NASHVILLE, TENN. — The Malin, a work-focused members club, will open a 16,000-square-foot coworking location in Nashville’s Wedgewood-Houston neighborhood this fall. Located within Nashville Warehouse Co., the city’s first mass timber building, the space will comprise 48 dedicated desks, seven private offices, six meeting rooms and a library. AJ Capital Partners is leading the development of the project. Other committed tenants at Nashville Warehouse Co.’s 5.2-acre campus include Soho House Nashville, Apple Music, Live Nation, Red Bull and Pastis, a French restaurant also set to open this year.

Northwoods-Shopping-Center-San-Antonio

SAN ANTONIO — Chick-fil-A has signed a lease to open a 4,995-square-foot restaurant at Northwoods Shopping Center in San Antonio. The Atlanta-based fast-food chain will occupy a 1.5-acre pad site at the center, which is located at the intersection of U.S. Highway 281 and Loop 1604 on the city’s north side. Other retailers at Northwoods Shopping Center, which is owned by Los Angeles-based CIM Group, include grocer H-E-B, Barnes & Noble, Marshall’s, Ulta Beauty and Old Navy. An opening date was not disclosed.

KANSAS CITY, MO. — The Cordish Cos. has topped out Three Light Luxury Apartments in Kansas City’s Power & Light District. JE Dunn Construction Co. is the general contractor. Located at the corner of Truman Road and Main Street, Three Light rises 25 stories and sits directly on the KC Streetcar Line. The $140 million project will include a seven-story parking garage with 472 spaces as well as 7,600 square feet of ground-floor retail space. Three Light will feature more than 30,000 square feet of amenity space, including an eighth-floor outdoor terrace with an infinity-edge pool, clubroom, party room, entertainment kitchen, theater room, game room, business center, fitness center, coworking spaces, dog washing station, concierge services and laundry services. Three Light is slated for completion this fall. Nearly 20 percent of the units have been leased so far. Three Light follows previous multifamily projects, One Light and Two Light.

INDIANAPOLIS — Local healthcare provider Adult & Child Health, Colliers, healthcare real estate company Innovcare and national development firm TWG have unveiled a master plan for the redevelopment of Meridian Street in Indianapolis. Project costs are estimated at $65 million. Plans call for the redevelopment of six buildings along the North Meridian Corridor. The development team plans to convert the properties into new uses such as primary care services, mental health services and affordable housing. All of the buildings are located within a federal Opportunity Zone and near the IndyGo Red Line. The project is made possible through support from the City of Indianapolis. Innovcare will pay real estate property taxes to further the redevelopment and investment of the Meridian corridor. Adult & Child Health signed a long-term lease to relocate to 1840 N. Meridian St. upon completion of the redevelopment project. The 40,000-square-foot building and parking area, previously owned by Indianapolis Public Schools, has sat vacant for seven years. Colliers assisted Adult & Child Health in its new lease as well as the sale of two existing assets at 603 E. Washington St. and 222 E. HACKENSACK, N.J. — Locally based developer Hornrock Properties has begun leasing Ivy & Green, a 221-unit apartment complex in the Northern New Jersey community of Hackensack. Designed by Minno & Wasko Architects, the six-story building houses studio, one- and two-bedroom units. Amenities include coworking spaces, private conference rooms, a gaming lounge, speakeasy bar, demonstration kitchen, theater and music studio, a children’s playroom, fitness center, pet spa and package lockers. Monthly rents start in the $2300s. A second phase of Ivy & Green totaling 168 units is also in the development pipeline.

PASADENA, CALIF. — MorningStar Senior Living has reopened its 144-unit community in Pasadena.  Soon after assuming management in December 2020, MorningStar, a Denver-based senior living owner and operator, began a complete renovation of the four-story community. Aneka Interiors led the redesign, which included the addition of memory care services to the community.  MorningStar is planning an expansion building next door to the existing community that will offer additional independent living, which is scheduled to open in early 2025.

PISCATAWAY, N.J. — A joint venture between Levin Properties and an undisclosed partner has broken ground on a 78,000-square-foot industrial project in the Northern New Jersey community of Piscataway. The site at 30 Duke Road is located within Rutgers Industrial Center, a seven-building, 650,000-square-foot development. Building features will include a clear height of 40 feet, 13 bays and an ESFR sprinkler system. Completion is slated for the fourth quarter. Cushman & Wakefield is marketing the property for lease.

PINEVILLE, N.C. — Beacon Partners has signed four tenants to leases at 12004 Carolina Logistics Drive within Carolina Logistics Park in Pineville, roughly 13 miles outside Charlotte. Together the companies will fully occupy the property’s full 202,403 square feet, which was completed last month and features 32-foot ceilings and a full concrete truck court. ProSource, a Greenville-founded distributor of plumbing supplies, luxury plumbing fixtures, lighting fixtures and cabinet and door hardware, will lease 54,694 square feet. VIP Products, a pet toy and product distributor, will occupy 54,605 square feet. E2i Solutions, a supplier of multifamily and seniors housing lighting, will open a 40,237-square-foot distribution hub at the property, and Elnik Systems, a metal injection molding furnace and debinding oven manufacturer, will occupy 52,867 square feet for production and training. FOUNTAIN, COLO. — Thompson Thrift has announced plans to develop The Garrison, a 336-unit, Class A apartment community in the Colorado Springs suburb of Fountain.  The complex will be situated near the intersection of Mesa Ridge Parkway and Fountain Mesa Road, adjacent to Fountain’s two major roadways and with easy access to Interstate 25. It will offer one- to three-bedroom floorplans with up to 1,369 square feet of living space.  The development site spans 22 acres. Thompson Thrift will utilize the land’s natural undulation with thoughtful grading to provide unobstructed views of the Cheyenne Mountain range for the 10 three-story, garden-style buildings. The community is scheduled to welcome new residents starting in late 2024.

HOUSTON — A partnership between The Harris County Housing Authority (HCHA) and LDG Development has opened The Hollows, a 192-unit affordable housing complex in Houston’s Channelview neighborhood. The development offers one-, two- and three-bedroom units that are reserved for households earning 80 percent or less of the area median income. In addition, 15 residences are earmarked for families who have been impacted by homelessness. Physical amenities include a pool, playground and outdoor grilling and dining stations, and residents have access to social service programs focused on health, financial stability and education. Citi Community Capital and Hunt Capital Partners provided financing for The Hollows.
