CHARLOTTE, N.C. — MRP Realty and Asana Partners have acquired the Duke Energy headquarters building at 526 S. Church St. in Charlotte, with plans to develop a mixed-use project at the site. Initial plans include 450 residential units and 55,000 square feet of ground-floor retail space. Duke Energy plans to vacate the building and move to its newly constructed headquarters at Duke Energy Plaza in late 2023.

SJC Ventures to Break Ground on 20,000 SF Second Phase of West Ashley Station Retail Development in Charleston

CHARLESTON, S.C. — Atlanta-based SJC Ventures has announced plans to break ground on the second phase of West Ashley Station, a retail center in Charleston, later this month. The first phase was built in 2016 with a 45,062-square-foot Whole Foods Market as the anchor tenant. Phase II of the development will add 20,000 square feet of shopping, dining and fitness space. Demolition of a building that formerly housed a Doscher’s IGA Supermarket will occur this month, with vertical construction scheduled to begin in the first quarter of 2023. Planned tenants include Hollywood Feed, Hand & Stone, Another Broken Egg, MADabolic, Pacific Dental and GoodVets. The center is currently 93 percent leased.
IRVING, TEXAS — Dallas-based developer Box Investment Group is underway on construction of Skyway Logistics Center, an 84,406-square-foot industrial project located at 3260 Skyway Circle N. in Irving. The property will feature 32-foot clear heights and will be marketed to both partial- and full-building users. Completion is slated for the third quarter of 2023.
HILLSBOROUGH, N.J. — New Jersey-based developer Adoni Property Group has begun leasing The Franklin at Hillsborough, a 44-unit multifamily project in Northern New Jersey. The property offers one- and two-bedroom units ranging in size from 1,000 to 1,300 square feet that are furnished with stainless steel appliances and quartz countertops. Rents start at $2,350 per month for a one-bedroom unit.
Wood Partners, Principal Real Estate Open 372-Unit Alta Star Harbor Residential Community in Alameda, California

ALAMEDA, CALIF. — Wood Partners and Principal Real Estate have opened Alta Star Harbor, a residential property located at 1518 Clement Ave. in Alameda. The property is a combination of new construction and the adaptive reuse of a 100-year-old Del Monte warehouse, with all residences located within the six-acre historic brick façade. Additionally, select units feature preserved original timber roofs, brick walls and concrete floors combined with modern apartment amenities. Designed by BAR Architects, Alta Star Harbor features 372 apartments in a mix of studio, one-, two- and three-bedroom layouts. Units range from traditional apartment-style homes and townhome options to work/live units. PHILADELPHIA — Parkway Corp. has announced plans for a 438,000-square-foot office building at 2000 Arch St. in Philadelphia’s Center City district. The locally based developer has also received a commitment from insurance giant Chubb to serve as the anchor tenant of the 18-story building. With an anchor tenant in place, construction is now scheduled to begin in the first quarter of 2023, with completion slated for the second quarter of 2026. Chubb expects to place approximately 3,000 employees at the new building within three to five years of opening, with about 1,200 of those positions representing newly created jobs. The new office will be the largest in the country for the New Jersey-based insurance giant, which currently employs about 2,000 people throughout Pennsylvania. In addition, Chubb insures approximately $500 billion in property in Pennsylvania, including $70 billion in Philadelphia, that large users in the healthcare, manufacturing, financial services and media industries occupy. Chubb also has historical ties to Philadelphia, having established its oldest subsidiary, The Insurance Co. of North America, at Independence Hall in 1792. Edgewater to Develop 164,850 SF Distribution Facility in Coastal South Carolina for Pepsi Bottling Ventures

NORTH MYRTLE BEACH, S.C. — Edgewater Ventures plans to develop a 164,850-square-foot build-to-suit distribution facility in North Myrtle Beach for Pepsi Bottling Ventures LLC (PBV). Located in Palmetto Coast Industrial Park, the project will break ground in January of next year. Constructed on 25 acres, the PBV facility will feature tilt-up concrete construction, 30-foot minimum clear heights, an ESFR sprinkler system and expansion capability up to 217,000 square feet. PBV marks the first tenant at the park, which will comprise 720,000 square feet upon completion and includes a dedicated interchange at Highway 31.
Crescent Communities, Sumitomo Forestry Plan $19.5M Industrial Project in Central North Carolina

ARCHDALE, N.C. — Crescent Communities’ AXIAL will develop a 120,000-square-foot built-to-suit manufacturing and distribution center in Archdale for Sumitomo Forestry America Inc., a subsidiary of Sumitomo Forestry Co. Ltd. AXIAL by Crescent and Sumitomo plan to invest $19.5 million in the project, which will break ground in January of next year. Upon completion, the center will produce materials such as roof and floor trusses and wall panels. Sumitomo acquired Crescent Communities in 2018.
Lovett Industrial Starts Construction of 201,329 SF Broadway Logistics Center in Denver

DENVER — Houston-based Lovett Industrial closed on 14.9 acres of land for the development of Broadway Logistics Center, a Class A, front-park, rear-load building in Denver. Totaling 201,329 square feet, Broadway Logistics Center will feature 32-foot clear heights, six-inch reinforced concrete slab, 204 auto parking stalls, 57 dock-high doors, 130 truck courts and 50 trailer parking spots. Construction started in November 2022 with completion slated for October 2023. Drew McManus, Ryan Searle and Bryan Fry of Cushman & Wakefield will handle marketing and leasing efforts for the property. Texas Capital Bank provided construction financing. Brinkmann Constructors is serving as general contractor, Powers Brown Architecture is the lead architect and Kimley-Horn is serving as civil engineer.
WHEELING, ILL. — Structured Development and Burnt City Brewing have opened a second District Brew Yards location at 700 N. Milwaukee Ave. in the Chicago suburb of Wheeling. Occupying the former Ram Restaurant & Brewery, which shuttered in 2019, the 11,668-square-foot space features five breweries: Burnt City Brewing, Around the Bend Beer Co., Casa Humilde Cerveceria, Twisted Hippo Brewing and Histrionic Brewlab. Guests can sample a range of beers and are charged by the ounce with a cashless system. Guests can also enjoy barbecue from Lillie’s Q, fried chicken and fish from Salt & Scratch and Mexican cuisine from Chicano Taqueria. The first District Brew Yards location opened in Chicago’s West Town neighborhood in 2019. The Wheeling location features a taproom with communal tables, bottle shop and outdoor beer garden that seats more than 100 people.
