MIAMI — Housing Trust Group has broken ground on Rainbow Village, a $185 million affordable housing development located at 2000 N.W. Third Ave. in Miami.  Spanning 698,000 square feet, the community will feature 310 units alongside 12,000 square feet of retail space, 50,000 square feet of amenities and 442 parking spaces.  Units will be offered in studio, one-, two-, three- and four-bedroom configurations for income-qualifying residents who earn at or below 30 percent to 80 percent of the area median income (AMI). Monthly rents for one-, two- and three-bedroom apartments will range from $793 to $2,634, according to Housing Trust Group.  “As Miami continues to face a growing demand for affordable housing, Rainbow Village will offer much-needed relief to working families throughout the community,” says Matthew Rieger, president and CEO of Housing Trust Group.  Shared amenities at the property will include a resort-style swimming pool, business center, lounge area, daycare, playground, covered and open courtyards, a theater room, community center, juice bar, bike storage room, fitness center, study and play areas and a fire pit. SPANAWAY, WASH. — SimonCRE has acquired an 89,002-square-foot retail center located in Spanaway, with plans to redevelop the property. Plans for the center include the addition of a grocery anchor, as well as other new tenants. According to SimonCRE, redevelopment efforts at the property will be focused on updating existing structures.

Maverick-Distribution-Center-Houston

HOUSTON — Dallas-based Lincoln Property Co. has completed Maverick Distribution Center, a 435,680-square-foot industrial project in North Houston. Designed by Powers Brown Architecture and built by general contractor E.E. Reed, the facility sits on a 26-acre site that is adjacent to George Bush Intercontinental Airport. Building features include 40-foot clear heights, 70-foot speed bays, abundant car and trailer parking and suitability for either a single or multiple users. Lincoln’s internal team of Kevin Wyatt, Robert Willard and SuAnna Sanchez is marketing Maverick Distribution Center for lease.

NORTH MYRLE BEACH, S.C. — NAI Columbia has brokered the $5.3 million sale of a vacant restaurant located at 4530 Highway 17 S in North Myrtle Beach. Preston’s Seafood & Country Buffet previously occupied the property for 35 years. The undisclosed buyer plans to redevelop the restaurant. Jack Springs of NAI Columbia brokered the deal. The seller and plans for the redevelopment were not disclosed.

Brookhollow-West-Houston

HOUSTON — Alliance Industrial Co. will develop a 185,428-square-foot project in northwest Houston. Known as Brookhollow West, the development will consist of two rear-load buildings totaling 134,525 and 50,903 square feet. The buildings will be situated on a 12.7-acre site and will feature 32-foot clear heights and 130-foot truck court depths. Seeberger Architecture is designing Brookhollow West. Other project partners include Langan Engineering and a joint leasing team of Lee & Associates and Boyd Commercial. Delivery is slated for early next year.

WAUWATOSA, WIS. — Steve Rolfe of Midland Commercial Development Corp., William Wirth of Luft Consulting Inc. and Jordan Nelson of Nelson Development have purchased a development site at 5151 W. State St. with plans to build Wauwatosa Self Storage. The temperature-controlled self-storage facility will total 63,500 net rentable square feet divided across 444 units in over two dozen configurations. There will be 23 units in the main drive-thru aisle specifically laid out to accommodate automobile storage. The property will be attended by an onsite manager and will incorporate high-resolution cameras throughout. Brett Deter and Scott Revolinski of Founders 3 Real Estate Services represented the buyers. The project is slated for completion late this summer.

Pratt-Landing-New-Rochelle

NEW ROCHELLE, N.Y. — Twining Properties will undertake an 850,000-square-foot mixed-use redevelopment project in New Rochelle, a northern suburb of New York City. Known as Pratt Landing, the project will convert a 11.5-acre waterfront industrial site into a destination with 383 apartments, 99 condos, a 150-room hotel, 40,000 square feet of retail and restaurant space and a public park. Robert A.M. Stern Architects is leading the design of Pratt Landing, which will house the aforementioned uses within four buildings and across four city blocks. Twining Properties has received full site plan approval from the City of New Rochelle and will soon commence demolitions of existing structures on the site.

Los-Arcos-at-Vida-San-Antonio

SAN ANTONIO — The NRP Group, a Cleveland-based affordable housing developer, has completed Los Arcos at Vida, an $81 million project in San Antonio. The property is located within the 600-acre Vida master-planned development on the city’s south side and totals 324 units. Residences come in one-, two-, three- and four-bedroom floor plans and are reserved for households earning between 30 and 70 percent of the area median income. Amenities include a pool with a sundeck, barbecue grills and picnic areas, a conference center and cybercafé, activities room, community garden, playground and onsite laundry facilities. The project was financed in large part by $36 million in tax credits issued by the Texas Department of Housing & Community Affairs.

CHARLOTTE, N.C. — Riverside Investment & Development and Woodfield Development have topped out a 42-story apartment tower in Charlotte. Goettsch Partners served as the architect and Clark Construction Group served as the general contractor for the 409-unit property, which is the multifamily component of the Queensbridge Collective mixed-use development. The development also includes a 35-story office tower, nearly 30,000 square feet of retail space and more than 90,000 square feet of indoor/outdoor amenity space, including more than two acres of indoor and outdoor fitness, recreation and entertainment spaces. Charlotte-based Night Swim Coffee is scheduled to open later this year on the ground floor of the apartment tower, and Denver-based steakhouse Guard and Grace will debut its 10,224-square-foot venue on the 10th floor in mid-2026. Riverside and Woodfield broke ground on Queensbridge Collective in May 2023 and plan to fully deliver the project in 2027.
