ATLANTA — High Street Residential (HSR), the housing subsidiary of Trammell Crow Co. (TCC), has started construction of The Grace Residences. The 280-unit apartment tower will be located adjacent to Georgia Institute of Technology within the Science Square mixed-use project in Atlanta. Rule Joy Trammell + Rubio designed the 14-story building, which will offer one-, two- and three-bedroom floorplans, with 28 units designated as affordable housing. Amenities at the community will include a bike room; club room; an outdoor courtyard with fire pits, grilling areas and a pool; a fitness center; pet spa; package room; coworking spaces; and an indoor/outdoor sky lounge. Completion of the building is scheduled for May 2024. Preleasing will begin early next year. The tower will also feature 2,350 square feet of ground-floor retail space. Adrienne Crawford and Lily Heimburger of SRS Real Estate Partners will handle retail leasing for the development.  Construction on Science Square began in 2022. The first phase includes a 364,740-square-foot lab/office tower that Perkins + Will designed.

Access-77_Blythewood-S.C

BLYTHEWOOD, S.C. — Magnus Development Partners has broken ground on Access 77, a 210,600-square-foot speculative industrial facility in Blythewood. Situated within Northpoint Industrial Park, the building will feature a minimum 32-foot clear height; 54-foot by 50-foot bay spacing with a 60-foot speed bay; a 130-foot-deep truck court; motion-detected LED lighting; trailer parking; 13 dock doors expandable to 52; and two drive-in doors. The design allows for both single- and multi-tenant uses. Chuck Salley, Dave Mathews, Thomas Beard and John Peebles of Colliers will handle leasing at the property. A construction timeline was not disclosed.

JERSEY CITY, N.J. — Developer Milton Fantin has begun leasing Overlook Flats, a 297-unit apartment complex in the Journal Square area of Jersey City. Designed by Michels & Waldron with interiors by Builders Design, the 16-story building houses studio, one-, two- and three-bedroom units. Residences are furnished with stainless steel appliances, designer cabinetry and quartz countertops. Outdoor amenities include a rooftop deck with a pool, kitchen, lounge area, picnic areas, bocce ball court and a pet play area. Inside, residents have access to coworking spaces, a children’s playroom, fitness center, golf simulator and a package room. Rents start at $2,600 per month for a studio apartment.

Buc-ee's_Mt-Crawford-Va

MT. CRAWFORD, VA. — An entity doing business as Buc-ee’s Mt. Crawford LLC has purchased 21.3 acres located on Frieden’s Church Road in Mt. Crawford for the development of a Buc-ee’s Super Center at the site. Nathan Shor and Larry Agnew represented the buyer in the $6.6 million transaction. Upon completion, the property will feature 75,000 square feet of retail space, as well as 120 fuel pumps, electric vehicle chargers and parking for more than 650 cars. This will mark the second location in the state for the brand. The location matches the Buc-ee’s strategy of opening massive gas stations and retail centers in rural towns along major thruways outside larger metro areas. The site is located along Interstate 81 west of Washington, D.C. and Baltimore.

NEW YORK CITY — Locally based firm Douglaston Development has completed a 188-unit affordable seniors housing project in The Bronx. The 12-story building is adjacent to the New York Botanical Garden (NYBG) and represents Phase I of a larger development. Phase II will consist of 277 affordable seniors housing residences and 8,000 square feet of retail space. Units are reserved for households earning 50 percent or less of the area median income. Douglaston developed the project through a 99-year ground lease with NYBG. Stephen B. Jacobs Group designed the project, and Levine Builders served as the general contractor and construction manager.

SIMPSONVILLE, KY. — A joint venture partnership between Hunt Midwest and Marshall Planing Mill has announced plans to break ground on a 3.4 million-square-foot industrial park in Simpsonville, roughly 25 miles east of Louisville.  The 300-acre development, dubbed Simpsonville 64 Logistics Park, will be located on Kentucky Route 1848 near the Ford Kentucky Truck Plant, Ford Kentucky Assembly Plant and GE Appliance Park. The project will be developed in phases, with construction of Phase I set to begin in the fourth quarter of this year. Phase I will include the development of a 207,400-square-foot, rear-load industrial building with 210 parking spaces and 80 semi-trailer truck parking space, as well as a 486,720-square-foot cross-dock industrial building with 206 parking spaces and 140 semi-trailer truck parking spaces. The development will also include retail space along Buck Creek Road. Build-to-suit opportunities are available at the site for industrial users up to 1.5 million square feet. A timeline for the project was not announced.  The development team for Simpsonville 64 Logistics Park includes H2B Architects and Mindel Scott. THORNTON, COLO. — Rockefeller Group has purchased a 35.6-acre parcel in the Denver suburb of Thornton from Confluent Development for an undisclosed price. Confluent originally acquired the site in 2022 and obtained all entitlements and approvals for an industrial development. Rockefeller Group plans to utilize the site to build 25 Commerce Park, a three-building, 453,550-square-foot industrial park located at E. 152nd Avenue and Washington Street. The developer broke ground this week and completion is slated for first-quarter 2025. 25 Commerce Park will feature a 131,250-square-foot distribution center with 28-foot clear heights, 220 parking spaces, 31 dock-high doors and four drive-in doors; a 146,300-square-foot distribution facility with 28-foot clear heights, 224 parking spaces, 33 dock-high doors and four drive-in doors; and a 176,000-square-foot property with 32-foot clear heights, 231 parking spaces, 41 dock-high doors and four drive-in doors. Additionally, there are 39 trailer parking stalls available to tenants at each of the three buildings. The project team includes Grey Wolf as designer, Golden Triangle Construction as general contractor and Kimley Horn & Associates as civil engineer. Todd Witty and Daniel Close of CBRE represented the buyer in the land acquisition and will market the project upon completion.

SAN ANTONIO — Locally based developer Zachry Hospitality will develop a 200-room hotel within the Hemisfair Park mixed-use development in downtown San Antonio. The hotel will operate under the Curio Collection by Hilton brand and will feature a signature restaurant and bar, café, rooftop bar, underground speakeasy bar, pool with cabanas, spa, fitness center and a public garden. Jay Wagley, Frank Piasta, Bond Foster and Ham Berry of CBRE arranged construction debt on behalf of Zachry Hospitality. Interbank is the senior lender on the construction loan.

CHARLOTTE, N.C. — Trilogy Investment Group and Pinnacle Partners are underway on a 68-unit build-to-rent townhome community in the North Davidson (NoDa) market of Charlotte. This marks the second development for the joint venture, which purchased the project from Pulte Homes during construction. Pulte will continue to serve as the construction manager, with the community scheduled for completion in phases through the fourth quarter of 2024. Monthly rental rates begin at $2,800, according to the property website.

NORTHBROOK, ILL. — Focus, together with development partner Fort Union, is scheduled to break ground on a new electric vehicle sales, service and distribution center for Tesla in Northbrook, a northern suburb of Chicago. Focus is hosting a groundbreaking event for the 50,000-square-foot project on Wednesday, Oct. 4. According to a press release, the project will assist the city in achieving the goals set in its 2021 Climate Action Plan.
