CELINA, TEXAS — Locally based firm Centurion American Development Group will develop Legacy Hills, a 3,200-acre mixed-use project that will be located in Celina, about 45 miles north of Dallas. Preliminary plans call for 7,000 single-family homes, 4,100 multifamily units, 100 acres of commercial development, a 27-acre sports park, a golf course and walking trails. In addition, the site includes two 12-acre parcels that will house future schools within the Celina Independent School District. Construction of the first phase is scheduled to begin in late 2021.

Presidium-Chase-Hill-San-Antonio

SAN ANTONIO — Texas-based developer Presidium has begun leasing Presidium Chase Hill, a 370-unit multifamily project in northwest San Antonio. Designed by REES Associates Inc., the community will be situated on a 17-acre site near La Cantera Resort & Spa, which USAA Real Estate recently sold. Units will feature stainless steel appliances, granite countertops and walk-in closets. Amenities will include a pool, outdoor kitchens with grilling areas, a playground, dog park, fitness center, media room, bar and an onsite car wash. Presidium expects to complete the project by next summer.

PARK RIDGE, N.J. ­— Claremont Development has opened The James, a 240-unit apartment complex in the Northern New Jersey community of Park Ridge that includes 17,600 square feet of retail space. Units come in studio, one- and two-bedroom floor plans and feature stainless steel appliances, quartz countertops, espresso cabinetry and tile backsplashes. Indoor amenities include a coffee bar, game room, catering kitchen, coworking spaces with private offices, fitness center and a yoga studio. Outside, residents have access to multiple gathering areas, including an outdoor pool, grilling and dining areas, fire pits, TV and lounge areas and a turf lawn. Rents start at $1,965 per month for a studio unit.

CapRock-Tropical-Logistics-Phase-II-North-Las-Vegas-NV

NORTH LAS VEGAS, NEV. — CapRock Partners has purchased a 10-parcel land assemblage totaling 20.7 acres in North Las Vegas for the development of CapRock Tropical Logistics Phase II, an industrial complex adjacent to CapRock Tropical Logistics. The land parcels were acquired from nine individual sellers. The total acquisition price was not released. Totaling 441,554 square feet, CapRock Tropical Logistics Phase II will feature three industrial buildings with 32-foot clear heights, large truck courts and approximately 362 parking stalls. Building 1 will offer 248,391 square feet and more than 300 linear feet of Interstate 15 frontage, 32 dock-high doors, a 185-foot truck court and 57 trailer stalls. The 101,825-square-foot Building 2 will feature 15 dock-high doors and 180 feet of shared truck courts, and the 91,338-square-foot Building 3 will offer 15 dock-high doors and 180 feet of shared truck courts. Development is underway and groundbreaking is planned for first-quarter 2022. Completion is slated for the fourth quarter of 2022. The adjacent CapRock Tropical Logistics park is a two-building, 1.1 million-square-foot industrial complex currently nearing completion. The first phase is 100 percent pre-leased and scheduled for completion in third-quarter 2021.

Destino: The future of demand in the area is very strong, with developers seeking new sites aggressively and underwriting steady future rent growth over the next couple of years. A lot of that is driven by e-commerce, and there’s still so much room to grow in the e-commerce world. E-commerce accounted for approximately 13.6 percent of retail sales in the first quarter of 2021 (a number that is steadily increasing). MARYLAND HEIGHTS, MO. — PCCP and TriStar Properties have formed a joint venture for the acquisition of 137 acres in Maryland Heights within metro St. Louis. The joint venture plans to build Westport Commerce Center, a speculative industrial park totaling six buildings and up to 1.3 million square feet. Buildings will range in size from 194,615 to 252,720 square feet. Construction will take place in phases, with the first phase consisting of two buildings totaling 194,615 square feet each. The buildings will share a 185-foot truck court and trailer parking area. Completion of the first phase is slated for spring 2022.

ST. FRANCIS, WIS. — M&R Development has opened 42 Hundred on the Lake, a 236-unit luxury apartment complex in St. Francis, five miles south of downtown Milwaukee. A ribbon-cutting ceremony took place Thursday, July 22. The community, which is located at 4200 S. Lake Drive, is more than 65 percent leased. Units range in size from 583 to 1,204 square feet and monthly rents range from $1,248 to $3,350. Amenities include a clubhouse, private lounge, business center, game room, fitness center, pet spa, package room, two outdoor courtyards, grilling stations, fire pits, lounge areas overlooking Lake Michigan and a pool with cabanas. RMK Management is overseeing leasing and property management.

RAYMORE, MO. — VanTrust Real Estate has broken ground on a second speculative industrial building at Raymore Commerce Center in Raymore, about 25 miles south of Kansas City. Completion of the 1 million-square-foot building is slated for fall 2022. Plans call for a clear height of 40 feet and expansive trailer and car parking. Brinkmann Constructors is managing construction in partnership with GBA as the architect and Olsson as the civil engineer. John Stafford, Ed Elder and Ben Boyd of Colliers Kansas City will continue to serve as the leasing agents for Raymore Commerce Center and market the new building for lease.

Spectrum-Terrace-Phase-3-Irvine-CA

IRVINE, CALIF. — Irvine Co. has started construction for the third and final phase of Spectrum Terrace, an office development located at the intersection of the 405, 5 and 133 freeways in Irvine. The final phase of the project will feature three four-story buildings totaling more than 345,000 square feet of Class A office space. Completion is slated for August 2022. Spectrum Terrace’s buildings are arranged in three terraced office neighborhoods that are adjacent to coastal wilderness and a 1.5-mile jogging/walking trail. The development also offers The Commons, an outdoor gathering area with shaded workspaces for meetings, breaks or small events; a private, resort-style fitness center; Terrace Kitchen + Bar; and Venue, a fully equipped meeting and event space for up to 100 people. The property also features an Olympic-length pool, poolside cabanas, high-end locker rooms and grab-and-go food offerings. Spectrum Terrace is currently 80 percent leased. Tenants include Alteryx, CoStar Group, iHerb, Kajabi and RSM.
