EAST HANOVER, N.J. — New Jersey-based developer CHA Partners is nearing completion of LIVIA, a 123-bed senior living community in East Hanover, about 30 miles west of New York City. The 100,000-square-foot facility will offer skilled nursing, memory care, assisted living and long-term care/rehabilitation services. Amenities will include restaurant-style dining options, outdoor courtyards, a theater, game room, full-service bar/lounge, beauty salon, and a café. CHA Partners expects the facility to be operational before the end of the month.

TALLAHASSEE, FLA. — Seefried Industrial Properties has broken ground on a 2.8 million-square-foot fulfillment center in Tallahassee. The developer did not disclose the tenant, but the Tallahassee Democrat reported that the occupant will be Amazon. Dubbed “Project Mango,” the development will be situated on 118 acres near the Mahan Drive and I-10 interchange. Seefried says that the four-story project is record-breaking in terms of its size and functionality, and that it will feature cutting-edge material handling and product retrieval systems. Equipped with advanced robotics technology, the property will assist in efficient package delivery. The facility will feature 49 dock doors, 1,250 car parking spaces, 265 trailer spaces and 100,000 square feet of office and break room space. The fulfillment center is expected to generate 1,346 full-time jobs and an economic impact of $451 million, according to Seefried. The Conlan Co. is serving as general contractor. Completion is slated for the fourth quarter of 2022. Amazon also recently unveiled plans for a new fulfillment center in Port St. Lucie, Fla., along with five new delivery stations in the Sunshine State. PHOENIX, ARIZ. — CapRock Partners has broken ground on CapRock West 202 Logistics, a 183-acre speculative industrial project in Phoenix. The eight-building, Class A industrial warehouse complex will total 3.4 million square feet. The project will be developed in two phases. Phase I will start in November 2021, with completion and delivery anticipated by the end of 2022. The first phase will include the first five buildings, totaling approximately 2.5 million square feet. The timeline for Phase II was not disclosed. Estimated development costs were also not released. The project will feature buildings ranging from 228,000 to 1.1 million square feet, with clear heights between 32-feet and 40-feet. All buildings will feature dock-high and ground-level loading with secured concrete truck courts. Each of the buildings are designed with varying depths and are divisible to accommodate multiple tenants. The project is the largest speculative industrial development in the history of Phoenix, according to CapRock. DETROIT — Meijer is scheduled to open its new Rivertown Market in Detroit’s East Jefferson Corridor on Wednesday, Oct. 6. This will be the fourth neighborhood market opened by Meijer and the second in metro Detroit. The small-format grocery concept is focused on bringing a mix of local, fresh food and value to customers in the area. The 42,000-square-foot store will include an assortment of fresh and prepared foods, including bakery items, fresh meat and deli offerings. The Rivertown Market will include a Great Lakes Coffee shop. The garage-style doors will open to an outdoor fresh produce and floral area in warmer months. Local artists Desiree Kelly and Cameron Jenkins painted a mural on the store exterior near the parking lot entrance.

ROUND ROCK, TEXAS — The NRP Group, a Cleveland-based multifamily developer, has broken ground on The James on Grand Avenue, a 275-unit affordable housing project in the northern Austin suburb of Round Rock. All of the property’s units will be reserved for renters earning 60 percent or less of the area median income. The James on Grand Avenue will feature one-, two-, three- and four-bedroom units and amenities such as a pool, business center children’s play area and a fitness center. Residents will also have access to services such as first-time homebuyer programs, financial literacy training and after school care. Leasing is expected to begin next August, with full completion scheduled for June 2023. NRP Group is developing the project in partnership with Capital Area Housing Finance Corp.

EAGLE LAKE, TEXAS — Provider Nexion Health has opened Eagle’s Landing, a memory care community within its Arbor Hills Rehabilitation and Healthcare Center in Eagle Lake, approximately 70 miles west of Houston. The asset offers 20 units. The Arbor Hills Rehabilitation and Healthcare Center was one of nine Texas facilities that Nexion Health took over the operations of in December 2020.

WALTHAM, MASS. — Design-build firm Dacon Corp. has completed a 19,000-square-foot office renovation project in the western Boston suburb of Waltham. The building will serve as the new headquarters of Mass Electric Construction, a locally based firm founded in 1928. As part of the project, Dacon replaced closed-off wall partitions with glass-walled offices and conference rooms and built collaborative areas along the reception area and amid employee offices.

LA PUENTE, CALIF. — RAAM Construction has completed the construction of Arboleda Apartments, an affordable seniors housing development in La Puente, approximately 20 miles east of Los Angeles. Development costs for the 74-unit, 71,499-square-foot property are estimated at $29 million. Of the total apartments, 38 are fully ADA-accessible units. “The need for affordable housing has grown in recent years due to rising home prices and an overall housing shortage, and the COVID-19 pandemic has exacerbated that need immensely,” says Richard Lara, president and CEO of RAAM Construction. RAAM worked closely with Meta Housing Corporation, a developer of affordable housing communities for families and seniors, along with AMJ Construction Management Inc. and Y&M Architects to deliver the new residences for qualified low-income seniors. The apartments replace four detached family homes on the site.

RALEIGH, N.C. — Property Income Advisors Inc. is redeveloping 540 Tech Center, a 110,500-square-foot life sciences property in Raleigh. Located at 4912-4924 Green Road, 540 Tech Center is a two-building property that allows for research and development, office, flex and warehouse users. 540 Tech Center’s amenities include multiple entry points, a 4.3 per 1,000 square feet parking ratio, one dock door per building and two onsite generators. Property Income Advisors changed the name of 540 Tech Center from its previous name, which was the address of the building. The firm also is currently making renovations to the property, including parking lot upgrades, landscape improvements, new monument signage, exterior paint, modernized restrooms and adding a new leasing center. The newly renovated buildings will have open ceilings and expansive floor plates with one of the twin buildings ready for tenant improvements to commence by the end of the year. As of October 2021, the property will be fully vacant. Built in 1983, the previous tenant was Conduent. Mac Hammer, Kent Honeycutt and Stacy Mbithi of Cushman & Wakefield will oversee leasing at the property.
