NEW TOWN, N.D. — Kraus-Anderson will complete a $95 million renovation of the 4 Bears Casino & Lodge in New Town with a new seven-story hotel. The property is located on the western shore of Lake Sakakawea between Minot and Williston. The project includes an 18,000-square-foot demolition of the existing two-story hotel, 108,000 square feet of new construction and 20,200 square feet of renovation space. Upon completion, the lodge will have 264 rooms. The new hotel tower will add 90 guest rooms, gaming, offices and a 3,100-square-foot sports bar with a dining room and gaming stations. There will also be a 2,500-square-foot ballroom, meeting rooms and a fine dining steakhouse. A new Sakakawea Spa will feature couples’ massage, a gift shop, fitness room and hair and nail salon. The original 4 Bears Motor Lodge opened in the 1970s with 40 rooms. In 1993, a casino was added. Over the years, there were various expansions and improvements, including restaurants, an event center, marina, RV park, water park, convenience store and River Willow gaming boat. SCHAUMBURG, ILL. — The Equitable Funds and Berger Asset Management have completed a tenant amenity center and expanded the spec suite leasing program at One Story Schaumburg in the Chicago suburb of Schaumburg. The office property consists of six single-story buildings totaling 130,000 square feet at 1340 Remington Road. The spec suite program offers businesses move-in ready spaces spanning from 630 to 3,000 square feet. The new suites are under construction and will be available this spring. The amenity center features a tenant lounge, coffee bar and vending, as well as a conference center with fully equipped Wi-Fi. Recently, FCx Performance, the Certification Board for Diabetes Care and Education, Prime Line Transportation and QPS Employment Group all signed leases at the property for a total of 11,473 square feet. LONG BEACH, CALIF. — Plans have been filed with the City of Long Beach for the conversion of Park Tower, a 119,287-square-foot office building, into a student housing community serving California State University, Long Beach. Fountain Residential Partners is leading the development and plans to break ground in late 2023. The property is set to offer 539 beds in on-campus-style residential suites with large lounge areas on each floor. Shared amenities will include study and meeting rooms on the ground floor; an Amazon Hub; fitness rooms; an indoor/outdoor dining patio; outdoor fitness turf; a wading pool and lounge area; flexible lawn space for gathering; and barbecue grills with picnic tables. The development is targeting LEED Gold certification and will include the implementation of both passive and active strategies towards sustainability. Green practices for the project are set to include the leveraging of natural light and ventilation, and the maximization of solar performance. Shuttle service to campus and the retainment of an existing Metro bus shelter have also been proposed at the site. The project is scheduled for completion in fall 2025.

BLYTHEWOOD, S.C. — Scout Motors Inc., the electric vehicle division of German automaker Volkswagen, has unveiled plans for an electric vehicle manufacturing plant on a 1,600-acre plot in Blythewood, South Carolina, a suburb of Columbia. The move represents a capital investment of approximately $2 billion and is expected to create about 4,000 jobs. Scout Motors intends to primarily use the plant for the production of trucks and sport utility vehicles (SUVs). At full capacity, the facility should be able to manufacture about 200,000 vehicles annually. Construction is scheduled to begin later this year, and Scout Motors expects the plant to be fully operational by the end of 2026. Of the total acreage of the site, which is bounded by I-77 and Blythewood Road, about 70 percent (1,100 acres) will be dedicated to the manufacturing facilities themselves. INDIANAPOLIS — Olive Tree Holdings is underway on a $6 million renovation of The Life at Creekside Reserve, a 320-unit, garden-style apartment complex in Indianapolis. Completion is slated for the third quarter of 2024. Plans call for roof replacements, new windows and doors, low-flow plumbing upgrades, new security gates, electrical upgrades, revamped grilling stations, new signage and new paint. The resident clubhouse, fitness center, playground, laundry facilities and soccer field will also undergo renovations. Olive Tree also plans to upgrade residence interiors, the community’s external façade and sidewalks.

POMPANO BEACH, FLA. — Topgolf is underway on the construction of a three-level venue located at the intersection of Powerline Boulevard and Race Track Road in Pompano Beach, roughly 35 miles north of Miami. Scheduled to open late this year, the new location will anchor Live! Pompano Beach, a 223-acre, mixed-use project currently being developed by The Cordish Cos. and Caesars Entertainment. The new Topgolf will feature 102 climate-controlled hitting bays, a full-service restaurant, rooftop terrace, outdoor patio, music, private event space and family-friendly programs year-round.

PALO ALTO, CALIF. — BentallGreenOak and Grey Matter by Graymark Capital have started construction on Bayshore Bio, a 100,000-square-foot life sciences campus in Palo Alto. The project is a three-phase conversion of existing office and R&D buildings into lab space. The initial phase includes a two-story, 36,000-square-foot life sciences facility at 2225 E. Bayshore Road. The first phase will convert an existing office building into market-ready lab spaces across two floors with upgraded electrical capacity, new mechanical systems, office space, amenities and dedicated parking. The first building is slated for completion by the end of third-quarter 2023. The project will incorporate indoor/outdoor amenity spaces within the private courtyard and on each floor for collaboration in and out of lab spaces. The second and third phases include single-story R&D buildings at 2197 Bayshore Road and 1050 E. Meadow Circle. BGO and Gray Matter initially acquired the Bayshore Bio campus in June 2021. The three former office and R&D buildings will be converted into modern lab space with a 60/40 lab-to-office ratio for biological research and development. The spaces are designed for early-stage, venture-capital-backed life science companies.

WOODLAND PARK, N.J. — Amazon has signed a 205,000-square-foot industrial lease in the Northern New Jersey community of Woodland Park. The e-commerce giant will occupy the entirety of the facility at 1150 McBride Ave., which was developed by a partnership between two New Jersey-based firms, Kushner Real Estate Group and The STRO Cos. The property features a clear height of 36 feet, two drive-in doors, 20 loading docks and ample car and trailer parking. Jason Goldman and Andrew Siesman of KBC Advisors represented Amazon in the lease negotiations. Jack Shulman and Elliot Ferris represented the landlord on an internal basis.

WOBURN, MASS. — Life Care Services (LCS) is nearing completion of The Delaney at The Vale, a seniors housing project in the northern Boston suburb of Woburn. The number of units and development costs were not disclosed. Boston-based architect DiMella Shaffer designed the facility, which is part of The Vale, the master-planned redevelopment of the former Kraft Atlantic Gelatin Facility. The Delaney at The Vale will offer independent living, assisted living and memory care services and is slated to open this summer.

FISHERS, IND. — Thompson Thrift has acquired 62 acres that will be utilized as part of the $550 million expansion to Fishers District in the northeast Indianapolis suburb of Fishers. The firm concurrently sold a portion of the acquired land to the City of Fishers, where the site will be used for the development of a 7,500-seat arena and event center. The overall expansion of Fishers District includes: Slate, a garden-style multifamily community with direct access to Fishers District; the Union, an expansion to the multifamily and commercial options already opened at Fishers District; and the new arena and event center, which will offer additional restaurant, retail and entertainment spaces. Once completed in 2024, the event center will house the Indy Fuel, a minor-league ice hockey team affiliated with the Chicago Blackhawks and the Rockford IceHogs. The event center will also host concerts, theater productions, conventions and other sporting and community events. SCI Architects designed the property. Thompson Thrift began work on the Fishers District development in 2015.
