Scout Motors Plans $2B Electric Vehicle Manufacturing Plant Near Columbia, South Carolina

BLYTHEWOOD, S.C. — Scout Motors Inc., the electric vehicle division of German automaker Volkswagen, has unveiled plans for an electric vehicle manufacturing plant on a 1,600-acre plot in Blythewood, South Carolina, a suburb of Columbia. The move represents a capital investment of approximately $2 billion and is expected to create about 4,000 jobs. Scout Motors intends to primarily use the plant for the production of trucks and sport utility vehicles (SUVs). At full capacity, the facility should be able to manufacture about 200,000 vehicles annually. Construction is scheduled to begin later this year, and Scout Motors expects the plant to be fully operational by the end of 2026. Of the total acreage of the site, which is bounded by I-77 and Blythewood Road, about 70 percent (1,100 acres) will be dedicated to the manufacturing facilities themselves. The location puts the facility within 20 miles of the state capital’s downtown area. Greg Lubar and Matt Jackson of JLL represented Scout Motors in its site selection efforts. Olive Tree Holdings to Complete $6M Renovation of Indianapolis Apartment Complex

INDIANAPOLIS — Olive Tree Holdings is underway on a $6 million renovation of The Life at Creekside Reserve, a 320-unit, garden-style apartment complex in Indianapolis. Completion is slated for the third quarter of 2024. Plans call for roof replacements, new windows and doors, low-flow plumbing upgrades, new security gates, electrical upgrades, revamped grilling stations, new signage and new paint. The resident clubhouse, fitness center, playground, laundry facilities and soccer field will also undergo renovations. Olive Tree also plans to upgrade residence interiors, the community’s external façade and sidewalks.

Scheduled to open late this year, the new location will anchor Live! Pompano Beach, a 223-acre, mixed-use project currently being developed by The Cordish Cos. and Caesars Entertainment. The new Topgolf will feature 102 climate-controlled hitting bays, a full-service restaurant, rooftop terrace, outdoor patio, music, private event space and family-friendly programs year-round.

PALO ALTO, CALIF. — BentallGreenOak and Grey Matter by Graymark Capital have started construction on Bayshore Bio, a 100,000-square-foot life sciences campus in Palo Alto. The project is a three-phase conversion of existing office and R&D buildings into lab space. The initial phase includes a two-story, 36,000-square-foot life sciences facility at 2225 E. Bayshore Road. The first phase will convert an existing office building into market-ready lab spaces across two floors with upgraded electrical capacity, new mechanical systems, office space, amenities and dedicated parking. The first building is slated for completion by the end of third-quarter 2023. The project will incorporate indoor/outdoor amenity spaces within the private courtyard and on each floor for collaboration in and out of lab spaces. The second and third phases include single-story R&D buildings at 2197 Bayshore Road and 1050 E. Meadow Circle. BGO and Gray Matter initially acquired the Bayshore Bio campus in June 2021. The three former office and R&D buildings will be converted into modern lab space with a 60/40 lab-to-office ratio for biological research and development. The spaces are designed for early-stage, venture-capital-backed life science companies.

Amazon Signs 205,000 SF Industrial Lease in Woodland Park, New Jersey

WOODLAND PARK, N.J. — Amazon has signed a 205,000-square-foot industrial lease in the Northern New Jersey community of Woodland Park. The e-commerce giant will occupy the entirety of the facility at 1150 McBride Ave., which was developed by a partnership between two New Jersey-based firms, Kushner Real Estate Group and The STRO Cos. The property features a clear height of 36 feet, two drive-in doors, 20 loading docks and ample car and trailer parking. Jason Goldman and Andrew Siesman of KBC Advisors represented Amazon in the lease negotiations. Jack Shulman and Elliot Ferris represented the landlord on an internal basis.

LCS Nears Completion of Seniors Housing Project in Woburn, Massachusetts

WOBURN, MASS. — Life Care Services (LCS) is nearing completion of The Delaney at The Vale, a seniors housing project in the northern Boston suburb of Woburn. The number of units and development costs were not disclosed. Boston-based architect DiMella Shaffer designed the facility, which is part of The Vale, the master-planned redevelopment of the former Kraft Atlantic Gelatin Facility. The Delaney at The Vale will offer independent living, assisted living and memory care services and is slated to open this summer.

