CALDWELL, IDAHO ­– Cushman & Wakefield has arranged the sale of a fully entitled, 12.7-acre industrial development site in Caldwell. An undisclosed transportation company acquired the asset from the Upson family for an undisclosed price. The shovel-ready site is located at Smeed Parkway and Skyward Street within Sky Ranch Business Park. The location provides access to the Caldwell Executive Airport, Highway 20/26 and Interstate 84. Additionally, the site features existing improvements, including sidewalks, curbs, gutters, multiple fire hydrants and onsite transformers. Stephen Fife of Cushman & Wakefield represented the seller, while Alison Castro of Cresa and Greg Gaddis of Tenant Realty Advisors represented the buyer in the deal.

LANSING, MICH. — Waramaug Hospitality has opened the DoubleTree by Hilton Lansing, a 256-room hotel in Lansing. Waramaug acquired the property in 2021 and decided to rebrand it and renovate all guestrooms and corridors, the lobby, Made Market, restaurants and bar, meeting rooms and pre-function spaces. The hotel also features a fitness center and two-story indoor pool. The second floor of the property connects to the Lansing Center, the city-owned 125,000-square-foot convention center. The property marks the eighth within Waramaug’s portfolio that is under the Hilton umbrella.

CHICAGO — Tiny Giants has acquired a 24,563-square-foot commercial building located at 2801 W. Montrose Ave. in Chicago. The family-owned company plans to redevelop the site into a mixed-use project with a 10,000-square-foot daycare on the ground floor and apartments above. Longtime tenant Ruby Dry Cleaners relocated to a new location several blocks away. Chris Irwin of Colliers represented the buyer, while Craig Wolf and Dale Strauss of Strauss Realty Ltd. represented the sellers, private investors. The sales price was undisclosed.

WARNER ROBINS, GA. — Pratt Industries Inc., a Georgia-based recycled paper and packaging company, has released plans for a new production facility in the Middle Georgia city of Warner Robins, approximately 100 miles southeast of Atlanta. The new factory is expected to create more than 125 jobs and cost over $120 million to build. The development will comprise 496,000 square feet and produce corrugated boxes using recycled containerboard. The containerboard will be largely sourced from the company’s mill in Conyers, Georgia. The property is scheduled for completion in late 2024. The new facility will be Pratt Industries’ 13th site in Georgia. According to the office of Governor Brian Kemp, the project will bring the company’s total investment in Georgia to over $800 million. “We’re very honored to be coming to Warner Robins and we’re committed to the great state of Georgia — in fact, Georgia is where our company began,” says Anthony Pratt, global executive chairman for Pratt Industries. “This will bring Pratt’s total workforce in Georgia to over 2,100 employees and 11,700 nationwide.” The property is located at Robins Industrial Park within the Peach County portion of the city, on a Georgia Ready for Accelerated Development (GRAD) certified site. Matthew Putterman, Danny Kaufman, Chris Knight and Ware Shipman of JLL represented the sponsor, a joint venture between Landeavor and LAMB Properties, to secure the five-year, floating-rate loan through a regional bank. Upon completion, Rosebud Place will include three- and four-bedroom homes ranging from 1,833 to 1,854 square feet. Homes will feature stainless steel appliances, in-home washers and dryers and attached two-car garages, and community amenities will include a resort-style pool, large dog park, children’s play area and walking trails.

FORT WASHINGTON, PENNSYLVANIA — Locally based design firm Meyer has completed a 5,860-square-foot expansion of the bar and lounge area at the Manufacturers’ Golf & Country Club in Fort Washington, located on the northern outskirts of Philadelphia. The two-story bar and lounge now features enhanced dining and outdoor patio space overlooking the golf course. The renovation also included a new grill area, fire pits, pavers and outdoor lighting, and the interior now houses a new wine room with lockers, as well as new lighting, finishes and millwork surrounding newly installed fireplaces.

AURORA, COLO. — Kairoi Residential has received joint venture equity placement and a 55 percent loan-to-cost construction loan for Kairoi Metro Center, an apartment community in Aurora. Leon McBroom, Travis Anderson and Kevin Barron of JLL Capital Markets Advisory advised on the joint venture equity placement and secured the six-year, floating-rate loan through a two-bank syndication for the borrower. Upon completion in early 2026, Kairoi Metro Center will feature 419 one-, two- and three-bedroom units with an average size of 831 square feet. The project will also feature two small urban parks as part of the site plan and is adjacent to a 1.4-acre city park.

MERCED, CALIF. — The University of California Merced (UC Merced) and Merced College have announced plans to jointly develop a 488-bed student housing project for community college and transfer students. The California Legislature gave final approval for the $100 million mechanism that will fund the project. The Promise Housing facility will offer rooms on the UC Merced campus for income-qualified community college students that have met the academic requirements of the university’s Merced Promise agreement. The Merced Promise program was created to encourage the most promising and in-need student populations in California’s Central Valley to transform their lives through the pursuit of higher education. “This joint affordable housing project will be a game-changer for our historically underserved region, removing barriers for our students seeking to transfer to UC Merced and providing them with an opportunity to complete their transfer degree at Merced College while fully engaging in campus life at UC Merced,” says Chris Vitelli, president of Merced College. CHICAGO — A joint venture between The Missner Group and Realterm has completed development of a 130,354-square-foot speculative industrial building in Chicago. The Class A facility is located at 1032 W. 43rd St. within the Chicago Stockyards. The Missner Group also served as general contractor for the project, which features a clear height of 32 feet, 26 exterior docks, two drive-in doors, a 276-space parking area and 20 dedicated trailer stalls. Atom Banana, a fruit wholesaler based in Illinois, leased 61,000 square feet of the building prior to completion. The Missner Group will complete the tenant build-out and intends to start construction in the fourth quarter. The project marks the final of three developments for Realterm and Missner’s joint venture. The project team included Cornerstone Architects and engineer Spaceco Inc. Larry Goldwasser, Colin Green and Michelle Maguire of CBRE served as the leasing agents.

DETROIT — The Gilbert Family Foundation, Henry Ford Health and Shirley Ryan AbilityLab have announced plans for the development of a $439 million inpatient rehabilitation hospital and research facility in Detroit. The project will be an expansion of the existing Henry Ford Health and Michigan State University Health Sciences campus. Plans for the project include a 125,000-square-foot inpatient tower, which will be constructed at the corner of West Grand Boulevard and John C. Lodge Freeway. The facility will offer 72 beds, with three floors of the building occupied by rehabilitation care provider Shirley Ryan AbilityLab.  The rehabilitation floors will provide inpatient care for those recovering from strokes, traumatic brain injuries, spinal cord injuries and other conditions. The Gilbert Family Foundation has provided $10 million fund to increase access to rehabilitation care for low-income residents in Detroit. The building is scheduled for completion in 2029.  The development will also include a new research building on Henry Ford Health’s East Campus. The project will house the Nick Gilbert Neurofibromatosis Research Institute, a facility dedicated to finding a cure for neurofibromatosis.
