PHOENIX — Brinkmann Constructors, as general contractor, and Denver-based The X Co., as developer, have broken ground on X Roosevelt, a 19-story multifamily building in downtown Phoenix. Located in the Roosevelt Row Arts District, the 350,000-square-foot X Roosevelt will feature 370 apartments in a live, work and play environment. The community will also feature coworking space; a gym and fitness studio designed around classes; and 3,500 square feet of first-floor retail space. Chicago-based Lamar Johnson Collaborative is serving as architect for the project, which is slated for completion in fall 2025.

PLAINFIELD, N.J. — Paramount Assets, a Newark-based development and management firm that specializes in restoring historic buildings and urban redevelopment projects, has completed Frontier Flats in downtown Plainfield. The building is an adaptive reuse of the former Rosenbaum’s Department Store, which opened in 1927 and closed in the mid-1980s. Frontier Flats now offers 35 market-rate units, an interior courtyard and retail space. The community is currently more than 60 percent leased.
CHICAGO — Tandem Partners has opened Sage West Loop, a 196-unit luxury apartment tower rising 18 stories in Chicago’s West Loop. KTGY served as the architect for the project, which features amenities such as coworking spaces, a fitness center, game room and outdoor terrace. Units come in studios, one- and two-bedroom layouts and range from 439 to 1,073 square feet. There is also 1,806 square feet of retail space and 70 parking spaces. Residents can now earn up to two months of free rent on select units, according to the property’s website. Monthly rents start at $1,595.
ST. LOUIS — McCarthy Building Cos. Inc. will build a new 14-story facility with more than 200 inpatient beds for SSM Health’s Cardinal Glennon Children’s Hospital in St. Louis. The design-build team includes architecture and design firm HKS as well as St. Louis-based planning and design firm Lawrence Group. According to McCarthy, the new pediatric academic hospital will incorporate the latest best practices in patient and family-centered design, including large areas to accommodate families. It will also support expanded and enhanced services, including NICU, ICU, cancer, cardiology and dialysis care in a therapeutic healing environment that integrates the latest technology and research. Scheduled for completion in 2027, the new hospital will be located at Chouteau Avenue and Grand Boulevard in the city’s Midtown area. First opened in 1956, SSM Health Cardinal Glennon Children’s Hospital was the nation’s first freestanding, nonprofit Catholic children’s hospital.
O’FALLON, MO. — Keystone Construction Co. has broken ground on the new $5 million headquarters for commercial lighting solutions company SourceOne Solutions LLC in the St. Louis suburb of O’Fallon. The 37,500-square-foot building, which is being constructed on a 6.4-acre site at 6800 Keaton Corporate Parkway, is slated for completion in fall 2024. Gray Design Group is the architect, and Knapp Engineering and Civil & Environmental Consultants are the engineers. In addition to warehousing and manufacturing space, the facility will feature 6,500 square feet of office space with a covered entry and patio, executive offices, training and conference rooms, open workstations and a café. The project is designed for expansion in the future.
Arlington County Approves Site Plan for Bingham Center Mixed-Use Development in Northern Virginia

ARLINGTON, VA. — Arlington County has approved Donohoe Development and TCS Realty Associates’ site plan for Bingham Center, a mixed-use development planned at 3200 Wilson Blvd. in Arlington. The transit-oriented development will be situated one block from the Clarendon Metro station and comprise a 229-room boutique hotel, 290 apartments, including 15 affordable housing units, 16,000 square feet of street-level retail space and below-grade parking. Donohoe and TCS Realty are planning to deliver Bingham Center in 2025 and are aiming for LEED Gold certification, according to the project website.
Fulton Street Cos. Receives $233M Financing for 919 West Fulton Office Project in Chicago

CHICAGO — Development firm Fulton Street Cos. (FSC) has received $233 million for the financing of its 919 West Fulton office project in the Fulton Market neighborhood of downtown Chicago. Led by Shanna Khan, SNK Capital has signed on to serve as the lead equity investment partner on the project. Bank OZK and Manulife Investment Management are also providing capital. A groundbreaking ceremony is scheduled for today. Upon completion in 2025, the 11-story building will total 360,000 square feet. FSC and JDL Development will develop the property, which will feature factory-style facades, architectural masonry and large outdoor terraces on each floor. Amenities at the building will include a conference center, 24-hour health club and a tenant lounge. The ground floor will offer 40,000 square feet of retail space. Khan, who has a background in mixed-use real estate development, interior design, manufacturing, leisure and hospitality, will act as lead designer on the project. “Her creativity and vision embody the essence and unique qualities of the very unique neighborhood,” says Alex Najem, founder and chief executive officer of FSC. DALLAS — Rubenstein Partners is underway on the redevelopment of the 27-acre former PepsiCo office campus in Plano. The Philadelphia-based developer is currently renovating the 250,000-square-foot building at 5600 Technology Drive, which the company purchased in 2022. Capital improvements include a new lobby and entryway, along with a new tenant lounge, coffee bar and fitness center. Exterior improvements include a new façade with enhanced landscaping, as well as the addition of outdoor seating areas and pickleball courts. Dallas-based GFF is overseeing the design of the project, which is expected to be complete by the end of the year.
FORT WORTH, TEXAS — Developer and operator Tradition Senior Living has completed construction on a 297-unit project within the 270-acre Clearfork mixed-use development in Fort Worth. The Tradition-Clearfork offers 214 independent living residences and 95 assisted living and memory care units. Residences come in one- and two-bedroom formats and range in size from 880 to 2,200 square feet. Residents have access to 24-hour concierge and valet services, secure parking and transportation options. Common areas include lounges, card rooms, a movie theater, fitness center, pool and other spaces for daily social activities and wellness programs. Jackson & Ryan Architects designed the project, and Rogers-O’Brien Construction served as general contractor.
LOS ANGELES — Carmel Properties has announced plans for Forge at Alloy, a 1 million-square-foot mixed-use property at 530 Mateo St. in Los Angeles’ Art District. The developer has retained Mike Condon Jr., Brittany Winn, McKenna Gaskill, Pete Collins and Steven Marcussen of Cushman & Wakefield to lead leasing effort for the project, which is slated for completion in third-quarter 2024. Forge at Alloy will consist of a six-story, Class A building featuring 127,456 square feet of creative office space and 18,000 square feet of ground-floor retail space, outdoor space with seating and lounge areas, a rooftop deck and three levels of parking. The second building will be a 35-story, 475-unit residential tower. The office and residential components will be connected via a pedestrian and retail paseo, formerly a rail spur, between Mateo Street and Santa Fe Avenue. The paseo will house year-round activities and attractions, including public art installations, outdoor concerts, movies and other special events.
