OGA, Heritage Medical Deliver $30.6M Medical Office Building Near Nashville

MT. JULIET, TENN. — Nashville-based Oman-Gibson Associates (OGA) and partner Heritage Medical Associates have completed construction of a $30.6 million medical office building located at 325 Old Pleasant Grove Road in Mt. Juliet, a suburb of Nashville. The 87,000-square-foot building is home to more than 25 Heritage Medical physicians representing multiple specialties, including primary care, allergy, dermatology, ear, nose and throat (ENT), endocrinology/diabetes, gastroenterology, laboratory and rheumatology/arthritis. The three-story facility features three procedure rooms, an imaging suite, infusion chairs, allergy shot stations, two-story entrance, all-glass waiting area, window-filled corridors and a dedicated parking area. Heritage Medical combined its existing Mt. Juliet office and Summit Medical Center offices into the new facility. In 2019, OGA and Heritage Medical partnered on a 63,500-square-foot medical office building in the Nashville suburb of Brentwood, Tenn.

Stream Realty, AEW to Build Two Metro Atlanta Industrial Facilities Totaling 768,000 SF

ADAIRSVILLE AND UNION CITY, GA. — Stream Realty Partners and AEW have partnered to develop two new speculative industrial projects in metro Atlanta totaling more than 768,000 square feet. The duo are set to develop Adairsville Logistics Center at 3048 U.S. Highway 41 in Adairsville and Union City Logistics Center at 4811 Flat Shoals Road in Union City. Justin Robinson, Virginia Crabtree, Isaac Weeks, Nick Peacher and Scott Jones of Stream Realty will provide construction management, leasing and property management services at both properties, which are set to come on line by the second quarter of 2023. Evans General Contractors will serve as the general contractor for both projects.

Ryan Cos. Opens 480-Unit Avalyn Apartments in Chula Vista, California

CHULA VISTA, CALIF. — Ryan Cos. has opened The Avalyn, an eight-building multifamily community within the master-planned Millenia in Chula Vista. The Avalyn features 480 apartments spread across eight three- and four-story buildings, as well as 14,000 square feet of commercial space. The units are available in one-, two- and three-bedroom flats, two-story lofts, live-work units and three-story townhomes. On-site amenities include a swimming pool, spa, clubhouse kitchen with lounge, Prohibition-style speakeasy, fitness center, community working spaces, two rooftop decks, pickleball court, bike maintenance and storage, community garden, two dog run and wash areas, and a live music studio. The Avalyn is the result of a development partnership between MetLife Investment Management and Allstate Investments as equity partners, and City National Bank and Vectra Bank Colorado, a division of Zions Bancorporation, as lenders.

Wood Partners Breaks Ground on 326-Unit Alta Amberglen Multifamily Community Near Portland

HILLSBORO, ORE. — Wood Partners has broken ground on Alta Amberglen, an apartment property on 18 acres at the intersection of NE Eckert Drive and Walker Road in Hillsboro. Slated for completion in 2024, Alta Amberglen will feature 326 one-, two- and three-bedroom apartments, as well as townhome options. Each residence will offer kitchens in two color palettes, stainless steel appliances, quartz countertops, tile backsplash, in-unit washers/dryers and wide-plank flooring throughout. Community amenities will include an on-site pocket park, a 10-acre wooded area and natural stream within the property’s 18-acre site, a fitness center with yoga studio, multiple coworking spaces, a game room with golf simulator, a podcast studio and ample room for socializing with fellow residents. Preleasing for Alta Amberglen is scheduled to begin in late 2023. Wood Residential will manage the property.

CEDARst, WeWork to Open Flexible Workspace at Bridgeview Bank Redevelopment in Chicago

CHICAGO — CEDARst Cos. and WeWork have unveiled plans to open the first WeWork location on Chicago’s North Side as part of the adaptive reuse project of the Bridgeview Bank building. The WeWork location will offer nearly 25,000 square feet of flexible workspace and is slated to open this fall. CEDARst is redeveloping the historic property into a $58 million mixed-use project. Plans call for 176 apartment units, 13,500 square feet of retail space and 19,000 square feet of office space in addition to the WeWork space. CEDARst’s property management company, FLATS, will manage the asset. The Bridgeview Bank building dates back to 1925.

