TUSKEGEE, ALA. — Farpoint Development has broken ground on a 169,000-square-foot spec industrial facility located in Tuskegee, a city about 15 miles from Auburn via I-85. The $20 million facility represents Phase I of the Regional East Alabama Logistics (REAL) Park, a 683-acre development that is slated to house up to 13 buildings spanning 5 million square feet at full buildout. The overall development is estimated to generate $386 million in new capital investment, according to a study conducted by the University of Alabama’s Center for Business and Economic Research. Farpoint estimates the campus will support 1,000 new jobs directly and 863 jobs indirectly. REAL Park is a partnership between Farpoint, the Bassett family and the Macon County Economic Development Authority. Opportunity Alabama’s OPAL Fund is the lead equity investor for REAL Park. Doster Construction is the general contractor for the first facility, which is slated to deliver in early 2023. The property will be the only Class A warehouse or manufacturing facility in a 40-mile radius, according to Farpoint.

Crosland, Harbour Retail to Develop 78-Acre Mixed-Use Wallbrook Project in Rolesville, North Carolina

ROLESVILLE, N.C. — Crosland Southeast and Harbour Retail Partners are co-developing Wallbrook, a 78-acre mixed-use development in the Raleigh suburb of Rolesville. The property is expected to comprise 140 residential units and 265,000 square feet of commercial space, including a 50,000-square-foot Publix grocery store. Phase I will include 80,000 square feet of space, including the Publix. The developers have tapped Charlie Coyne and Matt Larson of CBRE|Raleigh to oversee leasing for the retail component. No construction timeline was given.
TUCSON, ARIZ. — Lincoln Property Co. (LPC) has released plans to develop I-10 International, a more than 1 million-square-foot, Class A industrial property in Tucson. LPC purchased the land site from Tucson-based Diamond Ventures for an undisclosed price. Keri Lazarus Silyvn served as entitlement counsel for LPC. Situated on 77 acres, the four-building warehouse/distribution campus will feature a 476,000-square-foot facility, a 214,882-square-foot property, a 188,327-square-foot asset and a 158,908-square-foot building. All buildings will be state-of-the-art cold storage capable, 32-foot to 36-foot clear heights, 14-foot glass entrances, full concrete truck courts and R-83-insulated roof deck systems. Construction is slated to begin in second-quarter 2022, with completion scheduled for second-quarter 2023. The project will be built in two phases, with Phase I including the three smaller buildings and Phase II including the large cross-dock facility. Butler Design Group and Ware Malcomb are the project’s architects, while Rick Engineering is the project’s civil engineer. A general contractor has not been selected.
ANN ARBOR, MICH. — Sartorius, a life sciences research and biopharmaceutical company, has broken ground on its new 130,000-square-foot research center at Ann Arbor Research Park. Sartorius currently employs about 140 people in the Ann Arbor area and expects to increase that number to about 300 employees over the next three years. The jobs will include product development, operations and other support functions. Employees at the facility will focus on providing advanced solutions to help customers develop drugs that cure, prevent and halt the progression of diseases. Sartorius expects to open the facility by the end of 2023. Hobbs+ Black Architects is the project architect and J.S. Vig Construction Co. is the general contractor.
EL PASO, TEXAS — Kansas City-based developer VanTrust Real Estate has broken ground on Phase II of El Paso Logistics Park, a project that will add 483,698 square feet of Class A industrial space across two buildings to the local supply. VanTrust completed Phase I of the 59-acre development in February. Each building will feature 32-foot clear heights, 52 dock positions, ESFR sprinkler systems and parking for more than 150 cars and 85 trailers. Upon completion of Phase II in April 2023, El Paso Logistics Park will total nearly 1 million square feet across six buildings. CBRE is leasing the development.
FORT WORTH, TEXAS — Steel products provider Andes Coil Processors will open a 151,693-square-foot manufacturing facility in Fort Worth. The facility will be situated within the 64-acre Sylvania Industrial Park, which is located at the site of former American Manufacturing of Texas plant on the city’s north side. Andes Coil Processors plans to hire 30 to 50 new employees as part of a $5 million capital investment in the local economy. Dallas-based CanTex Capital acquired Sylvania Industrial Park in December, and the space is now ready for occupancy.
MANSFIELD, N.J. — Developer 2020 Acquisitions is underway on construction of a 610,000-square-foot distribution center in the Central New Jersey city of Mansfield. The site spans 47 acres and is located at 5206 Route 130. The facility will feature 123 loading docks, four drive-in ramps, a clear height of 40 feet, an ESFR sprinkler system and parking for 95 trailers and 173 cars. Delivery is slated for this summer. JLL has been tapped to lease the project.
CAMBRIDGE, MASS. — Japanese pharmaceutical giant Takeda has signed a 600,000-square-foot life sciences lease in Cambridge’s Kendall Square neighborhood. Takeda will occupy the entirety of the 16-story building at 585 Third St., which is being developed by San Diego-based REIT BioMed Realty and is slated for a 2026 completion. CBT Architects designed the facility, which will include 15,000 square feet of flexible space and a 300-seat theater, both of which will be open to the public. KeyBank Provides $53.2M Financing for Tiburon Affordable Housing Development in San Luis Obispo, California

SAN LUIS OBISPO, CALIF. — KeyBank Community Development Lending and Investment has provided $53.2 million in financing for the development of Tiburon, an affordable multifamily property in San Luis Obispo. KeyBank provided a $28 million construction loan and a $2.3 million permanent loan, as well as $22.9 million in low-income housing and state housing tax credit equity, to People’s Self Help Housing, a San Luis Obispo-based affordable housing development and management company. Situated on 2.1 acres, Tiburon will feature 68 units in a mix of studio, one- and two-bedroom units spread across two three-story residential buildings with a community center. The units are designated for individuals and families within the 25, 30, 40, 50 and 60 percent area median income levels. The units at 25 percent and 30 percent are part of California’s permanent supportive housing program, helping to serve unhoused individuals and those who may be prone to homelessness. The development will receive support from the California Department of Housing and Community Development, which awarded the project $6.4 million in funding under the California No Place Like Home Program. Toro Development to Redevelop Office Campus in Metro Atlanta for Mixed-Use Destination

JOHNS CREEK, GA. — Toro Development Co. plans to redevelop a former State Farm Insurance corporate campus in the northeast Atlanta suburb of Johns Creek to make way for a mixed-use destination. The project will be part of Johns Creek’s future 192-acre Town Center, which will feature a City Hall, housing, shops, restaurants, offices and parks. The newly launched Toro Development purchased 43 acres of the 54-acre site from a fund sponsored by U.S. Realty Advisors, a New York-based firm that has owned the campus since 2013. Situated at the intersection of Johns Creek Parkway and McGinnis Ferry Road, the site currently houses two mid-rise office buildings that once were leased to State Farm before moving to its regional headquarters in nearby Dunwoody. Toro Development, whose principal and chief vision officer Mark Toro oversaw the development of Avalon in Alpharetta and the redevelopment of Colony Square in Midtown Atlanta during his time with North American Properties, plans to redevelop the site with ground-level stores and restaurants set below housing.
