ORLANDO, FLA. — Tavistock Development has announced plans for Lake Nona West, a 405,000-square-foot shopping center to be located in the Lake Nona master-planned community in Orlando. Upon completion, the development will be situated on a 54-acre parcel and feature open-air shops, ground-level parking, outdoor entertainment spaces and public art. Tavistock has submitted site plans to the City of Orlando, and construction is scheduled to begin in 2024, with completion planned for fall 2025. Tenant announcements are expected this winter.

FRANKLIN, KY. — Bluegrass Supply Chain has completed a 100,000-square-foot expansion of its industrial facility located in Henderson Industrial Park in Franklin. Situated at 805 Garvin Lane and now totaling 200,000 square feet, the building was purchased in 2021 and originally comprised 100,000 square feet. The expansion will create 20 to 25 jobs, according to Shawn Hart, vice president of operations with Bluegrass Supply Chain.

ATLANTA AND NEW YORK CITY — Chick-fil-A has announced plans for two new restaurant concepts. Beginning in 2024, the brand will open an elevated drive-thru concept in metro Atlanta as well as a walk-up restaurant in New York City. Both concepts are designed to enhance efficiency and convenience, with plans for the drive-thru restaurant including a kitchen built above the drive-thru lanes and dedicated lanes for mobile orders. Targeted toward urban areas with heavy foot traffic, the walk-up concept will allow guests to order through the Chick-fil-A app and pick up items at the walk-up windows. “Digital orders make up more than half of total sales in some markets… so we know our customers have an appetite for convenience,” says Khalilah Cooper, Chick-fil-A’s executive director of restaurant design. “The locations for these tests were intentionally selected with the customers in mind, giving them more control over their desired experience and cutting down wait time.” The locations of the two new concepts were not disclosed. Chick-fil-A is a privately held, family-owned fast-casual restaurant chain based in Atlanta. The company employs more than 170,000 team members at more than 2,700 restaurants across 47 states, Washington, D.C., Puerto Rico and Canada.

TERRELL, TEXAS — Kansas City-based developer VanTrust Real Estate has acquired two industrial development sites totaling 60.4 acres in Terrell, an eastern suburb of Dallas. The company plans to develop two speculative buildings totaling 702,000 square feet. Building 1 will be a 196,560-square-foot, rear-load facility. Building 2 will total 505,440 square feet and feature a cross-dock configuration. Both buildings will be marketed to e-commerce and third-party logistics users alike. Demian Salmon of Stream Realty Partners represented the undisclosed seller in the land deal. A construction timeline was not disclosed.

TAYLOR, TEXAS — Forman Capital, a direct lender based in Florida, has provided a $19.5 million construction loan and a preferred equity investment for Castlewood Townhomes. The 64-unit multifamily project will be located in Taylor, about 35 miles northwest of Austin. The borrower, Townbridge Capital, plans to develop three- and four-bedroom townhomes that will range in size from 1,500 to 1,900 square feet. Residences will feature detached two-car garages, quartz countertops, stainless steel appliances and various pieces of smart technology. A construction timeline was not disclosed.

ST. CHARLES, MO. — CRG has opened Chapter at The Streets, a 245-unit luxury apartment community in the St. Louis suburb of St. Charles. The five-story property is located at 333 Mulholland Drive. Chapter at The Streets offers studio, one- and two-bedroom floor plans ranging in size from 504 to 1,141 square feet. Monthly rents range from $1,475 to $2,390. Amenities include a fitness center, resident lounge, coworking space, pet grooming station, pool, sun deck and grilling stations. The community offers AT&T wireless connectivity in all common areas. Aligning with CRG’s mission to incorporate neighborhood-inspired artwork into its developments, Chapter at The Streets features a mural along the building’s parking garage co-designed by Media-Objectives and artist Wylie Caudill. The mural references the history and location of St. Charles. The project is situated within The Streets of St. Charles mixed-use development, which spans 27 acres and features numerous retail, restaurant and entertainment offerings, including an eight-screen AMC movie theater. The Streets also houses office space, two hotels and public spaces. Residents of Chapter at The Streets also enjoy direct access to the 240-mile Katy Trail. PHOENIX — CapRock Partners has completed Phase I of CapRock West 202 Logistics in Southwest Phoenix.  The project spans 140 acres and 2.5 million square feet of Class A industrial warehouse space across five buildings. Colson Group USA has become the first tenant to sign a lease for 118,833 square feet of space. Josh Wyss with Cushman & Wakefield represented the tenant in the lease transaction. Payson MacWilliam and Don MacWilliam of Colliers International are leading the leasing efforts for CapRock West 202 Logistics.

WESTMINSTER, CALIF. — R.D. Olson has announced the groundbreaking of Bolsa Row Terrace, a new shopping and dining destination in Westminster’s Little Saigon District.  Spanning 26,211 square feet, the two-story retail development will feature shopping and dining options overlooking a landscaped courtyard with al fresco bistro seating. The architecture draws inspiration from Vietnam’s pre-war French colonial style, with elements like arches, ironwork, glass storefronts and a clock tower with a traditional mansard roof resembling Bến Thành Market.  Completion of Bolsa Row Terrace is scheduled for early 2024. This is R.D. Olson’s second phase of the six-acre project for developer IP Westminster.

RENO, NEV. — Montane Building Group has commenced tenant improvements at the headquarters of HDR, a company owned by NevDex Properties.  The project, located at 10615 Professional Circle, Suite 201, will span 3,882 square feet and include a modern office space featuring open work areas, private offices, a conference room, a mothers’ room and a break room.  HDR, known for its engineering, architecture, environmental and construction services, employs more than 11,000 people across 200 offices worldwide. The tenant improvement project is scheduled for completion in mid-August.

NEW YORK CITY — Locally based firm Douglaston Development is nearing completion of a 188-unit affordable seniors housing project in The Bronx. The 12-story building at 2856 Webster Ave., which is adjacent to the New York Botanical Garden (NYBG), represents Phase I of a larger development. Phase II consists of 277 affordable seniors housing residences and 8,000 square feet of retail space. Units are reserved for households earning 50 percent or less of the area median income. Douglaston is developing the project through a 99-year ground lease with NYBG. Stephen B. Jacobs Group is the project architect, and Levine Builders is the general contractor and construction manager. The first move-ins are now underway.
