care at Centereach. The site previously housed a 63,000-square-foot retail building that was occupied by Ocean State Job Lot, which continues to own and operate a 36,000-square-foot store adjacent to the property. The facility also offers diagnostic imaging services, an onsite pharmacy and a dedicated suite for gastroenterologists to perform endoscopies. Newman Design served as the project architect.

HAWTHORNE, N.J. — The Bedrin Organization, a New Jersey-based development and investment firm, has completed Hedges at Hawthorne, a mixed-use project located in the northern part of The Garden State. Hedges at Hawthorne, a transit-served development, consists of 118 Class A apartments, a 120,000-square-foot self-storage facility that is operated by CubeSmart and 16,000 square feet of retail and restaurant space that is leased to Planet Fitness and Per Lei Café. Residential units come in studio, one- and two-bedroom formats, and amenities include a fitness center, coffee bar, rooftop lounge, coworking lounge, salon, pet spa and outdoor grilling and dining stations. Rents start at roughly $2,200 per month for a studio apartment.
YORK, PA. — Cushman & Wakefield has brokered the $13.5 million sale of an industrial development site in York. The site, known as The Expressway Commerce Park, is fully approved for the development of two buildings totaling 673,920 square feet. Building A will total 403,000 square feet and feature 405 auto stalls, 77 trailer stalls, 74 dock doors and two drive-in doors. Building B will total 270,920 square feet and feature 269 auto stalls, 72 trailer stalls, 43 dock doors and two drive-in doors. Gerry Blinebury and Collin Potter of Cushman & Wakefield represented the seller, Maple Press, in the transaction. The buyer was MRP Industrial. The sale included a subdivision from the Maple Press manufacturing facility that will remain in operation.
PERRIS, CALIF. — Rockefeller Group has completed the $13.4 million acquisition of a 14-acre parcel in Perris for the development of Patterson Commerce Center, a 259,000-square-foot distribution center. The project will be located adjacent to Optimus Logistics Center, a 1.4 million-square-foot, two-building logistics center. Full construction is slated to commence in September. The building will feature 36-foot clear heights, 56-foot by 60-foot column spacing, 145 parking spaces and a 185-foot to 240-foot truck court with 59 trailer stalls. Completion of Patterson Commerce Center is scheduled for summer 2024. The project team includes HPA Architects, Huitt-Zollars and RM Dalton. Jo McKay, Michael McKay and Michael Fine of Lee & Associates represented the Rockefeller Group on the land purchase and will oversee leasing of the project.
Michaels Student Living Completes 1,549-Bed Orchard Park Residence Hall at University of California, Davis

DAVIS, CALIF. — Michaels Student Living has completed Orchard Park, a 1,549-bed residence hall developed through a public-private partnership with the University of California, Davis and the Collegiate Housing Foundation. The development spans 11 buildings, offering 613 units for graduate students and students with families. The community also includes indoor amenity spaces, two community centers and programmed outdoor space. This property is the second phase of development for the public-private partnership, following The Green at West Village, a nine-building community offering 3,290 beds.
HOLLYWOOD, FLA. — The Calta Group has broken ground on Revv, a 180-unit apartment community located at 2233 Hollywood Blvd. in the South Florida city of Hollywood. The property represents the first multifamily project for the Coral Gables, Fla.-based developer. Calta purchased the 1.6-acre site last year for $9.5 million and obtained a $60 million construction loan from BridgeInvest in April. Designed by Miami-based Borges Architects + Associates, Revv will rise eight stories and feature studios, live-work units and one- and two-bedroom apartments. Amenities will include a resort-style pool, coworking space, gym and ground-floor retail space. Calta plans to deliver Revv in the first quarter of 2025.
Three Pillars, Seven Seas to Develop 119-Room At Home Studio Living Hotel in Metro Nashville

SMYRNA, TENN. — Three Pillars Group and Seven Seas Ventures are co-developing At Home Studio Living, a 119-room hotel in Smyrna, a suburb of Nashville. The hotel will be part of the larger Marketplace at Smyrna mixed-use development. Set to open in first-quarter 2025, the property will mark the launch of the At Home Studio Living brand. Three Pillars is planning to add five more locations for the brand in the next 36 months. The company has selected Panama City Beach, Fla., for the second host city. Amenities at the At Home Studio Living Smyrna location will include guestroom kitchens, free Wi-Fi, onsite laundry, outdoor community patios with grills and modern technology in the guest rooms.
RocaPoint Signs New Retail, Restaurant Tenants to Join $1B Greenville County Square Project

GREENVILLE, S.C. — RocaPoint Partners has signed three new tenants to join Greenville County Square, a $1 billion mixed-use development coming to downtown Greenville. The new tenants joining the 40-acre development include Pins Mechanical, a duckpin bowling, entertainment and food-and-beverage venue taking 24,366 square feet; Agave Bandido, an authentic Mexican restaurant taking 7,000 square feet; and Fairway Social, a golf-themed entertainment venue and restaurant spanning 9,100 square feet. The tenants are joining a roster that has commitments from Whole Foods Market and The Perch Kitchen & Tap. Other uses include offices for Lima One Capital and a 250,000-square-foot administrative building for Greenville County.
SELMA, TEXAS — Atlanta-based developer Ackerman & Co. is underway on construction of Corporate Drive Industrial Complex, a 511,000-square-foot industrial project in Selma, a northeastern suburb of San Antonio. The development will consist of a 274,000-square-foot facility and 237,000-square-foot structure on a 32-acre site. The rear-load buildings will feature 32- to 36-foot clear heights and combined parking for 647 cars and 59 trailers. Ackerman is developing the project in partnership with Baltisse US Inc. and is targeting a first-quarter 2024 delivery. Partners Real Estate has been tapped as the leasing agent.
LAKE ST. LOUIS, MO. — Spellman Brady & Co. has completed the interior design for the clubhouse and leasing office of Citrine, a luxury apartment community in Lake St. Louis, a northwest suburb of St. Louis. Mill’s Properties owns the community. Spellman Brady was responsible for specifying and procuring the furniture, artwork and accessories for the clubhouse and leasing office. The 2,685-square-foot clubhouse features a fitness center, dog park, pet spa and community lounge with a bistro café. Spellman Brady collaborated with GMA Architects and ARCO Construction Co. on the project.
