CHARLOTTE, N.C. — Third & Urban has delivered Pass 41, a mixed-use development in Charlotte that comprises 80,000 square feet of walkable retail, entertainment and office space, as well as local art murals and outdoor gathering spaces. Pass 41 is the first phase of The Pass, a 12-acre mixed-use campus located at 530 E. Sugar Creek Road and 4100 and 4212 Raleigh St. in the city’s NoDa district. Odell is the project architect for The Pass, Urban Design Partners is the civil engineer and Gay Construction is the general contractor. Foundry Commercial is handling office leasing, and Thrift Commercial Real Estate oversees retail leasing. In addition to Pass 41’s completion, Third & Urban also announced it has executed leases with PINE, a new venue space from 828 events, and Borderline Bar & Billiards. The developer is focused on tenant build-outs and the construction of the multifamily building at The Pass. First retail tenants, including Soul Gastrolounge, are expected to open in spring 2024 and first residents are expected to move in during summer 2025. ROGERS, ARK. — Greenville, S.C.-based Windsor Aughtry Co. has broken ground on a 170-room hotel in Rogers branded under the Tapestry by Hilton flag. The six-story property will be located at 4100 S. Pinnacle Hills Parkway. The hotel will feature a rooftop experience with an open-terrace bar, steakhouse restaurant and 2,400 square feet of banquet space; 1,500 square feet of meeting space; outdoor patio; fitness center; and inside bike storage. Hospitality America will manage the hotel upon completion. The construction timeline was not disclosed.

JERSEY CITY, N.J. — Locally based developer Halpern Real Estate Ventures is nearing completion of a 337-unit apartment community located at 49 Fisk St. in Jersey City’s West Side neighborhood. Designed by Minno & Wasko Architects & Planners, the six-story building, which was recently branded The Birch House, houses studio, one- and two-bedroom units and roughly 50,000 square feet of indoor and outdoor amenity space. Other project partners included JRM Construction Management and The Corcoran Group, which is marketing the property for lease. Leasing will begin in January. Construction began in late 2021 and topped out this spring.

ALLENTOWN, PA. — Locally based firm Waterfront Development Co. has completed Six Fifteen Waterfront, a 120,000-square-foot office project in the Lehigh Valley community of Allentown. The six-story, waterfront building consists of 100,000 square feet of Class A office space and 20,000 square feet of retail and restaurant space and features a two-story lobby, floor-to-ceiling windows and a variety of outdoor gathering and lounge spaces. A grand opening ceremony was held on Wednesday, Oct. 11.

SKOKIE, ILL. — A joint venture between Wingspan Development Group and Tucker Development has received a $100 million construction loan for The Henry at Harms Woods in Skokie. The project at 5400 Old Orchard Road will feature 245 luxury apartment units, 49 rental townhomes and roughly 10,000 square feet of commercial space. Kennedy Wilson and a national insurance company provided the financing. The project architect is HKM Architects + Planners, and Nicholas & Associates will serve as general contractor. Demolition of an existing office structure at the site is scheduled for this winter. Construction is scheduled to begin in the spring. The Henry at Harms Woods will feature studio, one-, two- and three-bedroom apartment units as well as three-story townhomes. Amenities will include a courtyard, pool, sun deck, grilling areas, fitness center and coworking stations. The project is situated near the 350-acre Harms Woods Nature Preserve as well as Westfield Old Orchard shopping mall. Plans for the project were first announced earlier this year.

PHOENIX — Milhaus and Banyan Residential are developing Alanna, an apartment community located at 48th and Washington streets in Phoenix. Spread across four residential buildings, Alanna will feature 320 apartments with quartz countertops, luxury vinyl tile flooring and tile tub/shower surrounds. The property will offer 10,000 square feet of amenity space, including a fitness center, yoga studio, social lounge, golf simulator and saltwater pool. McShane Construction Co. will provide design-assist construction services for the project, which Todd & Associates designed. Before construction began, McShane performed site work, which included using deep dynamic compaction and imported fill prior to mass grading, as well as installing a vapor/methane mitigation system for site remediation.

