JACKSONVILLE, FLA. — CBRE Capital Markets has arranged $37.9 million in construction financing for the development of the new Jacksonville Jaguars headquarters in Jacksonville. Philip Rachels and Jeff Kinney of CBRE secured the 10-year financing through First Horizon Bank on behalf of the borrower, Shipyards Office LLC, a subsidiary of Iguana Investments Florida LLC, an investment entity owned by Jaguars owner Shad Khan.  Situated along East Bay Street and adjacent to EverBank Stadium, the football team’s home stadium, the office building will total 143,000 square feet across six floors, including 9,670 square feet of ground-level retail space. The Jaguars will lease three floors of the building, with two of the remaining floors marketed for lease. An affiliate of the Jaguars will occupy and operate a portion of the ground floor as a fitness facility. A construction timeline was not disclosed.

PORTLAND AND SALEM, ORE. — Deacon Development is nearing completion on three apartment properties, totaling 352 units, in Portland and Salem — Rivenwood, Merx and Paceline. CloudTen Residential will oversee all lease-up and management activities at the assets. Situated in Portland’s Slabtown submarket, the seven-story Merx will feature 126 studio and one-bedroom apartments ranging from 297 square feet to 453 square feet. Originally the site of Sylvia’s Grocery, which opened in 1884, Merx (short for mercantile) will offer a resident lounge, coffee bar, private outdoor terrace and rooftop deck, as well as ground-floor retail space. Pre-leasing is slated to begin this month with units ready for move-in late April 2024. Located at 1341 N. Killingworth St. in Portland, Paceline will feature 69 studio and one-bedroom apartments, ranging from 350 square feet to 460 square feet. All apartments will include in-unit washers/dryers, custom casework, quartz countertops and expansive windows. Community amenities will include package lockers, bike parking and a rooftop deck. Completion is scheduled for June 2024. The five-story Rivenwood, located at 420 Center St. NE in downtown Salem, will offer 157 studio, one- and two-bedroom apartments ranging from 370 square feet to 849 square feet. PITTSBURGH — PNC Bank plans to invest approximately $1 billion to open more than 100 new branches and renovate 1,200 existing locations by 2028. Expansion plans call for new locations in key cities such as Austin, Dallas, Denver, Houston, Miami and San Antonio, among others, to establish a coast-to-coast network. According to PNC Bank, the goal of the renovations is to create a better customer experience when conducting transactions or meeting with bankers to discuss financial goals. PNC Bank is a member of The PNC Financial Services Group Inc. (NYSE: PNC), which is headquartered in Pittsburgh. PNC bank currently has approximately 2,300 brick-and-mortar locations across the country, in addition to 60,000 PNC and partner ATMs. According to Forbes Advisor, PNC Bank is the sixth largest bank in the country, with $553 billion in total assets. “As one of the largest retail banks in the United States, our vast branch network, alongside our other core banking channels, plays a key role in how we serve and provide solutions to our customers across the country,” says Alex Overstrom, head of PNC Retail Banking. ARLINGTON, TEXAS — Loews Hotels & Co. has opened the Loews Arlington Hotel & Convention Center, a $550 million development located in between AT&T Stadium and Globe Life Field in the city’s Entertainment District. Loews developed the 888-room hotel and adjoining 266,000-square-foot convention center in a public-private partnership with the City of Arlington, the Texas Rangers baseball team and The Cordish Cos., a Baltimore-based owner-operator of entertainment venues. The 21-story hotel also connects to the 300-room Live! by Loews Arlington Hotel, which opened several years ago and offers an additional 300 rooms. The new hotel houses five food-and-beverage establishments and resort-style amenities such as two pools, a spa and salon, water slide and a man-made sandy beach. HKS served as the project architect, and Looney & Associates handled the interior design. JE Dunn served as the general contractor.

LEANDER, TEXAS — Locally based firm Freehill Development Co. has broken ground on Hero Way West, a 227,200-square-foot industrial project in the northern Austin suburb of Leander. The development will consist of three shallow-bay buildings that will range in size from 24,500 to 129,000 square feet. The buildings will feature 28-foot clear heights and will be situated on a 16.8-acre site. JLL arranged construction financing and joint venture equity for the project, and Transwestern has been appointed as the leasing agent. Construction is expected to last about 12 months.

