SAN ANTONIO — Locally based developer Zachry Hospitality will develop a 200-room hotel within the Hemisfair Park mixed-use development in downtown San Antonio. The hotel will operate under the Curio Collection by Hilton brand and will feature a signature restaurant and bar, café, rooftop bar, underground speakeasy bar, pool with cabanas, spa, fitness center and a public garden. Jay Wagley, Frank Piasta, Bond Foster and Ham Berry of CBRE arranged construction debt on behalf of Zachry Hospitality. Interbank is the senior lender on the construction loan.

CHARLOTTE, N.C. — Trilogy Investment Group and Pinnacle Partners are underway on a 68-unit build-to-rent townhome community in the North Davidson (NoDa) market of Charlotte. This marks the second development for the joint venture, which purchased the project from Pulte Homes during construction. Pulte will continue to serve as the construction manager, with the community scheduled for completion in phases through the fourth quarter of 2024. Monthly rental rates begin at $2,800, according to the property website.
NORTHBROOK, ILL. — Focus, together with development partner Fort Union, is scheduled to break ground on a new electric vehicle sales, service and distribution center for Tesla in Northbrook, a northern suburb of Chicago. Focus is hosting a groundbreaking event for the 50,000-square-foot project on Wednesday, Oct. 4. According to a press release, the project will assist the city in achieving the goals set in its 2021 Climate Action Plan.
MENASHA, WIS. — An affiliate of Phoenix Investors has unveiled plans to convert its industrial property at 2225 American Drive in Menasha into a self-storage facility. Comprising 65,000 net rentable square feet, the property will feature up to 600 self-storage units. There will also be more than 100,000 square feet of RV and boat storage parking and several executive office suites. Formerly operated as a call center, the property is situated near I-41. The single-story building was constructed in 1981 and underwent significant renovations in 1999 and 2020. The self-storage units are slated to be available by early 2024. Store Here Self Storage will operate the facility, marking its third in Wisconsin.
BATON ROUGE, LA. — Go Store It has opened an 86,680-square-foot self-storage facility at 1683 O’Neal Lane in Baton Rouge. Comprising 550 units, the property features 24-hour video surveillance, electronic gate access, climate control and access to Interstate 12.
NEW YORK CITY — Locally based development and investment firm Sage Realty has completed a $53 million renovation project at 767 Third Avenue, a 40-story, 320,000-square-foot building in Manhattan’s Grand Central Business District. The renovation upgraded the lobby and seventh-floor amenity space, which includes a café/bar, lounge, library, boardroom, salon meeting room, catering kitchen and a sculpture garden. FXCollaborative handled the design of the lobby renovation, and Fogarty Finger led the revamp of the amenity floor.
LANGHORNE, PA. — A partnership between regional developer Greek Real Estate Partners and Principal Asset Management has delivered Langhorne Logistics Center, a 210,564-square-foot industrial project located about 25 miles northeast of Philadelphia. The partnership acquired the 19-acre site, which at the time housed two buildings that were constructed in 1980, in 2006. The partnership expanded the first of the two buildings by 60,000 square feet in 2008 and recently demolished the second building to make way for Langhorne Logistics Center. The new facility features a clear height of 40 feet, two drive-in doors, 80 trailer parking stalls and 209 car parking spaces.
MIAMI — Black Salmon and The Allen Morris Co. have unveiled plans to develop Highland Park Miami, a $1 billion mixed-use project that will span seven acres and increase the footprint of the Miami Medical District by approximately 10 percent. Plans call for 1,000 residential units designed by Oppenheim Architecture, a 150-room hotel and 500,000 square feet of medical-related office space, along with retail, restaurants, open walkways and greenery. Global architecture firm Arquitectonica is the master planner and designer. Naturalficial, a Miami-based landscape architecture and design practice, spearheaded the landscape design. The developers still need city approval but expect preliminary site clearing for the multi-phase project to begin this year. Construction is slated to begin next year on the medical office and multifamily portions, with an estimated five to seven years of construction in total. The development team says it has been planning the project for the past decade, drawing inspiration from other major medical hubs in the U.S. such as Houston and Minnesota’s Mayo Clinic Health District. “With Highland Park, we’re creating a new center of gravity for the Medical District, with curated, wellness-oriented retail and restaurants; world-class architecture; and best-in-class medical office and residential offerings,” says W. PHILADELPHIA — A partnership between New York City-based developer The Gotham Organization and locally based REIT Brandywine Realty Trust have begun welcoming the first residents to Avira, a 326-unit multifamily project in Philadelphia. Residences were constructed atop the 570,000-square-foot mixed-use building at 3025 JFK Blvd. within Brandywine’s Schuylkill Yards development. Units come in studio, one-, two- and three-bedroom floor plans and are housed within the building’s top 18 floors. The property also features 29,000 square feet of indoor and outdoor amenity space, 9,000 square feet of retail space, 200,000 square feet of office and life sciences space, 120 structured parking spaces and a 7,500-square-foot park. Rents start at $2,025 per month for a studio apartment.
Martens Development Buys 44 Acres in Mesa, Arizona for 603,000 SF Industrial Development

MESA, ARIZ. — Scottsdale, Ariz.-based Martens Development Co. has acquired a fully entitled, 44-acre industrial development site at the corner of Ellsworth and Willis roads in Mesa. Silver Creek Development sold the land for $19.1 million. The sale accounts for the first phase of the project and the second phase accounts for an additional 17 acres. In the first phase, Martens plans to build a seven-building 603,000-square-foot Class A industrial project known as The Brickyards. The buildings will range from 35,938 square feet to 259,554 square feet. The facilities will include heavy power, dock-high and grade-level loading, electric vehicle charging stations, innovative building designs, ESFR K-25 fire sprinklers and ample parking.
