SAN DIEGO AND ENCINITAS, CALIF. — Raintree Partners is investing more than $225 million in the San Diego housing market with the development of three Class A multifamily communities. Totaling 498 units, the properties include Treehouse and Flora + Fauna in San Diego’s Bankers Hill neighborhood and Dos Lunas in Encinitas. Currently under construction, the eight-story, 115,453-square-foot Treehouse is located at 2525 1st Ave. in San Diego’s Bankers Hill district. The 107-unit community will feature studio, one- and two-bedroom floor plans, a fitness center and sauna, a Zen spa deck and a roof deck with outdoor dining and lounge space with ocean and bay views and an herb garden adjacent to an outdoor kitchen/garden zone. The asset is slated for completion in November. BDE is serving as architect and ECON Construction is serving as contractor. Flora + Fauna, located at 411 Ivy St. in San Diego’s Bankers Hill, will encompass 115,453 square feet spread across two buildings featuring six levels. CENTENNIAL, COLO. — Opus has broken ground on Catalyst Industrial, a Class A speculative industrial development in Centennial. Situated on 14.3 acres at 15030 E. Fremont Drive, Catalyst Industrial will offer 188,054 square feet of space. Designed to accommodate up to six tenants, the building can be divided into units as small as 21,000 square feet. The asset will feature a clear height of 32 feet, 28 truck doors, six drive-in dock doors and parking for 268 vehicles. Opus is the developer, design-builder, architect and structural engineer of record on the project, which is slated for completion in early first-quarter 2026. Todd Witty and Daniel Close of CBRE will market the facility for lease.
SALEM, MASS. — Gilbane Building Co. has begun construction on multiple projects at Salem State University (SSU), located north of Boston, that are part of a “campus unification and modernization” initiative known as SSU Bold. The projects incorporate renovations to the existing Horace Mann building, which has been vacant since 2018, and the expansion of Meier Hall to bring new lab spaces to programs housed in the building. Once these projects have been completed in fall 2027, the university will relocate its South Campus-housed programs to North Campus, unifying its footprint and allowing the planned sale of South Campus to move forward. The new facilities will house nursing, occupational therapy, biology, chemistry and geological sciences programs, as well as various student hubs and flexible classrooms.
OMAHA, NEB. — Kraus-Anderson (KA) has completed construction of the WarHorse Casino, a $127.6 million gaming facility located at 6303 Q St. in Omaha. WarHorse Gaming LLC, which will manage and operate the expansion of casino gaming, is a division of Ho-Chunk Inc., the economic development corporation of the Winnebago Tribe of Nebraska. I-5 Design was the architect. KA completed construction in two phases. The first phase included a 46,376-square-foot remodel of the existing building and a 247,529-square-foot, four-story parking garage. Phase II includes a 63,365-square-foot, two-story expansion and sky bridge connecting the casino and parking garage. A grand opening is scheduled for Thursday, May 8. The casino features approximately 1,300 slots and 20 table games, of which more than 800 were included in the first phase.
ELKHORN, NEB. — Lockwood Construction has broken ground on Primrose School’s new location in Elkhorn. The 13,598-square-foot project marks the third Primrose School built by Lockwood, and the fourth Primrose School within the Omaha metro area. The Elkhorn facility will feature classrooms, outdoor play areas and learning spaces designed to foster early childhood development. The school, which is slated to open in November, is locally owned and operated by Cole and Katie Stichler.
FRISCO, TEXAS — Dallas-based Cambridge Holdings Inc. has broken ground on a medical office building within the 242-acre Frisco Station mixed-use development on the northern outskirts of Dallas. According to multiple media outlets, including The Dallas Business Journal, the project has a $50 million price tag. The site is located on the northwest quadrant of Dallas North Tollway and Warren Parkway, adjacent to The Star, and the building will total 85,800 square feet. Compass Surgical Partners, Orthopedic Institute of North Texas and Lam Vascular & Associates have committed to being the project’s anchor tenants. Perkins&Will is the project architect, and Rogers-O’Brien Construction is the general contractor. Kimley-Horn is providing civil engineering services, and Transwestern has been tapped as the leasing agent. Completion is slated for late 2026. A partnership between Hillwood, VanTrust Real Estate and The Rudman Partnership owns Frisco Station.
DALLAS — Adolfson & Peterson (AP) Construction has begun the renovation and expansion of Christ the King Catholic Church and School in Dallas. Designed by Beck Architecture, the project will include a complete renovation of Parish Hall and demolition of Bernadine Hall, which will be replaced by a new, 25,000-square-foot academic building. The project team will also add a new chapel and courtyard and relocate the church business office. Construction will be carried out in phases, with the groundbreaking to take place in the coming weeks and completion slated for next summer.
COVINGTON, LA. — Kia of Covington has opened a new dealership located at 69010 Highway 190 at I-12 in Covington, a city in Louisiana’s Northshore region in St. Tammany Parish. The dealership includes a spacious showroom, parts and service center and the opportunity for buyers to test drive new 2025 Kia models. Jason Reibert and Mike Saucier of Gulf States Real Estate & Construction Services led and managed Greenleaf Architects and High Tide Consultants throughout the project on behalf of Kevin Szura, president of Kia of Covington. Gulf States also helped with the site selection process for the new dealership. Kia of Convington plans to host a grand opening celebration for the general public in mid-May.
GILBERT, ARIZ. — Thompson Thrift has broken ground on The Gilmore, a $225 million mixed-use development located in the Phoenix suburb of Gilbert. The 35-acre project will comprise approximately 200,000 square feet of grocery, restaurant and retail space, 300 luxury apartment homes and a hotel. The development will feature a main street-style entrance with covered walkways, common areas, murals by local artists and landscaped outdoor gathering spaces. More than 25 retail leases have already been signed, including Better Buzz Coffee; Handel’s Ice Cream; Jersey Mike’s; Sweathouz; Rebel Wine Lounge; Square 1 Food Hall; Nook Kitchen; Phantom Fox Brewery; Level 1 Arcade Bar; Woof Gang Bakery & Grooming; Over Easy; and a 64,000-square-foot Safeway. Retailers are expected to begin opening in late 2026, while the first resident move-ins are planned for early 2027.

EL CAJON, CALIF. — Construction is complete for Gillespie Field iPark, a build-to-suit manufacturing facility for GKN Aerospace and distribution speculative suite near Gillespie Field public airport in El Cajon. The project’s development team includes Ware Malcomb as architect, interior designer and civil engineer; Chestnut Properties as developer; C2 Building Group as general contractor; Prime Engineering as structural engineer; Ridge Landscaping as landscape architect; and NV5 as utility consultant. GKN Aerospace is a global tier-one suppler of aftermath repairs, airframe and engine structures, landing gear, electrical interconnection systems and transparencies. The 380,000-square-foot facility features a two-story lobby, mezzanine, conference rooms, break areas, technical labs and climate-conditioned manufacturing warehouse.