RIALTO, CALIF. — Calabasas-based NewMark Merrill Cos. has completed the development of Rialto Village, a 96,011-square-foot, grocery-anchored retail center at the corner of Riverside Avenue and San Bernardino Boulevard in Rialto. Rialto Village is 100 percent leased. Current tenants include Sprouts Farmers Market, Burlington, In-N-Out Burger and Quick Quack Car Wash. Other tenants slated to open in the coming months include Ulta Beauty, Five Below, Mochinut, Red Phoenix Nail Salon, West Coast Dental, Coffee Bean, Cold Stone Creamery, Nekter Juice Bar, Sharetea, The Joint Chiropractor, AhiPoki Bowl, Every Table, Arrowhead Credit Union and Mattress Firm. Greg Giacopuzzi and Darren Bovard of NewMark Merrill, along with Brian McDonald, Walter Pagel and Hannah Curran of CBRE, secured the leases and are overseeing leasing at the center.

Tanger Factory Outlet

NASHVILLE, TENN. — Tanger Factory Outlet Centers (NYSE: SKT) has completed Tanger Outlets Nashville, a 290,000-square-foot outlet mall in Nashville. The property is Tanger’s first new development since 2019.  The open-air development consists of seven retail buildings and The Green, a central outdoor community space for programming and activations. The mall is currently 96.5 percent occupied by 60 retailers and restaurants, including Nike, Polo Ralph Lauren, Coach, Ulta Beauty, Michael Kors, Pottery Barn, Under Armour, Crocs, American Eagle, Journeys, Old Navy, Victoria’s Secret and Adidas.  The property also features 15 murals by artists from across the U.S., and food and beverage offerings including Shake Shack, Crumbl Cookies, Tailgate Brewery, Red Bicycle Coffee, Prince’s Hot Chicken and Eggspectation. The development incorporated a number of sustainability efforts, including the addition of a honeybee hive with 30,000 bees; 12 electric vehicle charging stations; 2,800 rooftop solar panels; and the planting of over 500 trees and 10,000 shrubs and ground-covering plants.  The development led to approximately 700 people employed during the center’s construction and another 1,100 part-time and permanent jobs created through its retail operations.  The grand opening for Tanger Outlets Nashville will be tomorrow, Oct. 27. GRAPEVINE, TEXAS — New York City-based development and investment firm GTIS Partners has acquired 17 acres in Grapevine, located near Dallas-Fort Worth International Airport, with plans to build a 272,160-square-foot warehouse. The site offers proximity to State Highway 121, I-635, State Highway 114 and I-35, and the facility will feature 36-foot clear heights, 135-foot truck court depths, an ESFR sprinkler system and build-to-suit office space. Construction is scheduled to begin in March 2024 and to be complete before the end of that year. Jordan Roeschlaub, Dustin Stolly, Dustin Volz, Stephen Bailey, Dom Espinosa, Zach Riebe, Chase Tagen, Eden Abraham and Chloie Mercer arranged joint venture equity with an undisclosed partner on behalf of GTIS Partners.

ATLANTA — Canterbury Court, a continuing care retirement community in Atlanta’s Buckhead district, has doubled in size with its new expansion. The property now includes two new additions: The Garden Tower, a high-rise that features 105 independent living apartments and a ground-level restaurant; and Monarch Pavilion, a four-story building that offers seniors housing units, amenities and services in a neighborhood setting. Monarch Pavilion comprises Azalea View, a new assisted living community; Wisteria Park, a memory care destination centered around a courtyard garden; and Sage Glen, a skilled nursing neighborhood that features dedicated physical, speech and occupational therapists. The construction period for the expansion lasted approximately two years. Greystone Communities served as the project’s financial advisory and financial consultant, and JLL provided project management services. The design-build team included architect Rule Joy Trammell + Rubio and general contractor Brasfield & Gorrie.
