Ryan Cos. to Open 60,000 SF Medical Office Building at Highland Bridge in St. Paul

ST. PAUL, MINN. — Ryan Cos. will host a ribbon-cutting ceremony on Tuesday, March 7 for the opening of a two-story, 60,000-square-foot medical office building at Highland Bridge in St. Paul. The building is 85 percent leased by M Health Fairview, Dermatology Consultants, LifeStance Health, Highland Foot and Ankle Clinic and RAYUS Radiology. M Health Fairview’s clinic will occupy the second floor, with a pharmacy on the first floor. The clinic will provide primary care services, including family, women’s and general pediatric care. Urgent care with extended and weekend hours will also be offered to the community. M Health Fairview Rehabilitation Services, which offers physical therapy and sports medicine, will also be part of the new space. The existing M Health Fairview clinic at 2155 Ford Parkway is now operating out of the Highland Bridge location. Dermatology Consultants will occupy 12,000 square feet on the first floor and will move its practice from its existing St. Paul location at 280 Snelling Ave. in May. LifeStance Health will occupy 4,100 square feet on the first floor. Highland Foot and Ankle Clinic relocated its practice from 2221 Ford Parkway and will lease 1,600 square feet. LSE Architects Opens New 36,000 SF Headquarters in North Minneapolis

MINNEAPOLIS — LSE Architects has opened a new 36,000-square-foot headquarters at 1401 Glenwood Ave. in North Minneapolis. The two-story office features 60 workstations, three private offices, an enclosed garage with 10 parking stalls and an exterior lot with 50 parking spaces. Kraus-Anderson served as construction manager. LSE projects near the new office include Hennepin County’s Sumner Library, the Washburn Center for Children, North Market, the MPS North High School Career and Technology Center renovation and the V3 Sports new aquatics center.

Mia Rose Breaks Ground on $55M Apartment Community in Rogers, Arkansas

ROGERS, ARK. — Mia Rose Holdings LLC has broken ground on The Junction of Scottsdale, a 226-unit apartment community located adjacent to Scottsdale Center mall in Rogers. The $55 million project represent the third multifamily development in northwest Arkansas for the St. Louis-based developer. Situated on nearly 10 acres at the intersection of North 40th and West Olive streets, The Junction will feature seven three-story buildings comprising one- and two-bedroom floor plans ranging in size from 751 to 1,109 square feet. Amenities will include a resort-inspired pool, clubhouse, two fitness centers, business center with leasable coworking space, covered parking and numerous greenspace gathering areas. First National Bank of Fort Smith provided an undisclosed amount of construction financing for the project. The design-build team includes Rosemann & Associates, Thomas Construction, The Engenuity Inc. and Crafton Tull. Asset Living will manage the property on behalf of Mia Rose.

Cushman & Wakefield|Thalhimer Negotiates 105.5-Acre Land Sale in Metro Richmond, Buyer Plans Mixed-Use Development

MIDLOTHIAN, VA. — Cushman & Wakefield|Thalhimer has negotiated the sale of three separate assemblages in Midlothian, a western suburb of Richmond, totaling 105.5 acres. The sales price was not disclosed, but Richmond BizSense reports the land traded for $8 million. The buyer, an entity of Kettler, plans to develop a mixed-use campus at the site. Dubbed Cloverleigh, the multi-phased development will include single-family homes, townhomes, a hotel and a restaurant. The development will also include offsite improvements to the intersection of Old Hundred and Hull Steet roads. Mark Douglas of Thalhimer arranged the land sales, which comprised 63.2 acres at 12700-12900 Hull St. Road, 10.3 acres at 4211-4221 Old Hundred Road and 32 acres at 4225-4231 Old Hundred Road.

New $1.5B Terminal Opens at Kansas City International Airport

KANSAS CITY, MO. — The new 40-gate terminal at Kansas City International Airport has opened for commercial air service. At just over 1 million square feet and a budget of $1.5 billion, the terminal marks the largest single infrastructure project in the city’s history, according to the airport. The new terminal features spacious gate areas, nearly 50 local and national food and beverage concepts, and shopping experiences. Two moving walkways expedite transfers between the two concourses. Consolidated and flexible security checkpoints with 16 lanes were designed to accommodate the ebb and flow of passenger volume. A new 6,200-space garage is adjacent to the terminal with covered parking. The new terminal replaces the previous three-terminal format at the airport. Terminal A was razed to make way for construction of the new terminal and garage. Terminals B and C remained in operation, but they officially close with the opening of the new terminal. The two old terminals will be razed. The Terminal B garage will remain open and serve as employee parking, and the Terminal C garage will be used for public parking in the future. Skender Begins Transformation of Former McDonald’s Campus in Suburban Chicago into Ace Hardware Headquarters

OAK BROOK, ILL. — Skender has broken ground on the transformation of the former McDonald’s corporate campus in the Chicago suburb of Oak Brook. The 250,000-square-foot buildout will serve as the new headquarters of Ace Hardware. The project at 2915 Jorie Blvd. will consist of open workstations, 150 conference rooms, 12 cafes and a variety of collaboration spaces and amenities. Originally built in the 1970s and designed by Dirk Lohan, grandson of famed architect Mies van der Rohe, the campus consists of three buildings on more than 80 acres. The campus has sat empty since 2019, when the fast food giant moved its headquarters to Chicago’s Fulton Market. The renovation project will reuse and retain many of the main building’s original architectural elements, including a large atrium in the center. The first floor of the parking garage will be converted into an amenity suite that includes a fitness center, conference center, multi-purpose room and large cafeteria. Completion is slated for mid-to-late 2023. In addition to Skender, the project team includes CBRE Design Collective as architect and Environmental Systems Design Inc. as engineer.

McCarthy to Build $215M Expansion of Sioux Falls Regional Water Reclamation Plant

SIOUX FALLS, S.D. — McCarthy Building Cos. Inc. will construct the $215 million expansion of the Sioux Falls Regional Water Reclamation Plant. The first major expansion since the plant was built in the 1980s, the project is expected to increase the facility’s capacity by 50 percent — from 21 million to 30 million gallons per day — and enhance operational efficiencies to meet growing demand throughout the community and region. Completion is slated for 2025. Plans call for the construction of a new three-story “headworks” building, where wastewater initially enters the treatment process; the installation of new generators and an extensive electrical system upgrade; installation of three additional aeration basins, where wastewater is treated by microbes; four “final clarifiers,” which are large circular pools where solids are separated from treated water; and the expansion of an area of the plant where water is treated with chlorine, including the addition of more storage tanks. The project received funding through loans from the State Revolving Fund, a program that provides low-interest loans to water, wastewater and sewer projects. Cushman & Wakefield Arranges $17M Acquisition Loan for Northern New Jersey Industrial Site

BELLEVILLE, N.J. — Cushman & Wakefield has arranged a $17 million acquisition loan for a 15.3-acre industrial development site in the Northern New Jersey community of Belleville. The borrower, a partnership between Lincoln Equities Group and The Carlyle Group, plans to demolish the site’s existing structures and build two Class A warehouses totaling 204,550 square feet. John Alascio, Chuck Kohaut, T.J. Sullivan and Jason Blankfein of Cushman & Wakefield arranged the loan through ConnectOne Bank on behalf of the developer. A construction timeline was not disclosed.
