WENTZVILLE, MO. — Builder MBG is nearing completion of Hearthstone at Autumn Hollow, a 180-unit luxury apartment complex in the St. Louis suburb of Wentzville. The first building is slated for occupancy this month, with the entire five-building complex slated for completion in January. Mia Rose Holdings and J.V. Lombardo are co-developing the community. Amenities will include a fitness center, coworking space, resort-style pool, conference room, dog park, clubhouse and walking paths. Capital Eleven Management is the property manager. Additional project partners include Rosemann & Associates, Engenuity, Civil and Environmental Consultants and Landesign.

CASCADE TOWNSHIP, MICH. — Old National Bank has purchased a development site at 2851 Charlevoix Drive SE in Cascade Township near Grand Rapids. The 1.2-acre parcel is situated directly across from a Walmart Supercenter and offers convenient access to I-96. Old National Bank plans to build a 3,470-square-foot retail branch, which is slated to open later this year. Bob Lotzar of NAI Wisinski of West Michigan represented the buyer in the transaction.
SPARKS, NEV. — Vantage Data Centers is entering the Nevada market with a new $3 billion campus in Sparks, located outside of Reno in Storey County. The campus, dubbed NV1, will sit on 137 acres and offer a total 224 megawatts (MW) of critical IT load. Upon completion, the NV1 campus will house four multi-story data centers totaling 1.1 million square feet. The property will be designed with densities ranging from 360 watts to 720 watts per square foot in order to accommodate the “unique needs of AI deployments,” according to Vantage. Vantage will utilize a closed-loop chiller system to reduce water usage, with the ability to employ both traditional air-cooled compute loads and liquid cooling to support next-generation GPU (graphics processing unit) loads. Vantage is aiming to achieve LEED certification for the development. Vantage expects to employ more than 1,200 individuals across the construction and ongoing operations of the campus. The first two data centers to come on line at NV1 are fully preleased to undisclosed tenants. The first facility is scheduled to open in the second quarter of 2026. ACC to Break Ground on 898-Bed Student Housing Development Near University of Central Florida

ORLANDO, FLA. — American Campus Communities (ACC) is set to break ground on an 898-bed student housing development located near the University of Central Florida (UCF) campus in Orlando. The development site is located adjacent to ACC’s existing Plaza on University community. Scheduled for completion in 2027, the development will offer studio, four- and five-bedroom floorplans. Amenities at the property — which is pursuing Fitwel certification — will include recreational and study spaces, a resort-style swimming pool and spa, outdoor kitchens, fire pits, lounge areas and modern fitness and wellness facilities. Niles Bolton Associates designed the project, while Clancy & Theys Construction will serve as the general contractor.
KATY, TEXAS — Chicago-based RSK Real Estate Partners will develop a 156-unit build-to-rent residential community in the western Houston suburb of Katy. The site spans nine acres along Galileo Way, and the development will feature 103 three-bedroom homes and 53 two-bedroom homes with an average size of 1,600 square feet. Preliminary sitework is underway, and the first homes should be available for occupancy in mid-2026. DALLAS — A partnership between three construction companies — BOWA, EJ Smith and Post L Group — has broken ground on the Dallas Independent School District (ISD) Nolan Estes Plaza, a 142,000-square-foot academic project in the city’s downtown area. Designed by Merriman Anderson Architects, the project will merge three schools within the Dallas ISD — Downtown Montessori Academy, CityLab High School and the Innovation, Design, Entrepreneurship Academy — into a three-story building at 912 S. Ervay St. Completion is slated for January 2027.
LAUREL HOLLOW, N.Y. — International development and construction firm Skanska has topped out a $248 million life sciences project in Laurel Hollow, located on Long Island. The 379,500-square-foot facility is known as the Artificial Intelligence and Quantitative Biology building and is part of the initial phase of the expansion of the Cold Spring Harbor Laboratory campus. Upon completion, the facility will include neuroscience labs, an AI research center, conference center and housing for visiting scientists. Phase II of the development will feature an 81,000-square-foot research, housing and conference center and a 56,000-square-foot housing and collaborative research center for visiting scientists. Empire State Development has committed $55 million in funding to the project, substantial completion of which is expected by early 2027.
PALMER TOWNSHIP, PA. — A joint venture between Black Bear Asset Management (BBAM) and Greystone Capital will develop a $110 million multifamily project in Palmer Township, located outside of Allentown in the Lehigh Valley region. The garden-style development will consist of seven elevator-served buildings that will house 320 apartments and 92 for-sale townhomes. Amenities will include a fitness center, clubhouse and green spaces. Construction is scheduled to begin in the first quarter of next year. Bryan Manz and Emil DePasquale of Black Bear Capital Partners, a subsidiary of BBAM, arranged financing for the acquisition of the land.
Shopoff Realty Receives Approval from Fountain Valley, California for 18-Acre Residential Project

FOUNTAIN VALLEY, CALIF. — Shopoff Realty Investments has received unanimous approval from the Fountain Valley Planning Commission for Euclid + Heil, an 18-acre residential housing project in Fountain Valley. In partnership with Lennar and National CORE, Euclid + Heil will feature 304 market-rate apartments units, 83 affordable seniors housing units, 36 two-story, for-sale triplexes and 183 three-story, for-sale townhomes. Planned community amenities include pools, parks, game areas, grilling stations, play areas and more designed to foster a vibrant and inclusive neighborhood. After acquiring the site in 2021, Shopoff began working closely with the City of Fountain Valley and its residents to plan and integrate new housing into the community. Shopoff submitted the project entitlement package in January 2024, and the firm has now secured all necessary approvals to proceed to the next phase of development. Shopoff and Lennar plan to begin grading the site later this year. The market-rate apartments and senior affordable housing components are slated for completion by summer 2028, while the for-sale homes will be delivered in phases, with the first phase opening in summer 2028 and the final phases extending into spring 2029.
LAS VEGAS — Vestar has completed the $3 million renovation of The District at Green Valley Ranch, a 385,000-square-foot mixed-use development in Las Vegas. The renovation project included upgraded signage, refurbished pylons and monuments, enhanced lighting with new fixtures, refreshed paint and improved landscaping, as well as remodeled storefronts, parking areas and entryways. Vestar has also secured a partnership with upscale home goods retailer Pottery Barn, a tenant at the center, to bring higher-quality outdoor furniture to the development’s communal spaces. The District is currently 95 percent leased, with five new tenants recently joining the development, including Urth Caffé, Beverly Hills Rejuvenation Center and Bluemercury, and dining options North Italia and Flower Child. Other tenants at the property include lululemon, Aerie, Warby Parker, Anthropologie, Ben & Jerry’s, Chico’s and Lush. Originally constructed by American Nevada Co. in 2005, The District at Green Valley Ranch has been owned by Vestar since 2015.
