INDIANAPOLIS — Local healthcare provider Adult & Child Health, Colliers, healthcare real estate company Innovcare and national development firm TWG have unveiled a master plan for the redevelopment of Meridian Street in Indianapolis. Project costs are estimated at $65 million. Plans call for the redevelopment of six buildings along the North Meridian Corridor. The development team plans to convert the properties into new uses such as primary care services, mental health services and affordable housing. All of the buildings are located within a federal Opportunity Zone and near the IndyGo Red Line. The project is made possible through support from the City of Indianapolis. Innovcare will pay real estate property taxes to further the redevelopment and investment of the Meridian corridor. Adult & Child Health signed a long-term lease to relocate to 1840 N. Meridian St. upon completion of the redevelopment project. The 40,000-square-foot building and parking area, previously owned by Indianapolis Public Schools, has sat vacant for seven years. HACKENSACK, N.J. — Locally based developer Hornrock Properties has begun leasing Ivy & Green, a 221-unit apartment complex in the Northern New Jersey community of Hackensack. Designed by Minno & Wasko Architects, the six-story building houses studio, one- and two-bedroom units. Amenities include coworking spaces, private conference rooms, a gaming lounge, speakeasy bar, demonstration kitchen, theater and music studio, a children’s playroom, fitness center, pet spa and package lockers. Monthly rents start in the $2300s. A second phase of Ivy & Green totaling 168 units is also in the development pipeline.
MorningStar Completes Renovations at 144-Unit Seniors Housing Community in Pasadena, California

PASADENA, CALIF. — MorningStar Senior Living has reopened its 144-unit community in Pasadena. Soon after assuming management in December 2020, MorningStar, a Denver-based senior living owner and operator, began a complete renovation of the four-story community. Aneka Interiors led the redesign, which included the addition of memory care services to the community. MorningStar is planning an expansion building next door to the existing community that will offer additional independent living, which is scheduled to open in early 2025.
PISCATAWAY, N.J. — A joint venture between Levin Properties and an undisclosed partner has broken ground on a 78,000-square-foot industrial project in the Northern New Jersey community of Piscataway. The site at 30 Duke Road is located within Rutgers Industrial Center, a seven-building, 650,000-square-foot development. Building features will include a clear height of 40 feet, 13 bays and an ESFR sprinkler system. Completion is slated for the fourth quarter. Cushman & Wakefield is marketing the property for lease.
Beacon Partners Signs Four Tenants Totaling 202,403 SF at Carolina Logistics Park in Metro Charlotte

PINEVILLE, N.C. — Beacon Partners has signed four tenants to leases at 12004 Carolina Logistics Drive within Carolina Logistics Park in Pineville, roughly 13 miles outside Charlotte. Together the companies will fully occupy the property’s full 202,403 square feet, which was completed last month and features 32-foot ceilings and a full concrete truck court. ProSource, a Greenville-founded distributor of plumbing supplies, luxury plumbing fixtures, lighting fixtures and cabinet and door hardware, will lease 54,694 square feet. VIP Products, a pet toy and product distributor, will occupy 54,605 square feet. E2i Solutions, a supplier of multifamily and seniors housing lighting, will open a 40,237-square-foot distribution hub at the property, and Elnik Systems, a metal injection molding furnace and debinding oven manufacturer, will occupy 52,867 square feet for production and training. FOUNTAIN, COLO. — Thompson Thrift has announced plans to develop The Garrison, a 336-unit, Class A apartment community in the Colorado Springs suburb of Fountain. The complex will be situated near the intersection of Mesa Ridge Parkway and Fountain Mesa Road, adjacent to Fountain’s two major roadways and with easy access to Interstate 25. It will offer one- to three-bedroom floorplans with up to 1,369 square feet of living space. The development site spans 22 acres. Thompson Thrift will utilize the land’s natural undulation with thoughtful grading to provide unobstructed views of the Cheyenne Mountain range for the 10 three-story, garden-style buildings. The community is scheduled to welcome new residents starting in late 2024.
HOUSTON — A partnership between The Harris County Housing Authority (HCHA) and LDG Development has opened The Hollows, a 192-unit affordable housing complex in Houston’s Channelview neighborhood. The development offers one-, two- and three-bedroom units that are reserved for households earning 80 percent or less of the area median income. In addition, 15 residences are earmarked for families who have been impacted by homelessness. Physical amenities include a pool, playground and outdoor grilling and dining stations, and residents have access to social service programs focused on health, financial stability and education. Citi Community Capital and Hunt Capital Partners provided financing for The Hollows.
HOPEWELL, N.J. — A development team that includes Philadelphia-based architecture firm Meyer and IPS Integrated Project Services has topped out a 400,000-square-foot life sciences project in Hopewell, a suburb of Trenton. The manufacturing and research facility is a build-to-suit for BeiGene, a global biotech firm that develops cancer medicines. The site spans 42 acres within the Princeton West Innovation Campus. Full completion is slated for 2024.
KANSAS CITY, MO. — Developer Michael Zeller and his project team are underway on the redevelopment of Rock Island Bridge in Kansas City. The bridge is a historical landmark dating back to 1906 that is being transformed into a recreational space. Plans call for 11,000 square feet of multipurpose space for open-air food courts, a food hall with industrial kitchens, office, retail and 8,000 square feet of event space with a removable cover and open-air veranda. Construction began in February and is slated for completion in spring 2024. MultiStudio, formerly known as Gould Evans, is the project architect. Thornton Tomasetti and TranSystems are the engineers. L.G. Barcus & Sons Construction Co. is building the lower and upper decks, while Centric Construction Co. is working on the buildings and finishes. HNTB is working on the design of the levee frontage and surrounding land. Stinson LLP assisted the development team in navigating legal issues concerning ownership rights of the bridge over a state-owned waterway. These issues included federal railroad law, state and federal highway/transportation laws, Kansas water law and general Kansas property law.
KANSAS CITY, KAN. — Co-developers Hunt Midwest and LANE4 Property Group are set to break ground later this month on The Hudson, a 228-unit luxury apartment complex in Kansas City’s Rosedale neighborhood. The project will be situated adjacent to The University of Kansas Health System campus at the corner of 36th Street and Rainbow Boulevard. The community will be built in partnership with KU Endowment. The Hudson’s name is a nod to historic Kansas City, where Rainbow Boulevard was once known as Hudson Road until it was renamed in 1919. Amenities will include a hotel-style lobby, fitness center, garage parking, pet-friendly spaces, a business center and fifth-floor clubroom with an outdoor terrace. Demolition of the former Cambridge West apartments on the project site wrapped up last summer. The Hudson is slated for completion in summer 2025. Security Bank provided financing. BRR Architecture is the architect, MW Builders is the general contractor and Olsson is the civil engineer.
