NEW YORK CITY — A partnership between The Georgetown Co. and Beacon Capital Partners will develop a 185,000-square-foot life sciences facility at 707 Eleventh Ave. on Manhattan’s Far West Side. Designed by Elkus Manfredi Architects, the seven-story facility will house lab, research and office space, as well as private terraces, conference facilities and a lobby with a café and wine bar. Additional eco-friendly and wellness features will include bike storage and locker rooms, LEED Gold certification and rooftop solar panels. Completion is slated for 2026. JLL will market the facility for lease.

CHICAGO — Onni Group is nearing completion of the renovation of 200 N LaSalle Street in Chicago. The owner expects to finish the project by the end of the year. Onni purchased the 643,323-square-foot office building in 2012. The third floor of the property is being transformed with a new tenant lounge and bar, refreshed conference center with seating for up to 150 people, private lounge for hosting events, café and bar seating, wine and whiskey lockers, an upgraded fitness center, massage and treatment room, and multiple wellness rooms. Additional features include a lobby-level lounge and game room, golf simulator, arcade games, seating areas, a catering kitchen, secure indoor bike parking and changing rooms. Mark Gunderson and Ben Cleveland of Stream Realty Partners handle leasing for the property. Since earlier this year, the duo has leased more than 60,000 square feet of office space at the property to companies such as Wasserman, CoxReps, The Planet Group and Everest Transportation Systems.
PCCP Provides $252.3M Construction Financing for 2.2 MSF Industrial Project in Fredrickson, Washington

FREDRICKSON, WASH. — PCCP has provided $252.3 million of construction financing to a joint venture between Panattoni Development Co. and a real estate fund advised by Crow Holdings Capital. The funds will be used for the development of three industrial buildings in Fredrickson, approximately 40 miles south of downtown Seattle. Eastdil Secured arranged the construction financing on behalf of the borrowers. Totaling 2.2 million square feet, the cross-docked distribution buildings will feature 40-foot clear heights. The project includes two speculative buildings, Building G (611,206 square feet) and Building D (753,069 square feet). It also features a build-to-suit Building E (782,875 square feet), which a national tool and equipment retailer has already reserved. The three warehouse/distribution buildings are slated for delivery in summer 2024. The facilities are the first phase of FRED310, a 310-acre, five-building industrial parking totaling 3.7 million square feet at Canyon Road East and E. 176th St.
BUCKEYE, ARIZ. — Parklane Development Group and Miramar Industrial Partners have completed the development of Southern Industrial Center, a 1.2 million-square-foot, speculative, Class A industrial project in Buckeye. Totaling 1.2 million square feet, Southern Industrial Center features 40-foot clear heights, 202 sectional overhead dock doors, four drive-through dock doors, reinforced speed bays and parking for 914 autos and 250 trailers. The project team included Graycor Construction Co., Ware Malcomb, DWS, Westpine Partners and Bank OZK. Marc Hertzberg, John Lydon and Kelly Royle of JLL’s Phoenix office are the exclusive leasing brokers.
EL PASO, TEXAS — L&F Distributors, a South Texas-based wholesaler of alcoholic beverages, will open a 220,000-square-foot industrial facility in El Paso. The facility will feature 32-foot clear heights, 26 loading docks and two levels of office space, and the site can support another 68,500 square feet of expansion. HDA Architects is designing the project, and Catamount Constructors is serving as the general contractor. Construction began earlier this month and is expected to be complete in 2025.
CHESTERFIELD, MO. — Keystone Construction Co. has broken ground on a 131,000-square-foot headquarters and manufacturing facility for Tubular USA in Chesterfield, a western suburb of St. Louis. Tubular is a supplier of in-line galvanized pipe and tubing. The project is located within Phase II of Spirit Valley Business Park. The new facility will replace Tubular’s two existing buildings in Weldon Spring, Mo. The project team includes Gray Design Group, Stock & Associates Consulting Engineers Inc. and Knapp Engineering. Completion is slated for June 2024. Keystone built the infrastructure for the first phase of the 50-acre Spirit Valley Business Park in 2008 and has since constructed 11 buildings within the business park.
MIAMI — Related Urban Development Group (RUDG), the affordable housing arm of Related Group, has broken ground on Phase 4 of the 60-acre Liberty Square redevelopment in Miami. Dubbed Serenity Liberty Square, the fourth phase will comprise 193 residential units across three buildings for families and individuals earning 30 to 80 percent of the area median income (AMI). Upon completion, which is scheduled for March 2025, the property will also feature the Jessie Trice Healthcare Center, as well as the new headquarters of the Miami-Dade Chamber of Commerce. Funding for Liberty Square Phase Four includes tax-exempt bonds, low-income housing tax credit (LIHTC) equity and funds from the Florida Housing State Apartment Incentive Loan Program (SAIL) and Miami-Dade County Surtax. The Liberty Square redevelopment will total nine phases and comprise roughly 1,900 new residential units, renovations to the Liberty Square Community Center, a new educational center, green spaces and a grocery store.
LADY LAKE, FLA. — Thompson Thrift will begin development this month on Standard441, a 300-unit multifamily community to be located in the Orlando suburb of Lady Lake. Upon completion, the property will feature apartments in one-, two- and three-bedroom layouts. Amenities at the community will include a fitness center, swimming pool and outdoor spa, pavilion with a built-in fireplace and grills, pickleball court, dog park and pet spa, 24-hour social hub, work-from-home suites and electric vehicle charging stations. Standard441 is scheduled to open in late 2024.
MADISON, ALA. — Doster Construction Co. has completed the construction of The Dempsey Apartments, a 290-unit multifamily community in Madison. In addition to studio, one- and two-bedroom apartments, the property features 483 surface parking spaces, 25 detached garages and 5,000 square feet of retail space. Amenities at the community include a swimming pool, coworking lounge, fitness center, dog park and a clubroom. Located at 375 Lime Quarry Road, Dempsey Apartments is adjacent to the 563-acre Town Madison mixed-use community. Doster completed the construction on behalf of the developer, Novare Group.
PLYMOUTH, MASS. — Basis Industrial has delivered an 806-unit self-storage facility in Plymouth, located in southern Massachusetts at the base of Cape Cod. The three-story facility spans 111,000 gross square feet of climate-controlled space and was completed in phases, with construction beginning in March 2022. Basis Industrial has engaged Public Storage to operate the facility.
