SOMERVILLE, MASS. — Locally based general contractor Nauset Construction has completed Union 346, a 94-unit multifamily project located outside of Boston in Somerville. Designed by ICON Architecture and developed by a partnership between John M. Corcoran & Co., Grossman Cos. and SMT Development, Union 346 rises four stories and houses studio and one-bedroom units, 18 of which are reserved as affordable housing. The property also features 2,000 square feet of retail space. Amenities include a fitness center, lounge with a kitchen and a rooftop deck. Information on starting rents was not disclosed.

HAVERSTRAW, N.Y. — Ginsburg Development has begun leasing a 58-unit multifamily project in Haverstraw, about 35 miles north of New York City, that represents Phase II of a larger development known as Admirals Cove. Units come in one-, two- and three-bedroom floor plans and are housed across two four-story buildings. Amenities include a pool, fitness center, Zen garden, outdoor grilling and dining stations and a playground. Rents start at $2,530 per month for a one-bedroom apartment. Phase I of Admirals Cove opened in June and is now 90 percent leased.

BALTIMORE — Restaurateur Pinky Cole will open two food-and-beverage concepts, Slutty Vegan and Bar Vegan, at Baltimore Peninsula, a $5 billion mixed-use redevelopment project currently underway in Baltimore. Scheduled to open in the fourth quarter of 2024, the plant-based restaurants are expected to create more than 100 new jobs. The 14 million-square-foot, 235-acre Baltimore Peninsula development also features a four-acre sports venue, ROOST Apartment Hotel and the Rye House and 250 Mission residential communities. The development and investment team for the project includes MAG Partners, MacFarlane Partners, Kevin Plank of Under Armour and his Sagamore Ventures investment firm and Goldman Sachs Asset Management Urban Investment Group. Additionally, Pinky Cole will join the development team for Baltimore Peninsula’s Rye Street Market component.

DORAL, FLA. — Three new tenants have signed leases at Century Town Center, a mixed-use property in Doral. My Salon Suites, Rumble Boxing and Kidstrong will occupy 5,910; 2,541; and 2,734 square feet of ground-floor retail space, respectively. Located at 8175 NW 107th Ave., Phase I of Century Town Center features 326 residential units and 31,000 square feet of retail space. A planned second phase of the project will comprise an additional 408 residential units and 27,000 square feet of retail space. Rafael Romero and Malina Huynh of JLL represented the landlord — a partnership between Mattoni Group, Double C and Century Homebuilders Group — in the lease negotiations.

SAN MARCOS, TEXAS — BWE has arranged undisclosed amounts of construction debt and preferred equity for Riley’s Pointe, a 360-unit multifamily project in the Central Texas city of San Marcos. Specific information about floor plans and amenities was not disclosed, but the residences will have an average size of 914 square feet. Adam Bieber and Alec Jenkins of BWE arranged the debt through an undisclosed regional bank and the equity contribution from an unnamed partner. The sponsor is South Carolina-based Woodfield Development. The first units are expected to be available for occupancy by the third quarter of next year.

SAGINAW, TEXAS — Dallas-based Alpine Start Development has broken ground on Range West Saginaw, a 261-unit multifamily project that will be situated on an 11-acre site on the northern outskirts of Fort Worth. The development will house one-, two- and three-bedroom units that will range in size from 637 to 1,349 square feet. Amenities will include a pool, pickleball courts, fitness center, dog park and outdoor grilling stations. The first units are expected to be available for occupancy in late 2024.

SAN ANTONIO — Austin-based developer Urban Moment is nearing completion of YardHomes Juniper Pointe, a 248-unit multifamily project in San Antonio. The development will feature one-, two- and three-bedroom floor plans, with each unit having 250 square feet of private outdoor space. Amenities will include a pool, fitness center, outdoor grilling and dining stations and an outdoor event lawn, as well as multiple pocket parks throughout. A grand opening ceremony will be held in November, with the first move-ins scheduled to begin shortly thereafter.

TWENTYNINE PALMS, CALIF. — PACE Loan Group has provided a $11.2 million C-PACE loan for the construction of Reset Hotel. The site is near the north entrance of Joshua Tree National Park in Twentynine Palms, a desert city approximately 150 miles east of Los Angeles. Qualifying C-PACE improvements include plumbing, HVAC, electrical, lighting, building envelope and seismic measures. The 30-year loan is combined with a $7.5 million first mortgage. Located at 7000 Split Rock Ave., the independent hotel will use modular construction to reduce construction time by nearly half with delivery slated for early 2025. Offering views of Joshua Tree National Park, the hotel will offer 65 guest rooms with private outdoor patios, an outdoor swimming pool overlooking the park, gift shop, poolside cocktail bar serving small bites, conference room and 65 surface parking spots. Built on 5.8 acres of 11.1 acres of land acquired in 2021, the asset is the only hotel in the area that is removed from the highway and completed adjacent to the national park. NEW YORK CITY — The Durst Organization has topped out 20 and 30 Halletts Point, a 647-unit multifamily project in the Astoria neighborhood of Queens. The complex consists of a 27-story building and a 32-story building that are part of the larger Halletts Point mixed-use development, which will eventually total more than 2,000 residential units. Residences will come in studio, one- and two-bedroom formats. Amenities will include a fitness center, rooftop terraces, resident lounges and a children’s play area, as well as ground-floor retail space and onsite parking. Urban Atelier Group is the general contractor for 20 and 30 Halletts Point, which are slated for 2025 deliveries.

RYE, N.Y. — The New York Blood Center will open a 187,000-square-foot office and life sciences facility in Rye, a northern suburb of New York City. The 14.8-acre site at 601 Midland Ave. formerly housed an office and data center facility for cosmetics giant Avon, that has now been vacant for about four years. The Westchester County Local Development Corp. has approved a $52 million, tax-exempt bond for the redevelopment, which will include new HVAC, electrical systems, windows and roofing. The façade and landscaping will also be upgraded, and new clinical and research laboratories will be added. The $108 million project is estimated to take 12 to 18 months to complete.