CHARLOTTE, N.C. — Alliance Residential Co. has opened Broadstone Craft, a 297-unit apartment community located at 1015 N. Alexander St. in Charlotte’s Optimist Park neighborhood. The property is situated adjacent to Birdsong Brewery and a stop on the Parkwood LYNX Blue Line. Cline Design Associates and interior designer LS3P designed the property with a 1980s aesthetic that incorporates elements of craft beer culture. The property’s public spaces include a two-tap kegerator system serving cold brew and kombucha for residents, a custom retro TV wall and beer barrel seating booths. Other amenities include a resort-style saltwater pool with two grilling stations and an exterior courtyard featuring a beer fermentation tank, as well as coworking and private focus rooms, a mailroom with 24-7 package access, bike storage, electric vehicle charging stations and a fenced pet park. Broadstone Craft offers a mix of studio, one- and two-bedroom apartments averaging 716 square feet in size. Monthly rental rates range from $1,471 to $2,866, according to the property website.

GREENVILLE, S.C. — EnerSys, an industrial technology company, has announced plans to develop a new manufacturing facility in Greenville.  EnerSys expects to break ground on the $500 million project next year. Upon completion, the facility will total 500,000 square feet on 140 acres within the August Grove Business Park. Operations are slated to begin at the property in late 2027.  Reading, Pa.-based EnerSys manufactures batteries, chargers and power systems for use in the telecommunications, broadband, data center, industrial utilities, warehouse, logistics, aerospace, defense and transportation industries. The new operations will focus on producing lithium-ion cells, with a projected annual production capacity of four gigawatt hours (GWh).  This will mark the second facility in the state for the company, which operates in 14 other locations throughout North America. MESA, ARIZ. — Diversified Partners has broken ground on Eastgate Plaza, a 17-acre mixed-use development at the northeast corner of Elliot and Ellsworth roads in Mesa. Confirmed tenants for the project include a drive-thru Starbucks Coffee, d’Lite Health On The Go, Pure Barre, Fix FX, Fresh Monkee, Playa Bowls, Kolache Café, Southern California-based Farmer Boys, Ono Hawaiian BBQ, Vero Chicago Pizza, Swig soda shop, Euphoria Nail Salon, Mecham Orthodontics, MB2 Dental, Andi’s Hair Salon & Barbershop AVEDA, Discount Tire and The UPS Store. Eastgate Plaza will also feature a 91,911-square-foot Cambria Hotel with 107 guest rooms on 2.11 acres. Designed with Cambria’s new prototypical plans, the hotel will include a 500-square-foot rooftop bar and kitchen, a first-floor restaurant and lounge, an outdoor seating and dining area, and an outdoor pool with a sundeck and fireplace. The hotel is slated to open on Sept. 1, 2025. Elliot & Ellsworth Investment Properties owns the site. An entity led by Brown Jr. Canyon Building & Design is the construction management group overseeing the buildout, while RKAA Architects is the architect of the project. EPS Group is serving as civil engineer.

DULUTH, MINN. — Kraus-Anderson Duluth has completed Zenith DCHS, a $34.9 million project that converted the Historic Old Central High School in downtown Duluth into 122 apartment units. Designed by AWH Architects and owned by Saturday Properties, the four-story building boasts the city’s landmark clock tower. The building was constructed in 1892 as Duluth Central High School (DCHS) and is listed on the National Register of Historic Places. Amenities for apartment residents include a fitness center, sauna, coworking space, auditorium and workshop.

HOUSTON — Dallas-based multifamily developer Palladium USA will develop a $35 million affordable housing project in northeast Houston. Palladium Houston Ella will be a three-story, 146-unit building that will house one-, two- and three-bedroom units. About 78 percent (115) of the units will be reserved for renters earning between 30 and 60 percent of the area median income, and the remainder will be rented at market rates. Amenities will include a pool, fitness center, conference center, dog park, computer lounge, kid’s play area and a clubroom. Palladium USA is developing the project in partnership with the Harris County Housing Finance Corp. HEDK Architects is designing the property, and Brownstone Construction is serving as the general contractor.
