EAST HANOVER, N.J. — Locally based developer Kushner has begun leasing Livana East Hanover, a 265-unit multifamily project in the Northern New Jersey community of East Hanover. The community features a mix of one- to three-bedroom residences across four buildings and includes 53 affordable housing units. The amenity package comprises a pool, grilling stations, outdoor gaming area, fitness center with a yoga studio, theater room, residents-only clubroom, a conference room and coworking facilities. Construction began in June 2022. Rents start at $2,500 per month for a one-bedroom apartment.

CHARLOTTESVILLE, VA. — A joint venture between Subtext and Kayne Anderson Real Estate has broken ground on VERVE Charlottesville, a 1,332-bed student housing project located adjacent to the University of Virginia campus at 100 Stadium Road in Charlottesville. The 12-story community will span 729,262 square feet and offer 463 units in studio, one-, two-, three- and four-bedroom floorplans. Amenities will include a fireside lobby lounge, coffee café, two-story fitness and wellness center, multi-sport gaming lounge, F1 driving simulator, pool terrace, dog spa and pet park, makerspace, an outdoor fitness lawn and dedicated library and study spaces. The joint venture will also contribute $6.8 million to the Charlottesville Affordable Housing Fund as part of its development agreement with the City of Charlottesville. The development team for the project includes John Moriarty & Associates, Sumitomo Mitsui Banking Corp., ESG Architecture & Design, Wolf Ackerman Design, AJC Design Group, SK&A and Timmons Group. VERVE Charlottesville is slated for completion in summer 2027.

WHITTIER, CALIF. — San Juan Capistrano, Calif.-based ALMQUIST will open Rodeo 72, a 20,000-square-foot food hall in Whittier. The food hall is being created in a building that once housed a juvenile correctional facility. Rodeo 72 will contain 15 food-and-beverage concepts, a bar and a community-driven space for live music, local art and pop-up events. Additionally, tattoo studio Grailed Galley will also open inside Rodeo 72. The food hall is scheduled to open Saturday, May 3. ALMQUIST has also developed Rodeo 39 Public Market in Stanton, Calif., and Rodeo at River Street in San Juan Capistrano.

WASHINGTON, D.C. — The NFL’s Washington Commanders have announced plans to develop a new football stadium in Washington, D.C., (“the District”), as well as a surrounding mixed-use destination. The team, which currently plays at FedEx Field in Landover, Md., has pledged to invest at least $2.7 billion into financing the project. The District has committed to a $500 million investment for the new stadium, which is expected to open in 2030. The site spans 180 acres within the Robert Francis Kennedy (RFK) campus on the city’s east side. The Commanders, formerly known as the Redskins, are developing the new 65,000-seat stadium in partnership with the District, which recently gained control of the campus via the D.C. Robert F. Kennedy Memorial Stadium Campus Revitalization Act. The legislation, which took effect in January, gave the District the ability to develop the campus for a mix of uses, lifting the restrictions that were in place under the previous lease. The legislation also required that 30 percent of the RFK campus be reserved for parks, trails and open space, not including a 32-acre riparian area along the Anacostia River. PALM BEACH, FLA. — New York-based O’Connor Capital Partners plans to redevelop the former Saks Fifth Avenue retail space at The Esplanade, a 146,000-square-foot shopping center located at 150 Worth Ave. in Palm Beach. The two-level, 50,000-square-foot store will be transformed to feature high-end retail, office space and lifestyle offerings. Fairfax & Sammons Architecture will design the redevelopment project, while Odyssey Retail will lead leasing efforts and tenant curation. Current luxury retailers at The Esplanade include Louis Vuitton, Emilio Pucci, Akris, Christofle, Panerai, Hublot, Carolina Herrera, Lugano Diamonds and Worth Avenue Watches.

NORFOLK, VA. — The Breeden Co. has completed Lake Taylor Pointe Apartments, a 198-unit multifamily community located at 1060 Kempsville Road near Norfolk International Airport. Breedon Construction served as the general contractor for the $43 million development. The apartment complex features carriage house and garden-style buildings, with one to three-bedroom floorplans ranging in size from 723 square feet to 1,425, according to Apartments.com. Amenities at the complex include a resort-style swimming pool, poolside fitness center, outdoor gathering areas, arcade room, electric vehicle charging stations and a bark park. Rental rates for the property begin at $1,750.

CELINA, TEXAS — Walmart will open a 200,000-square-foot store in the North Texas city of Celina that will be operated under the Arkansas-based retail giant’s Supercenter brand. The store will be located at the northwest corner of Preston Road and the West Outer Loop and will house a full-service grocery store and pharmacy, as well as electronics, apparel and home goods departments. Walmart is developing the store in partnership with the Celina Economic Development Corp. Construction is underway, and the opening is slated for next spring.

OSCEOLA COUNTY, FLA. — Green Mills Group has broken ground on a $26 million affordable seniors housing community in unincorporated Osceola County. Dubbed Poinciana Parc, the midrise property will comprise 86 units and amenities including a fitness center, business center, club/game room, laundry room and a swimming pool. The Florida Housing Finance Corp. awarded the project a 9 percent tax credit allocation in May 2023. Additional capital partners on Poinciana Parc include TD Bank, Raymond James Affordable Housing Investments and Neighborhood Lending Partners.

NEW YORK CITY — A partnership between The Port Authority of New York and New Jersey, Worldwide Flight Services (WFS) and Annapolis-based transportation real estate investment and management firm Realterm has completed a $270 million consolidated cargo handling facility at John F. Kennedy International Airport in Queens. WFS, the airport’s main cargo handling agency, will operate the 350,000-square-foot facility, which spans 26 acres, replaces two older facilities and brings together operations from four separate cargo zones into a single modernized location. Realterm, which developed the facility via ground lease, specializes in owning and operating airport logistics facilities via a 17 million-square-foot portfolio of such assets across 37 airports. The project was first announced in summer 2021. The new cargo facility features several innovations designed to reduce wait times for truck drivers and minimize queuing outside the facility. These include an advanced truck dock management system that optimizes the flow of goods in and out of the facility, leveraging real-time scheduling, automated check-ins and digital communication between drivers and dock operators. The system automatically allocates the most efficient doors based on the size, type and contents of each delivery and also ensures that trucks arrive only when a dock is available, …

LAKE FOREST, CALIF. — C&C Development and Riverside Charitable Corp. have opened The Meadows Senior Apartments in Lake Forest, an affordable housing community for residents 62 years and older. Located within Toll Brothers’ Meadows master-planned community, The Meadows Senior Apartments offers 65 units designed for seniors earning 30 percent to 60 percent of the area median income (AMI). The two-story building offers units ranging in size from 600 square feet to 800 square feet, all of which are ADA-accessible and adaptable. The property offers community space with grassy areas, verandas and pickleball courts and a common amenity space with a kitchen, laundry room, leasing office, supportive services manager office and outdoor verandas with a barbecue pavilion. The property is also located adjacent to a community park and dog park. Residents will receive onsite supportive services from LifeSTEPS.
