KAPOLEI, HAWAII — A joint venture between DXD Capital, a self-storage investor and developer, and InSite Property Group has acquired a 2.3-acre land site in Kapolei Business Park on Kalaeloa Boulevard in Kapolei. InSite will develop and operate an 853-unit self-storage facility on the property for the partnership under its SecureSpace brand. Construction of the self-storage facility is slated to begin in August 2022, with completion scheduled for September 2023. The property was acquired through DXD Self Storage Fund I, which DXD launched in November 2020. The $50 million fund will be used to primarily invest in ground-up development of Class A, multi-story, climate-controlled self-storage facilities across the United States.

YORK, PA. — IntegraCare Corp. has broken ground on a 130-unit seniors housing community in York, approximately 90 miles west of Philadelphia. The 124,000-square-foot community, which has yet to be branded, will feature 68 independent living units, 42 assisted living residences and 20 memory care units. Warfel Construction is the general contractor for the project, which IntegraCare is developing in partnership with Avenue Development. The community is scheduled to open in early 2023.
WAXAHACHIE, TEXAS — Locally based developer Kalterra Capital Partners has broken ground on The Hamilton, a 175-unit active adult community that will be located on a 7.8-acre site in the southern Dallas suburb of Waxahachie. Amenities will include a fitness center, salon, theater, golf simulator and outdoor putting green, dog park and bocce ball and pickleball courts. The project is slated for a fourth-quarter 2022 opening.
EASTAMPTON TOWNSHIP, N.J. — New York City-based developer Rockefeller Group has broken ground on a 345,600-square-foot distribution center in Eastampton Township, located about 30 miles east of Philadelphia. Rockefeller Group Logistics Center Eastampton will feature a clear height of 36 feet, 96 trailer parking spaces, 384 auto parking spaces, 18-foot truck court depths and 4,000 square feet of office space. KSS Architects designed the project, and Menlo Engineering is the civil engineer. Blue Rock Construction is serving as the general contractor, and CBRE has been tapped to lease the development. Completion is slated for next fall.
FLEMINGTON, N.J. — New Jersey-based developer Larken Associates is underway on preliminary site work for Flemington Junction Business Park, a 150,000-square-foot industrial project in Northern New Jersey. The project will comprise four buildings on a 29-acre site that is located just one mile from U.S. Route 31. Building features will include clear heights of 32 feet and LED lighting, while the entire complex will feature 270 car parking spaces. Larken Associates’ in-house construction management team, Core Enterprises, is overseeing development of the project, which is slated for a fourth-quarter 2022 delivery.
WEYMOUTH, MASS. — Monarch Communities has begun construction of Monarch Senior Residence, a 165-unit seniors housing community located in the South Shore city of Weymouth. The community will feature 91 independent living units, 48 assisted living residences and 26 memory care apartments. PROCON, an architectural and construction management firm based in Hooksett, New Hampshire, is the design-build contractor partner for the project. The opening is currently scheduled for summer 2023.
CHICAGO — Mark Goodman & Associates Inc. has received final approval from the Chicago City Council to build a 16-story life sciences development at 400 N. Elizabeth St. in Chicago’s Fulton Market neighborhood. The project is expected to bring 1,350 high-tech jobs to the city. The ground-up building will be situated on the site of the former Lakeshore Beverage distributorship. Designed by Solomon Cordwell Buenz, the 492,000-square-foot project will include life sciences, biotechnology laboratory and office space. There will be 123 underground parking spaces, a fitness center and a ground-level café. The developer will also build a pedestrian throughway that will connect Elizabeth and Kinzie streets to Ogden Avenue. A timeline for completion was not provided.
ALTOONA, IOWA — VanTrust Real Estate is developing a 496,800-square-foot speculative warehouse at Altus Commerce Center in Altoona. The facility is the largest speculative industrial project to be built in Iowa, according to JLL, which is marketing the development for lease. Completion is slated for January 2023. The building will feature a clear height of 36 feet as well as parking for up to 330 cars and 47 trailers. Marcus Pitts, Austin Hedstrom and Tanner Hedstrom of JLL are marketing both this building and VanTrust’s first building at Altus Commerce Center. The first building will span 265,200 square feet and is slated for completion in summer 2022.
MINOT, N.D. — ESH Strategies Franchise LLC has opened the first Extended Stay America Suites hotel in North Dakota. The three-story, 66-room hotel is located in Minot. Elevation LLC is the property owner and National Hospitality Services is the operator. The hotel features a market, onsite bar, business center, meeting space, complimentary breakfast, Wi-Fi and an outdoor pavilion. The 440-square-foot suites are equipped with refrigerators, stovetops, cookware, dishes and walk-in closets.
Begonia Real Estate, C.W. Driver Break Ground on $36.8M Apartment Development in Temple City, California

TEMPLE CITY, CALIF. — Begonia Real Estate Development and C.W. Driver have broken ground on a four-story, mixed-use multifamily property located at 5570 Rosemead Blvd. in Temple City. With a total construction value of $36.8 million, the project will feature 74 market-rate apartments in a mix of one-, two- or three-bedroom layouts; 11,000 square feet of commercial space; and a subterranean parking garage. The top floor will include 24 penthouse suites and the first floor will feature three live-work units with storefronts or walk-in office with loft space above. Community amenities will include a two-story fitness center; community room; business center with flex seating and a private conference room; and a podium-level courtyard with fire pits, water features and barbecues. Additionally, each level will have a Zen retreat for residents needing a quiet, private space. Completion of the project is slated for June 2023. C.W.
