OCALA, FLA. — Kansas City-based Hunt Midwest and locally based partner Boyd+Mox have broken ground on Ocala South Logistics Park, a 1.4 million-square-foot industrial campus in Central Florida. The Class A development will be situated on a 93-acre site within Florida Crossroads Commerce Park, about three miles from I-75. The co-developers broke ground on the first of four buildings, a rear-load warehouse spanning 251,511 square feet. The speculative building is set to deliver before the end of the year and will feature 32-foot clear heights, 68 dock-high doors, 60-foot-deep speed bays and two drive-in doors. The project represents Hunt Midwest’s first industrial development in Florida and its first venture with Boyd+Mox. The design-build team for Ocala South Logistics Park includes civil engineer Kimley Horn, architect LS3P and general contractor Evans General Contractors. Rian Smith, Kris Courier and Josh Tarkow of CBRE are leasing the park on behalf of the owners.

Turnbridge Equities Begins Construction on Ashwood 12 South Mixed-Use Development in Nashville

NASHVILLE, TENN. — Turnbridge Equities has begun construction on Ashwood 12 South, a mixed-use development located at 2212 12th Ave. S in Nashville. The 116,500-square-foot project will be located on a nearly two-acre site in the city’s 12 South neighborhood. Set for completion in late 2024, Ashwood 12 South will feature 44,500 square feet of retail and restaurant space, including Two Hands, a community-focused café and bar, and Sushi-san, a sushi concept from Lettuce Entertain You Restaurants. The development will also include 72,000 square feet of small offices, outdoor common areas and 190 parking spaces. Jeremy Zidell of Rue Realty and Elam Freeman of Ojas Partners are handling the retail leasing assignment at Ashwood 12 South, and Frank Thomasson and Byran Fort of CBRE are handling office leasing.
SURPRISE, ARIZ. — Rockefeller Group has purchased a 25-acre parcel in Surprise with plans to develop Surprise Pointe Commerce Center, a 415,000-square-foot speculative distribution center. Located approximately 20 miles northwest of Phoenix, the project is designed to accommodate one to four tenants. Plans call for 36-foot clear height, 83 dock doors, a 185-foot truck yard, 103 truck trailer parking stalls, 466 auto parking stalls and custom-designed office space. Cooper Fratt of CBRE and Kirk Kuller of Cushman & Wakefield represented Rockefeller Group and will handle the marketing and leasing of the project. Ware Malcomb will design the project and Layton Construction will be the general contractor. Rockefeller Group’s civil engineer is Hunter Engineering.
CHICAGO — Summit Design + Build has completed the adaptive reuse of a five-story industrial building in Chicago’s West Loop into a boutique, extended-stay hotel. Located at 1436 Randolph St., the property features 49 apartment-style rooms. All the rooms are fully equipped with kitchens and in-suite laundry. Guests have access to a fitness center and the ground floor contains both retail and restaurant space. Marquette Cos. was the developer and Brininstool + Lynch served as architect.
PEARLAND, TEXAS — Jetstream Communities, an affiliate of locally based firm CityStreet Residential Partners, has completed renovations at Jetstream RV Resort — Pearland, a 234-site park located on the southern outskirts of Houston. The 20-acre development includes four fully furnished houses that are available for rent. Renovations primarily focused on spaces that house amenities, which include a pool, clubhouses, fitness center, business center, arcade, dog park, outdoor dining and gaming areas, a beer garden and onsite laundry facilities.
GEORGETOWN AND ROUND ROCK, TEXAS — Baltimore-based St. John Properties will develop Westinghouse Crossing, a 225,000-square-foot mixed-use project that will be located on the northern outskirts of Austin. The site near the intersection of Westinghouse Road and North Mays Street lies at the southern border of Georgetown and the northern border of Round Rock. Westinghouse Crossing will feature 170,000 square feet of research-and-development facilities, 40,000 square feet of office space and 15,000 square feet of retail space. Construction is scheduled to begin this fall and to be complete in summer 2024. TYLER, TEXAS — General contractor Hoar Construction has broken ground on a 50,000-square-foot expansion project at the Braithwaite College of Nursing & Health Sciences at The University of Texas at Tyler. Designed by Fitzpatrick Architects, the project will essentially double the size of the existing building by adding new classrooms, office spaces, student meeting areas and labs. Completion is slated for summer 2024.
NEWTON, MASS. — Locally based owner-operator 2Life Communities has broken ground on Opus Newton, a seniors housing project that will be located on the western outskirts of Boston. The site is situated adjacent to 2Life’s Coleman House on the Jewish Community Center Greater Boston campus. Construction is slated for a summer 2025 completion. According to the developer, 95 percent of the residences are already preleased.
RED Development, Globe Corp. Plan 150-Acre GSQ Mixed-Use Project in Goodyear, Arizona

GOODYEAR, ARIZ. — A joint venture between RED Development and Globe Corp. has released plans for GSQ, a 150-acre mixed-use development located in Goodyear, approximately 15 miles west of Phoenix. Groundbreaking on the project is proposed for next year. Plans include retail and entertainment space, restaurants, multifamily communities, office space and a hotel. GSQ will complement the Goodyear Civic Square at GSQ development, which Globe Corp. completed in August 2022. Goodyear Civic Square features a new city hall building, two-story library, two-acre community park, office space and retail space. “Our dream of a downtown is one step closer to becoming reality,” says Goodyear Mayor Joe Pizzillo. “We have all the right partners working together to create a very special walkable district for our residents — and the greater Southwest Valley region — to enjoy as they bring quality shopping, dining and entertainment to this area.” A number of new developments have been announced in Goodyear this year, including build-to-rent projects by UrbanStreet Group and a joint venture between Blue Vista Capital Management and Family Development; and several industrial projects, including a warehouse for Sub-Zero Group and the $360 million first phase of AirPark, located adjacent to the Phoenix-Goodyear airport.
