POMPANO BEACH, FLA. — John Knox Village of Florida (JKV), a continuing care retirement community in the South Florida city of Pompano Beach, has broken ground on Westlake, a two-tower, $120 million expansion. The groundbreaking comes on the heels of the completion of The Pavilion, a $35 million addition that included a 380-seat cultural arts center, two restaurants and a bar. “Over the past five years, a master site plan has been developed to guide the capital improvements of our 70-acre campus and the opening of our Pavilion and, in 2024, Westlake are the next steps to accomplishing our ambitious goals,” says Gerry Stryker, CEO and president. Westlake will add 146 apartments ranging in size from 1,277 to 2,346 square feet in two towers, The Vue and The Terrace. A large component of the project is to enlarge and enhance JKV’s water views. The first-floor common area lobby of the towers will boast new amenities, including a projection theater, technology hub, business center, art studio, spiritual space, club room, library and two dining venues. CHICAGO — Skender has completed construction of a two-story, 54,000-square-foot lab and office buildout for Hazel Technologies at 320 N. Sangamon St. in Chicago’s Fulton Market. Hazel is a USDA-funded technology company that develops solutions to extend the shelf life of fresh produce. The company is one of the first tenants to move into the new 13-story office building developed by Tishman Speyer and Mark Goodman & Associates. Hazel is moving from its current location at University Technology Park at Illinois Tech and plans to double its local workforce to approximately 100 employees this year. The buildout includes space for open research laboratory and lab support, 10,000 square feet of administrative and office space and 5,000 square feet of collaboration space. The project team included architect Perkins & Will, engineer Cosentini Associates and tenant representative CBRE.

CHICAGO — Trammell Crow Co. (TCC) is set to open its Science Ready Lab Suites at Fulton Labs, a life sciences development in Chicago. These fully built out, move-in ready spaces span 3,000 to 7,000 square feet and provide advanced research and development space. Celadyne Technologies Inc. has signed a lease as the first tenant to occupy the Science Ready Lab Suites. The suites, which are available for occupancy beginning in August, will provide tenants with flexible lease terms and access to a shared lab equipment room. Fulton Labs is a two-building life sciences campus from TCC that spans 725,000 square feet. Jonathan Metzl of Cushman & Wakefield represented Celadyne Technologies in its lease.

CELINA, TEXAS — Texas-based general contractor Arch-Con Corp. has broken ground on Highfield Preston, a 251-unit multifamily project that will be situated on a 7.9-acre site in the North Texas city of Celina. Niles Bolton Associates designed the project for Houston-based developer i3. The three-building property will offer one-, two- and three-bedroom units and amenities such as a pool, fitness center, yoga studio, conference room and a resident clubhouse. Completion is slated for August 2023.

HOUSTON — Avenue, a locally based affordable housing owner-operator, has opened a 30,500-square-foot community resource center in Houston’s Near Northside neighborhood. Global architecture firm Page designed the three-story facility, which houses a community health clinic that provides an array of general and specialty services, as well as a YMCA Children’s Academy. The facility opened in phases beginning last year and now has all services fully operational.

EAST ORANGE, N.J. — Locally based brokerage firm The Kislak Co. Inc. has negotiated the sale of a multifamily development site in the Northern New Jersey community of Orange that is fully entitled for 103 market-rate units. The five-story complex will be known as Orange Valley Lofts and will include onsite parking, a lobby, bike room, terrace and an amenity room. Julie Gralla of Kislak represented the seller, Tritop Realty, in the land deal. Joni Sweetwood, also with Kislak, represented the buyer, an affiliate of Reynolds Asset Management. The sales price and a construction timeline were not disclosed.

LAS VEGAS — Institutional Mall Investors LLC, a joint venture between Miller Capital Advisory and CalPERS, has started renovations at Miracle Mile Shops, a 500,000-square-foot shopping center on the Las Vegas Strip. The property is attached to the Planet Hollywood Resort & Casino. The mixed-use project will remain open during construction, which is scheduled for completion in spring of 2023. The redevelopment costs were not disclosed. New entertainment features will include exterior and interior immersive light, sound and video experiences. Miracle Mile Shops guests will also enjoy new and upgraded restaurants. “Miracle Mile Shops has been a highly successful shopping and entertainment destination in Las Vegas for over 20 years, attracting locals, visitors and international tourists,” says Robert Buchanan, vice president and general manager of Miracle Mile Shops. “The renovations are coming at the ideal time as our city welcomes the return of domestic and international tourists.” The revitalized interior will include new flooring, lighting, ceilings, seating and a new sound system. The “rainstorm” attraction, a free daily show that features thunder, lightning, fog and rain, will also be enhanced. CHICAGO — Sterling Bay and Magellan Development Group have begun pre-leasing Millie on Michigan, a 47-story luxury apartment tower located at 300 N. Michigan Ave. in Chicago that is now complete. Residents are expected to take occupancy in July. The property features 289 apartment units, with monthly rents ranging from $2,164 to $4,848. Amenities include a fitness center, resident lounge, outdoor terrace, rooftop pool, dog lounge and bike storage. The building also features a 280-room boutique hotel and ground-floor retail space. The project marks the first residential development that Sterling Bay has completed.

CHICAGO — AmTrust RE has opened a coworking space at 33 North Dearborn, a 329,000-square-foot office tower in Chicago’s Central Loop. Named AmTrust Office Suites (AOS), the concept spans 22,000 square feet and offers both coworking spaces and mini office suites. AOS offers flexible lease arrangements, including monthly, quarterly and annual agreements. All AOS tenants have access to the property’s amenities, including a fitness center, bourbon lounge and onsite restaurants.

SAN ANTONIO — Locally based developer The Lynd Group has broken ground on Potranco Commons, a 360-unit mixed-income apartment project in San Antonio’s Far West Side. Residences will be available in one-, two- and three-bedroom formats, with approximately 40 percent of the units reserved for renters earning 80 percent or less of the area median income. Amenities will include a clubhouse, pool, fitness center, outdoor grilling and dining stations, multiple open green spaces and a DJ booth. Lynd Group is partnering with Santikos Enterprises and the San Antonio Housing Authority on the project. Construction is scheduled for completion in the second quarter of 2024.