Thompson Thrift Acquires 62 Acres for $550M Expansion of Fishers District Mixed-Use Development Near Indianapolis

FISHERS, IND. — Thompson Thrift has acquired 62 acres that will be utilized as part of the $550 million expansion to Fishers District in the northeast Indianapolis suburb of Fishers. The firm concurrently sold a portion of the acquired land to the City of Fishers, where the site will be used for the development of a 7,500-seat arena and event center. The overall expansion of Fishers District includes: Slate, a garden-style multifamily community with direct access to Fishers District; the Union, an expansion to the multifamily and commercial options already opened at Fishers District; and the new arena and event center, which will offer additional restaurant, retail and entertainment spaces. Once completed in 2024, the event center will house the Indy Fuel, a minor-league ice hockey team affiliated with the Chicago Blackhawks and the Rockford IceHogs. The event center will also host concerts, theater productions, conventions and other sporting and community events. SCI Architects designed the property. Thompson Thrift began work on the Fishers District development in 2015. New $1.5B Terminal Opens at Kansas City International Airport

KANSAS CITY, MO. — The new 40-gate terminal at Kansas City International Airport has opened for commercial air service. At just over 1 million square feet and a budget of $1.5 billion, the terminal marks the largest single infrastructure project in the city’s history, according to the airport. The new terminal features spacious gate areas, nearly 50 local and national food and beverage concepts, and shopping experiences. Two moving walkways expedite transfers between the two concourses. Consolidated and flexible security checkpoints with 16 lanes were designed to accommodate the ebb and flow of passenger volume. A new 6,200-space garage is adjacent to the terminal with covered parking. The new terminal replaces the previous three-terminal format at the airport. Terminal A was razed to make way for construction of the new terminal and garage. Terminals B and C remained in operation, but they officially close with the opening of the new terminal. The two old terminals will be razed. The Terminal B garage will remain open and serve as employee parking, and the Terminal C garage will be used for public parking in the future. Skender Begins Transformation of Former McDonald’s Campus in Suburban Chicago into Ace Hardware Headquarters

OAK BROOK, ILL. — Skender has broken ground on the transformation of the former McDonald’s corporate campus in the Chicago suburb of Oak Brook. The 250,000-square-foot buildout will serve as the new headquarters of Ace Hardware. The project at 2915 Jorie Blvd. will consist of open workstations, 150 conference rooms, 12 cafes and a variety of collaboration spaces and amenities. Originally built in the 1970s and designed by Dirk Lohan, grandson of famed architect Mies van der Rohe, the campus consists of three buildings on more than 80 acres. The campus has sat empty since 2019, when the fast food giant moved its headquarters to Chicago’s Fulton Market. The renovation project will reuse and retain many of the main building’s original architectural elements, including a large atrium in the center. The first floor of the parking garage will be converted into an amenity suite that includes a fitness center, conference center, multi-purpose room and large cafeteria. Completion is slated for mid-to-late 2023. In addition to Skender, the project team includes CBRE Design Collective as architect and Environmental Systems Design Inc. as engineer.

McCarthy to Build $215M Expansion of Sioux Falls Regional Water Reclamation Plant

SIOUX FALLS, S.D. — McCarthy Building Cos. Inc. will construct the $215 million expansion of the Sioux Falls Regional Water Reclamation Plant. The first major expansion since the plant was built in the 1980s, the project is expected to increase the facility’s capacity by 50 percent — from 21 million to 30 million gallons per day — and enhance operational efficiencies to meet growing demand throughout the community and region. Completion is slated for 2025. Plans call for the construction of a new three-story “headworks” building, where wastewater initially enters the treatment process; the installation of new generators and an extensive electrical system upgrade; installation of three additional aeration basins, where wastewater is treated by microbes; four “final clarifiers,” which are large circular pools where solids are separated from treated water; and the expansion of an area of the plant where water is treated with chlorine, including the addition of more storage tanks. The project received funding through loans from the State Revolving Fund, a program that provides low-interest loans to water, wastewater and sewer projects.
