OVERLAND PARK, KAN. — Fiserv Inc. (NYSE: FI), a global technology company specializing in financial services and payments, has unveiled plans for the development of a $175 million fintech headquarters in the Kansas City suburb of Overland Park. The company will renovate two buildings on the Aspiria corporate campus — formerly the headquarters of telecom company Sprint that is now owned by Occidental Management — which houses 3.9 million square feet of office space across 20 buildings. The new office will join a growing list of innovation centers across the country for Fiserv, including locations in Alpharetta, Ga.; Milwaukee; Omaha, Neb.; Berkeley Heights, N.J.; and New York City. “The greater Kansas City metro area offers a dynamic environment with a growing population of tech talent, making it the ideal location for Fiserv’s next strategic fintech hub,” says Frank Bisignano, chairman and CEO of Fiserv. Eastwind-El-Paso

EL PASO, TEXAS — Saxum Real Estate, a New Jersey-based investment and development firm, has broken ground on a 754,000-square-foot industrial project in El Paso that represents Phase I of a larger, 1.7 million-square-foot park. The site spans 120 acres along I-10, and the development will be known as Eastwind El Paso. Phase I will comprise a 407,000-square-foot cross-dock building and a 347,000-square-foot rear-load building that will have 36-foot clear heights. Building designs and features will be able to support warehouse, distribution and manufacturing uses. Completion of Phase I is slated for the second quarter of next year. Phase II of Eastwind El Paso will add 930,000 square feet of industrial space to the local supply across an unspecified number of buildings.

RoseMary's-Place-Houston

HOUSTON — The NHP Foundation has opened RoseMary’s Place, a $45 million supportive housing complex in Midtown Houston. The four-story, 149-unit building is dedicated to supporting individuals or families who are currently or were recently experiencing homelessness. The NHP Foundation has partnered with nonprofit social services provider Magnificat Houses Inc. to operate RoseMary’s Place, which also offers three multipurpose rooms, two gathering areas, a warming kitchen and a 24-hour staffed entry desk. The City of Houston Housing & Community Development Department provided $18.7 million in financing for the project, while the Harris County Community Services Department contributed $10.2 million. Hudson Housing is the tax credit investor whose purchase of those securities generated $13.6 million in equity financing for the project.

AUSTIN, TEXAS — Atlanta-based owner-operator RangeWater Real Estate will develop a 240-unit apartment complex in South Austin. The site spans 7.9 acres at 11800 Menchaca Road, and the property will house a mix of studio, one- and two-bedroom units that will range in size from 549 to 1,264 square feet. Amenities will include a pool, clubhouse, fitness center, dog park, a speakeasy-inspired garden room, library, flexible office spaces, courtyards and outdoor grilling and dining stations. RangeWater is developing the project in a joint venture with a subsidiary of Dallas-based investment firm The Meridian Group. Construction is set to begin in the coming weeks and to be complete in early 2027.

The facility is designed for flexible use by either a single tenant or multiple occupants. Details about the project’s construction timeline were not disclosed.

CHARLOTTE, N.C. — Co-owners Parkside Partners and MDH Partners have opened or signed a new round of office and retail tenants at Oakhurst Commons, a 10-acre mixed-use redevelopment underway in Charlotte’s Oakhurst neighborhood on the city’s east side. Thrift Commercial Real Estate Services is leading the leasing assignment for both the office and retail components at Oakhurst Commons. The new concepts joining include Brunches (opening in August), The Health Club (open), Ilios Crafted Greek (open), DreamMaker Bath & Kitchen (no opening date announced), Wildlands Engineering (no opening date announced), Switchyards (open), Made2Move (open) and Moodhouse (open).

Silver-Spring-Logistics-Park

SILVER SPRING, PA. — A joint venture between New York City-based Rockefeller Group and MBK Real Estate, a subsidiary of Japanese conglomerate Mitsui & Co., will develop a 2 million-square-foot industrial park in Silver Spring, located just west of Harrisburg. Silver Spring Logistics Park will be situated on a 182-acre site that is located about three miles from I-81 and is part of the former 451-acre Hempt Farm. The development will consist of three buildings that will total 892,620, 803,520 and 318,060 square feet and will feature clear heights of 40 feet and 185-foot truck court depths. The two larger buildings will have cross-dock configurations. CBRE has been tapped as the leasing agent and also brokered the land deal on behalf of the seller, HSS Investors LLC. Other project partners include Margulies Hoelzli Architecture, civil engineer Alpha Consulting and general contractor Penntex Construction.

SOUTH ELGIN, ILL. — Krusinski Construction Co. will transform a 14,446-square-foot vacant space on the first floor of the Medical and Legal Arts Building in South Elgin into a daycare center for BrightPath Kids, which operates more than 230 centers across the U.S. and Canada. The interior scope includes partial demolition and full reconstruction of the first floor. The new space will feature activity rooms and learning areas equipped with advanced classroom technology. Mechanical, electrical, plumbing and fire protection systems will be enhanced to meet the client’s needs. Exterior upgrades will include parking lot improvements and the addition of a new playground on the east side of the building. Krusinski originally completed the ground-up, two-story building in 2007. The facility previously housed an immediate care clinic for Advocate Aurora Health Sherman Family Healthcare on the first floor, with law offices and conference rooms on the second. The project team includes Colliers Engineering & Design as architect and civil engineer.

AUSTIN, TEXAS — The Austin Convention Center Department (ACCD) has broken ground on the expansion of the state capital’s marquee entertainment and event destination, a project that is known as Unconventional ATX and is valued at $1.6 billion. The expansion will increase the existing facility’s rentable square footage from 365,000 to 620,000 square feet. The design, led by LMN Architects and Page Southerland Page, reimagines traditional event spaces, prioritizing accessibility, flexibility, sustainability and maximization of natural light. Key architectural highlights include expansive outdoor features such as open-air terraces, public plazas and seamless indoor-outdoor connections. A joint venture between JE Dunn Construction and Turner Construction Co. is acting as general contractor and construction manager. Funding for Unconventional ATX, which is expected to be complete in late 2028 in time for the spring 2029 festival season, stems from the city’s hotel occupancy tax and other convention center revenue.

AVE MARIA, FLA. — Barron Collier Cos. will soon open Midtown Plaza at Ave Maria, a 21,000-square-foot retail center located at 5360 Ave Maria Blvd. in Southwest Florida. Set for a grand opening event on May 17, the retail property is situated on the east side of Collier County within the Ave Maria master-planned community. Barron Collier achieved full occupancy at Midtown Plaza with the recent signings and openings of NCH Immediate Care and UMami Asian Fusion. Other tenants include Sunshine Ace Hardware, AM Nails, Cold Stone Creamery and Ledo Pizza. Dunkin’ occupies a corner suite at the property that features a drive-thru.
