FORT WORTH, TEXAS — Texas Oncology will open a 22,300-square-foot cancer care center at Alliance Town Center on the north side of Fort Worth. Corgan and E4H are serving as the architects of the project, and DPR Construction is the general contractor. Construction is underway, and the facility is scheduled to open some time next year. Once open, patients and their care teams at the existing Texas Oncology center in nearby Keller will transfer to the new facility.

MAPLE GROVE, MINN. — Endeavor Development and joint venture partner Calibogue Capital have broken ground on Zachary Distribution Center, a 172,224-square-foot speculative distribution center in Maple Grove. Located on Zachary Lane, the project will feature a clear height of 32 feet, 17 loading docks, two drive-in doors and 52 trailer parking stalls. Jon Yanta, Jason Meyer and Brent Masica of Cushman & Wakefield are handling leasing and marketing efforts for the property. Zachary Distribution Center is situated within the Northwest submarket, which is the most active industrial corridor within the Twin Cities, according to Cushman & Wakefield. A timeline for completion was not disclosed.

CAMBRIDGE, MASS. — Nauset Construction, a locally based design-build firm, has completed 77 Park, a 93-unit multifamily project located in the Alewife area of Cambridge. Designed by Piatt Architects, the transit-served property rises four stories and spans 96,000 square feet. Units feature studio, one- and two-bedroom floor plans ranging in size from 595 to 1,265 square feet. Amenities include a terrace with grilling stations, a café with a full kitchen, multimedia room, sky lounge, fitness center and a dog washing and grooming station. Rents start at $2,200 per month for a studio unit.

GO-99-Phoenix-AZ

PHOENIX — Phoenix-based GO Industrial has purchased 77 acres of land in the West Valley submarket of Phoenix for the development of GO | 99, a three-building, 1.2 milion-square-foot industrial project. An undisclosed seller sold the site, located at the southeast corner of Buckeye Road and 99th Avenue, for $23.5 million. Buildings 1 and 2 will provide rear-loaded, mid-bay configurations and will total 246,997 square feet and 272,456 square feet, respectively. Totaling 763,410 square feet, Building 3 will feature a 600-foot-deep, cross-dock configuration, nearly 1,000 auto parking stalls and up to 314 off-dock locations. Clear heights will range from 32 feet to 40 feet. All buildings will offer dock-high and ground-level loading and heavy power. Additionally, the park will be fully secured and each truck court will have dedicated access. DLR Group is serving as architect, Willmeng Construction as general contractor and Arcadia Management Group as property manager.

BUFORD, GA. — Seefried Industrial Properties, along with an unnamed institutional partner, has purchased 53 acres in Buford for the development of a new speculative industrial project near Interstate 85. Stuart Bracey of Hughes Commercial represented Atlanta-based Seefried Industrial in the land acquisition. The two-building development, known as Gravel 85 Distribution Center, will span 626,616 square feet and include 384 parking spaces, 108 trailer spaces and 135- to 180-foot truck courts. The development team includes civil engineer Eberly & Associates and Randall Paulson Architects. Construction is set to begin in October.

RALEIGH, N.C. — JLL Capital Markets has secured equity and debt financing for the development of a 533,889-square-foot office campus in Raleigh that will serve as the corporate headquarters for Bandwidth Inc., a locally based software firm. The project is slated for completion in first-quarter 2023. Roger Edwards, Travis Anderson, Michael George, Coler Yoakam and Warren Johnson of JLL arranged the financing on behalf of the developer, a joint venture between East West Partners and Capitol Broadcasting Co. USAA Real Estate provided equity for the build-to-suit project, and Wells Fargo provided a construction loan. The loan and equity amount were not disclosed. The new campus will feature 460,073 square feet of Class A office space, a 29,091-square-foot fitness center, 13,425-square-foot recreational area, 31,300-square-foot Montessori School, an onsite amphitheater, walking trails, café, recreation fields and an onsite parking garage that will provide approximately 1,859 spaces. Located at the corner of Reedy Creek and Edwards Mill roads, the office building will be situated on 23.3 acres. Bandwidth plans to consolidate its three existing locations in Raleigh into the new development. The firm also owns 17 adjacent acres suitable for future expansion.

MILTON, FLA. — Branch Properties has broken ground on Merganser Commons at Dogwood Estates, a Publix-anchored shopping center in Milton. The grocer will occupy 46,811 square feet and be the first Publix store in the city. Overall, Merganser Commons will span 66,921 square feet and feature retail, dining and service-oriented tenants. Branch Properties’ partner on the project is Merganser Enterprises LLC, a retail developer based in Smyrna, Ga. Branch Properties plans to deliver the center in spring 2022. Merganser Commons is the sixth shopping center in Branch Properties’ development pipeline, including three in metro Atlanta, one in Huntsville and another in Upstate South Carolina.

FAYETTEVILLE, ARK. — Aspen Fayetteville, a 202-unit student housing community located less than one mile from the University of Arkansas campus in Fayetteville, has opened ahead of schedule. Austin, Texas-based student housing developer and owner Aspen Heights developed the property and will manage it on behalf of the owner, an entity affiliated with Platform Ventures. Located on Beechwood Avenue, Aspen Fayetteville offers a mix of two-, three- and four-bedroom units that are fully furnished by Gus Design Group. Shared amenities include an indoor and outdoor fitness center, resort-style swimming pool, hot tub, lounge and study rooms, a fire pit and grilling station.

Cedar-Port-Office-Plaza

BAYTOWN, TEXAS — A partnership between local developer D’Agostino Cos. and TGS Cedar Port Partners LP will develop Cedar Port Office Plaza, a 132,000-square-foot project in the eastern Houston suburb of Baytown. Situated near Port Houston, the complex will consist of a 79,200-square-foot building and a 52,800-square-foot building that will be located within the 15,000-acre Cedar Port Industrial Park. Construction is scheduled to begin in October and to be complete in the first quarter of 2023. NAI Partners is leasing the project. TGS Cedar Port also plans to relocate its office headquarters to Cedar Port Office Plaza.

G303-Glendale-AZ

GLENDALE, ARIZ. — MLILY, a global mattress manufacturer, has signed a lease to occupy 1.3 million square feet at Glendale 303 (G303) in Glendale. The lease fills a just-completed, 569,520-square-foot industrial building and initiates an expansion of G303 to fulfill the tenant’s larger, single-building lease requirement. Hines, with funds managed by Oaktree Capital Management, developed the Class A industrial facility. At full buildout, G303 will be the largest single-building Hines development to date in the United States. The newly completed building features 40-foot clear heights, 60-foot speed bays, abundant dock-high loading doors and highly functional footprints, as well as the ability to accommodate more than 550 cars. Additionally, the project features a basketball court amenity for employees. Construction on the G303 building expansion will begin during fourth-quarter 2021 and reach completion by fourth-quarter 2022. Graycor Construction Co. is serving as the project’s general contractor. Bill Honsaker and John Lydon of JLL’s Phoenix office represented Hines, while Payson MacWilliam and Yang Chen of Colliers International represented the tenant in the lease transaction.