McShane Breaks Ground on 40-Unit Affordable Housing Community in Elgin, Illinois

ELGIN, ILL. — McShane Construction Co. has broken ground on Hanover Landing, a 40-unit affordable housing community that will serve vulnerable populations and individuals with disabilities in Elgin. UPholdings is the developer. Located at 711 E. Chicago St., the three-story property will feature amenities such as a community lounge, computer room, fitness center, laundry facilities and outdoor space. Residents will also have access to services such as case management, life skill training and employment assistance. Hanover Township partnered with UPholdings and the Housing Opportunity Development Corp. on the project. Ecker Center for Behavioral Health will serve as the lead service provider and operate an onsite clinic. Hooker DeJong is the architect. Completion is slated for September 2023.

Lovett Industrial, Cresset Partners Break Ground on 1.2 MSF Logistics Project in Conroe, Texas

CONROE, TEXAS — A partnership between locally based developer Lovett Industrial and private investment firm Cresset Partners has broken ground on NorthPort Logistics Center, a 1.2 million-square-foot logistics project in Conroe, about 40 miles north of Houston. The Class A facility will be situated on a 75-acre site within Conroe Park North and will feature 40-foot clear heights, 224 dock-high doors, 190-foot truck court depths and a minimum of 273 trailer parking stalls. Powers Brown Architecture is designing the project, and Alston Construction is serving as the general contractor. CBRE is the leasing agent, and Citizens Bank provided construction financing. Completion is slated for the second quarter of 2023.

NexCore Group Opens Orthopedic Medical Office Building in Council Bluffs, Iowa

COUNCIL BLUFFS, IOWA — NexCore Group has completed development of a new orthopedic medical office building in Council Bluffs, a suburb of Omaha. OrthoNebraska occupies the 23,000-square-foot, build-to-suit project, which is located at 1260 Valley View Drive. OrthoNebraska offers orthopedic services to those with needs related to arthritis, osteoporosis, fractures, dislocations, torn ligaments, sprains, strains, tendon injuries and pulled muscles. Leo A Daly was the project architect and McCarthy Building Cos. was the general contractor. NexCore owns the property in a joint venture with Harrison Street.

JLL Arranges $133.6M Construction Loan for 19th & Church Apartments in Midtown Nashville

NASHVILLE, TENN. — JLL has arranged $133.6 million in construction financing for the development of 19th & Church, a 383-unit apartment development located at 1815 Church St. in Nashville’s Midtown neighborhood. Chris Knight led the JLL team that arranged the financing through Square Mile Capital Management LLC on behalf of the borrower, a joint venture between Ascend Real Estate Group and Wanxiang America Real Estate Group that is doing business as 19th Church Street LLC. Upon completion, the 16-story property will feature studio, one- and two-bedroom apartments with an average size of 814 square feet and high-end finishes. Community amenities will include a coffee bar, fitness center and yoga studio, indoor entertainment room, gourmet chef’s kitchen, music and podcast studio, an outdoor bar with TVs and bar seating, a courtyard with a pool, grilling stations and firepits and private work rooms. Additionally, 19th & Church will offer 6,000 square feet of retail space. No construction timeline was disclosed.

Olive Tree Holdings Underway on $10M Renovation at Metro Houston Affordable Housing Community

PASADENA, TEXAS — New York City-based Olive Tree Holdings is underway on a $10 million renovation at The Life at Park View, a 309-unit affordable housing community in the eastern Houston suburb of Pasadena. The property houses one-, two- and three-bedroom units for households earning 60 percent or less of the area median income. Renovations will include new flooring, kitchen and bathroom countertops, cabinets and appliances. To date, 59 residences have been completed, with an additional 50 in progress. Exterior improvements will include new roofing and windows, as well as plumbing and HVAC upgrades. Completion is slated for the second quarter of 2023.
