FRANKLIN, TENN. — McHugh Construction has delivered the Inn and Spa at Southall, a 325-acre luxury farm resort in the south Nashville suburb of Franklin. The approximately 95,000-square-foot property features 62 guest rooms, an executive boardroom, 15,000-square-foot spa, an all-day restaurant and bar and a 3,700-square-foot signature restaurant called January that serves fare grown onsite. Many guestrooms include wood-burning fireplaces, exposed wood beams and large windows. McHugh used cross-laminated timber and heavy timber for all four buildings in the project. Paul Mishkin, a Chicago investor, is the founder of Southall.

University of Arizona Completes Construction of $85M Applied Research Building in Tucson

TUCSON, ARIZ. — The University of Arizona has completed construction of its $85 million Applied Research Building (ARB) in Tucson. The 89,000-square-foot ARB is the first building in the country to house all research spaces related to the fabrication and testing of satellites in one integrated facility. The ARB is the new home of applied physical sciences and engineering, connecting faculty across four colleges and eight departments. McCarthy Building Cos. constructed the property, which SmithGroup designed.
GILBERTS, ILL. — RMK Management Corp. has begun leasing efforts for Conservancy at Gilberts, a new community that will offer 94 rental townhomes and 90 single-family rental homes in the Northwest Chicago suburb of Gilberts. Construction is complete for the community’s first phase, which comprises 54 townhomes. Many of the townhomes have been leased and nine are occupied. Construction is underway on the remaining 40 townhomes. RMK has begun pre-leasing efforts for the first phase of 46 single-family rental homes, which are slated for occupancy in June. Two-and three-bedroom townhomes measure from 1,469 to 1,724 square feet with monthly rents ranging from $2,530 to $2,925. Four-bedroom townhomes measure from 2,114 to 2,423 square feet. Conservancy at Gilberts is a pet-friendly community and offers ample green space and outdoor areas.
APPLE VALLEY, CALIF. — Preston-Lee Management Co. has opened the San Bernardino County Behavioral Health Apple Valley Community Clinic on Highway 18 in Apple Valley. The 28,000-square-foot mental health facility offers counseling and outpatient services to the High Desert community. The new county building will serve as the High Desert headquarters for the Department of Behavioral Health. San Bernardino County is planning to centralize other affiliates of the Department of Behavioral Health, which are currently dispersed throughout the valley. By housing the departments and their affiliates in an expanded, central location, the new facility will improve efficiency and offer a more streamlined process for residents. Along with counseling and outpatient services, a 24-hour crisis hotline will be among the new services available in the complex. BLVD Breaks Ground on $13.5M Redevelopment of Aqua Vista Affordable Apartments in Newport News, Virginia

NEWPORT NEWS, VA. — The BLVD Group is underway on the $13.5 million redevelopment of Aqua Vista Apartments, a 150-unit affordable housing community in Newport News. Built in 1970, the property will undergo improvements including updates to the building envelope, new finishes throughout the units and expanded amenities such as a grilling area, playground, dog park, business center and community room. BLVD also plans to convert the building systems from gas to electric power and seek the Enterprise Green Communities certification upon completion of the redevelopment. BLVD is the developer, with Hooker De Jong Architects and Metro Group Services serving as the architect and general contractor on the project, respectively. Enterprise Communities is the equity partner, and Virginia Housing is the construction lender. The redevelopment will preserve the affordability status of the community through 2072, with units reserved for individuals and families earning 60 percent or less of the area median income (AMI).
WYLIE, TEXAS — A partnership between Houston-based developer Lovett Industrial and Chicago-based investment firm Cresset Partners has broken ground on Wylie Business Center, a 274,416-square-foot project that will be located on the southern outskirts of Dallas. Building features will include a rear-load configuration, 36-foot clear heights, 55 dock-high doors, 185-foot truck court depths, 77 trailer parking stalls and 154 car parking spaces. Ware Malcolmb is the project architect, and Conlan Co. is the general contractor. JLL will market the property for lease. Completion is slated for December.
EAST HANOVER, N.J. — Locally based developer KRE Group has broken ground on Valley View Park, a 239-unit multifamily project in East Hanover, about 30 miles west of Manhattan. The property will consist of five four-story buildings. Units will come in one- and two-bedroom formats, and 34 residences will be subject to income restrictions. The amenity package will comprise a pool, fitness center, clubhouse, indoor and outdoor children’s play areas, outdoor grilling and dining stations, a gaming lawn, dog park and walking trails. A tentative completion date was not disclosed.
CREVE COEUR, MO. — Western Specialty Contractors is completing the final phases of restoration work on the parking garage at CityPlace Four, a 103,000-square-foot office building in the western St. Louis suburb of Creve Coeur. Constructed in 2001, the four-story office building features a 339-space parking garage. A lack of maintenance, poor drainage and leaking planter boxes on the garage’s street-level concrete topping slab and a suspended deck had resulted in severe deterioration and water seepage into a parking area below. The garage has remained open during the multi-phase project. Phase III, which focuses on the garage’s southwest corner, will be completed this year. Phase IV on the northwest corner will be completed next year. ABS Consulting is the project engineer.
BOGOTA AND RIDGEFIELD PARK, N.J. — A joint venture between locally based developer The Hampshire Cos. and Atlanta-based Invesco Real Estate will develop a 187,530-square-foot industrial facility in the Northern New Jersey communities of Bogota and Ridgefield Park. The site at 30 Cross St. spans 11.7 acres, and the building will feature a clear height of 36 feet, 21 dock-high doors and 268 automobile parking spaces. Michael Klein, John Rose, Jon Mikula and Ryan Carroll of JLL arranged $34.5 million in floating-rate construction financing through Texas Capital Bank on behalf of the joint venture. A tentative completion date was not disclosed.
WESLEY CHAPEL, FLA. — JLL Capital Markets has brokered the sale of a 48.1-acre build-to-rent development site located in Wesley Chapel. The site is approved for the construction of a 190-unit townhome community called GroveParc Townhomes. Max La Cava, Zach Nolan and Manny de Zarraga of JLL represented the seller, Blue Pointe Investors, in the transaction. Resibuilt acquired the property for an undisclosed price. Upon completion, which is scheduled for January 2025, GroveParc Townhomes will feature three- and four-bedroom townhomes with garages. Amenities will include a clubhouse, swimming pool, fitness center, playground, dog park, pickleball courts, lakeside trail and pedestrian access to the adjacent Krate & The Grove at Wesley Chapel, an open-air shopping center.
