HOUSTON — Mississippi-based developer EastGroup Properties is nearing completion of a 97,285-square-foot industrial project in West Houston. The building is the second of six planned structures within Grand West Crossing and will feature speculative office space, double-row parking, 28-foot clear heights and an ESFR sprinkler system. Suites within the building are divisible to 9,500 square feet. Completion is slated for the summer. JLL is marketing Grand West Crossing for lease.

ITHACA, N.Y. — A partnership between Atlanta-based developer PeakMade Real Estate, Chicago-based investment firm Blue Vista Capital Management and real estate-focused family office W5 Group has broken ground on a 518-bed student housing project near Cornell University in western New York. Theory Ithaca will be located along Six Mile Creek in the downtown area and will offer studio, one-, two- and three-bedroom floor plans across 371 units. Amenities will include rooftop terraces, study lounges and a fitness center. Kennedy Wilson is financing construction of the project, which is expected to be complete in advance of the 2027 academic year.
NEW YORK CITY — Property Resources Corp. has completed The Hartby, a 205-unit multifamily adaptive reuse project in Brooklyn. The Hartby is a redevelopment of the former St. John’s College building, which was originally constructed in the borough’s Bedford-Stuyvesant neighborhood in 1870. Units come in studio, one- and two-bedroom floor plans, and 30 percent (62) of the residences are rent-stabilized and have been leased via a lottery system. Amenities include a fitness center, private party room, business center, library, indoor/outdoor lounge, a rooftop deck with barbecue stations, pet spa and an interior courtyard. Property Resources Corp. developed The Hartby in partnership with Avenue Realty Capital. Woods Bagot served as the project architect, with interiors by Alchemy Studio. Market-rate rents start at $3,150 per month for a studio apartment.
Gilbane Development Opens 293-Unit Mixed-Income Multifamily Community in Hyattsville, Maryland

HYATTSVILLE, MD. — Gilbane Development has cut the ribbon on Sovren, a five-story, 293-unit multifamily community in Hyattsville. Amazon’s housing equity fund contributed debt to fund the development. Located within the larger mixed-use development of The Riverfront at West Hyattsville, Sovren has direct access to the West Hyattsville Metro station and the Northwest Branch Anacostia River trail system. Sovren includes 147 units reserved for residents earning 80 percent or less of the area median income, as well as 2,500 square feet of retail space and an art-wrapped, 298-space parking garage. The community offers studios, one-, two- and three-bedroom floorplans ranging from 429 square feet to 1,417 square feet in size. Amenities at the property include a resort-style swimming pool with cabanas, fitness center with a dedicated yoga space, coworking areas, dog park, pet-washing facilities, outdoor grilling areas, fire pits and an entertainment lounge with a billiards table. McCarthy, HOK Break Ground on $145M Kedren Children’s Village Behavioral Health Hospital in Los Angeles

LOS ANGELES — McCarthy Building Co. and HOK, as the design-build team, have broken ground on Kedren Children’s Village for Kedren Community Health Center Inc. in the Watts neighborhood of Los Angeles. Once complete, the $145 million Kedren Children’s Village will be one of the few pediatric-focused behavioral hospitals in the country and the first comprehensive behavioral health facility in South Los Angeles. Slated for completion in summer 2027, the 103,000-square-foot campus will include three main buildings — an inpatient psychiatric facility, outpatient services including primary, urgent care and pharmacy services, and a transitional housing development. The 24-unit transitional housing development is intended for families of patients receiving care, along with homeless families or individuals served by Kedren’s mental health programs and community outreach in need of temporary accommodations. Additionally, the campus will feature a parking structure, a physical therapy gym and an outdoor garden to offer therapeutic and recreational areas for patients’ enjoyment. McCarthy’s design-build services include self-perform concrete, utility and drywall installation, McCarthy Mapping, parking solutions and landscape design. CHICAGO — Evergreen Real Estate Group, Imagine Group and KLEO Enterprises have completed Auburn Gresham Apartments, a two-building, 58-unit affordable housing community in Chicago’s Auburn Gresham neighborhood on the South Side. The project was a joint venture between developers Evergreen and Imagine, in collaboration with KLEO, the Chicago Department of Planning and Development (DPD) and the Chicago Department of Housing. The development, which won a 2020 DPD request for proposals for vacant city land at 79th and Green streets, was initially envisioned as a single building. Following three community workshops, the developers shifted more than half of the proposed units to a second city-owned site at 79th and Halsted streets. The complex now comprises a three-story building with 28 units and 5,200 square feet of retail space and a five-story building with 30 units and 3,300 square feet of commercial space. All residences are reserved for households with incomes at or below 60 percent of the area median income. Professionally managed by Evergreen, the units are approximately 75 percent leased. WEST CHESTER TOWNSHIP, OHIO — Sansone Group and Clous Road Partners have broken ground on Village North, a 91,000-square-foot retail development in West Chester Township near Cincinnati. The 12.6-acre project will feature five buildings and will be anchored by a 40,000-square-foot Whole Foods store. Buffalo Construction will serve as general contractor, while Cushman & Wakefield will handle leasing. Village North is slated to open in 2026.
WOODBURY, MINN. — HealthPartners has opened its new specialty center in the Twin Cities suburb of Woodbury. The nearly 56,000-square-foot facility is located off I-94 and Radio Drive. Kraus-Anderson provided construction management for the multi-level project, which offers 13 medical specialties. Patients can also receive surgery, imaging, lab and infusion services. Construction began in September 2023.
Boehringer Ingelheim Relocates Animal Health Headquarters to Medley in Johns Creek, Georgia

JOHNS CREEK, GA. — Boehringer Ingelheim, a biopharmaceutical firm that manufactures medicine for humans and animals, has relocated to a 73,000-square-foot lifestyle office space at Medley, a 43-acre mixed-use development underway in the north Atlanta suburb of Johns Creek. Toro Development Co. (TDC) is the developer and owner of Medley, which will become the new U.S. Animal Health headquarters for Boehringer Ingelheim and its 500 employees in summer 2026, ahead of Medley’s opening in October 2026. Boehringer Ingelheim will occupy two full floors of a reimagined office building that totals 150,000 square feet. This deal marks the largest Class A office lease north of the Atlanta Perimeter in roughly five years, according to TDC. HUNTSVILLE, ALA. — Choice Hotels Internationals Inc. has opened a new Everhome Suites Hotel in Huntsville. The project team includes architect Woolpert and general contractor Integrated Construction. An entity doing business as EHS Huntsville LLC was the developer. Located at 5581 Holmes Ave., Everhome Suites Huntsville offers access to the University of Alabama in Huntsville, the U.S. Space & Rocket Center and the city’s medical district. The hotel features 98 rooms, including amenities such as fully equipped kitchens, spa-style bathrooms, weekly housekeeping services, a multipurpose lobby, an outdoor communal space with barbeque grills, firepits and green spaces, 24/7 fitness center and 24/7 laundry facilities. Additionally, the hotel offers a 24/7 self-serve Homebase Market with food, beverages and groceries. Everhome Suites Huntsville is one of three Everhome Suites opened by Choice Hotels recently, with other locations in Chandler, Ariz., and Temecula, Calif.
