CRG Begins Development of 1 MSF Spec Warehouse in Suburban Minneapolis

DAYTON, MINN. — CRG has begun development of The Cubes at French Lake, a 1 million-square-foot speculative warehouse in the Minneapolis suburb of Dayton. Located at 11500 Lawndale Lane near the intersection of County Road 81 and Dayton Parkway, the project will be the largest speculative industrial development in Minnesota, according to CRG. Completion is slated for 2023. The facility will feature a clear height of 40 feet, 652 parking spaces, a 185-foot truck court, 231 trailer parking spaces, 169 dock doors, four drive-in doors and 60-foot speed bays. CRG affiliate Lamar Johnson Collaborative designed the project, while CRG’s parent company Clayco will serve as general contractor. Chris Garcia and Grace McGuire of Lee & Associates are marketing the project for lease.

Duke Realty Southern California Completes Four Industrial Projects in Metro Los Angeles

LONG BEACH AND FONTANA, CALIF. — The Southern California office of Duke Realty has completed four industrial facilities, totaling 335,984 square feet in Long Beach and Fontana. The properties include: A newly leased, 173,121-square-foot facility at 10905 Beech Ave. in Fontana. A pre-leased, 40,850-square-foot asset at 1180 Spring St. in Long Beach. A 72,526-square-foot building at 2861 Orange Ave. in Long Beach. A 49,487-square-foot property at 2851 Orange Ave. in Long Beach. Zac Sakowski of JLL and Mike Condon Jr. of Cushman & Wakefield are listing brokers for the Long Beach properties, while Clyde Stauff and Jace Gan of Colliers International are listing brokers for the Fontana development. Duke Realty is currently constructing nine additional properties, totaling 2 million square feet and a 4.6-acre trailer yard, in Irwindale, Perris, Redlands, Fontana, Anaheim and Lynwood.

Realty Trust Group Opens 91,000 SF Healthcare Clinic at UT Medical Center in Knoxville

KNOXVILLE, TENN. — Realty Trust Group has opened the University of Tennessee Medical Center’s New Advanced Orthopaedic Institute, a 91,000-square-foot clinic in Knoxville. The freestanding property is situated within University of Tennessee Research Park at Cherokee Farms, which is across Alcoa Highway from UT Medical Center’s main campus. The clinic is operated by the University Orthopaedic Surgeons (UOS) and OrthoTennessee, which relocated from the main UT Medical Center campus to the new facility. Fourteen UOS and OrthoTennessee surgeons will practice at the new location and offer clinical, imaging, diagnostic, surgical, rehabilitative care and therapy services. In addition to developer Realty Trust Group, the project team included Barber McMurry Architects and general contractor Christman Co.

Pepsi Buys 152 Acres in Denver to Develop 1.2 MSF Manufacturing Plant

DENVER — PepsiCo Beverages North America (PBNA), a subsidiary of food and beverage giant PepsiCo Inc. (NASDAQ: PEP), has acquired nearly 152 acres of land in Denver. The company plans to build a 1.2 million-square-foot manufacturing facility on the site, which will be its largest in the country. The project will be triple the size of Pepsi’s existing facility in Denver’s River North Art District, where the company has operated since the 1950s. The new plant is scheduled to open in 2023 and will produce a variety of the company’s name-brand beverages, such as Pepsi, Pepsi Zero Sugar, Gatorade, bubly, Rockstar, Propel and Muscle Milk. The site is located within the Denver High Point development area, a massive, 5 million-square-foot industrial park currently under construction approximately 18 miles east of downtown near Denver International Airport. The new Pepsi plant will be the company’s most sustainable yet, according to the company, with plans for 100 percent renewable electricity, best-in-class water efficiency and reduced virgin plastic use. The initiative is part of Pepsi’s “pep+” pledge to positively impact the planet. High Street Residential to Build 152-Unit Apartment Complex Near St. Louis

KIRKWOOD, MO. — High Street Residential, a subsidiary of Trammell Crow Co., has unveiled plans to build its first multifamily project in the greater St. Louis area. Located at 416 N. Kirkwood Road in Kirkwood, The James will rise five stories with 152 apartment units and more than 7,000 square feet of ground-floor retail space. Completion is slated for early 2024. Amenities will include a clubroom, fitness center, work-from-home center, pet wash and an amenity terrace with a pool and grill stations. The development will offer 285 parking spaces. ESG Architecture & Design is the architect and Brinkmann Constructors is the general contractor.

Contegrity Group Completes Construction of Wright County Government Center in Buffalo, Minnesota

BUFFALO, MINN. — Contegrity Group has completed construction of the Wright County Government Center in Buffalo, about 42 miles northwest of Minneapolis. BKV Group designed the four-story, 222,538-square-foot building, which is located on the same campus as the county’s law enforcement and justice centers. Parking has been reconfigured to be closer to each building and expanded from 275 to 1,600 total spaces. BKV Group provided planning and pre-development services and led all architecture, structural, mechanical and electrical engineering, interior design and landscape architecture.

Brennan to Develop Industrial Build-to-Suit for Zippy Shell in Bartlett, Illinois

BARTLETT, ILL. — Brennan Investment Group will develop a 118,800-square-foot industrial build-to-suit for Zippy Shell Inc. in Blue Heron Business Park in Bartlett. Zippy Shell is a portable storage and moving company that delivers storage containers directly to the end user’s home or business. Jack Brennan of CBRE assisted the developer in acquiring a seven-acre site within the industrial park. A construction timeline was not provided.

Vantage Builders Delivers 100,000 SF Cannabis Cultivation Facility in Metro Boston

WALTHAM, MASS. — General contractor Vantage Builders has delivered a 100,000-square-foot cannabis cultivation facility in the western Boston suburb of Waltham for wholesale provider Greencare Collective. The facility features vegetation rooms; six 9,500-square-foot grow rooms; cultivation process rooms for drying, trimming, curing and packaging; vault storage; and a commercial kitchen for the creation of cannabis edibles. The second floor has office space, and a 2,000-square-foot dispensary located in the front of the building is scheduled to open this summer. The project team included BKA Architects, BLW Engineers (MEP), McClure Engineering (civil) and Trinity Engineering (structural).

Arch Communities, WinnCos. Complete $25.7M Residential Adaptive Reuse Project in Southbridge, Massachusetts

SOUTHBRIDGE, MASS. — Arch Communities and developer WinnCos. have completed a $25.7 million residential adaptive reuse project in Southbridge, located in the southern central part of the state. The project converted the 90,000-square-foot former Mary E. Wells High School building into a 62-unit affordable housing complex for seniors age 55 and older. Of the 62 apartments, 56 are reserved for households earning 60 percent or less of the area median income (AMI), including eight apartments reserved for residents at or below 30 percent of AMI. Six units have been customized for handicapped and sensory-impaired households. The 106-year-old building had been vacant for eight years before construction began in 2020.

Jamestown Signs Defense Tech Firm to 180,000 SF Industrial Lease in Atlanta

ATLANTA — Jamestown has signed Anduril Industries, a defense tech firm, to an 180,000-square-foot industrial lease at Allied Studios, a three-building mixed-use campus located at 1435 Hills Place in Atlanta’s Upper Westside district. Anduril will invest $60 million and bring 180 jobs to the new manufacturing and research facility. The facility will house Area-1, a subsidiary of Anduril that manufacturers unmanned aircraft systems. When complete, Area-1 will operate offices, research and development space and production space across two buildings at Allied Studios. Capital Real Estate Group represented Jamestown in the lease transaction, and Hughes Marino represented Anduril.
