SAN ANTONIO — Kansas City-based VanTrust Real Estate will develop Cornerstone Commerce Park, a 60-acre speculative industrial project in northeast San Antonio. Phase I of the project, construction of which is slated to begin in July and to last about 12 months, will consist of two buildings totaling 413,173 square feet. VanTrust has also acquired land for the second phase, which could comprise up to four additional buildings totaling over 600,000 square feet. CBRE has been tapped to lease the development.

HOUSTON — Locally based developer MetroNational is underway on construction of a 190,000-square-foot office project at 9753 Katy Freeway in Houston’s Memorial City District. Designed by Kirksey Architecture, the nine-story building marks the latest addition to the 10 million-square-foot mixed-use campus and will be situated adjacent to The McKinley, a newly built high-rise apartment tower. Completion is scheduled for the second quarter of 2023.

Precision-Innovation-Park-Brookhaven-New-York

BROOKHAVEN, N.Y. — A joint venture between locally based developer AVR Realty Co. and Indianapolis-based Scannell Properties will develop Precision Innovation Park, a 400,000-square-foot speculative logistics center that will be located in the Long Island community of Brookhaven. The 150,000-square-foot Building 1 at Precision Innovation Park will feature a clear height of 36 feet, 28 dock doors, 28 trailer stalls and parking for 150 cars. The 250,000-square-foot Building 2 will have a clear height of 40 feet, 42 loading doors, 52 trailer stalls and parking for 250 vehicles. Both buildings will be outfitted with LED lighting with motion sensors and ESFR sprinkler systems. JLL has been tapped as the leasing agent. Completion is slated for early 2023.

AUSTIN, TEXAS — Lincoln Property Co. (LPC) and co-developer Phoenix Property Co. (PPC) have partnered with DivcoWest to develop The Republic, a 48-story office tower in downtown Austin. The developers say they have secured the building’s first major tenant, enabling construction to move forward. The developers expect to break ground on the project in the second quarter of this year. Located at 401 W. 4th St. and spanning 833,000 square feet, The Republic will overlook Lady Bird Lake and offer a direct connection to Republic Square Park. The office tower will feature a green public plaza at its main entrance that will act as an extension of the park. A 19th-floor amenity level will boast more than 50,000 square feet of indoor-outdoor space, including conference rooms, a fitness center, clubroom and a 25,000-square-foot outdoor terrace covered by canopies. In addition to the 20,000-square-foot public plaza, the ground floor will feature restaurant and retail space. Floor plates will average 29,000 square feet, and each floor will feature a private terrace. The building design by Duda Paine Architects emphasizes both outdoor space and health and wellness. CHARLOTTE, N.C. — Stonemar Properties is adding several new retailers at Ballantyne Village, a mixed-use development in Charlotte that features offices, shops, restaurants and the new 14-story AC Hotel Charlotte Ballantyne. The New York-based firm has tapped Foundry Commercial, which handles retail leasing at the property, to oversee leasing of the 55,000 square feet of office space that formerly housed a movie theater. Ballantyne Village offers large floor plates for various layouts, 13-foot ceiling heights and the potential for a private tenant rooftop. The property features a recently revamped covered parking deck, directional signage and an outdoor patio space overlooking the center’s retailers. Ballantyne Village is located at the southwest corner of Johnston Road and Ballantyne Commons Parkway. The new retail tenants include Casa Del Tequila, a 2,623-square-foot authentic Mexican restaurant and tequila bar; Vel Tree, a 2,503-square-foot soulful vegan restaurant; and Deka Lash, a 1,082-square-foot eyelash extension and beauty shop. CHICAGO — A partnership between Mavrek Development, GW Properties and Luxury Living Chicago Realty has unveiled plans to develop a mixed-use project in Chicago’s Streeterville neighborhood. Plans call for 248 luxury apartment units, 40,000 square feet of office space and 8,000 square feet of retail space. Amenities will include a fitness center, outdoor pool, coworking lounge and package service. Both apartment renters and office tenants will have access to the amenities. The project will replace a parking garage. Demolition is expected to begin this summer with groundbreaking scheduled by the end of the year. The office portion is expected to be ready for tenant buildouts in the third quarter of 2023, with the residential units slated for completion in early 2024. NORR is the project architect.

SOUTHGATE, MICH. — Friedman Real Estate has brokered the sale of Southgate Tower in Southgate, a southwest suburb of Detroit. The sales price was undisclosed. Rising 14 stories and constructed in the early 1970s, Southgate Tower is a former bank office building that now sits vacant. The buyer, Southgate Tower LLC, plans to undertake a massive redevelopment project. Upon full buildout, the project will consist of 201 apartment units. The construction timeline is 24 to 30 months. Friedman’s Andrew Ledger represented the buyer in the transaction. The seller was undisclosed.

CHICAGO — Skender has completed a renovation of the interior office space for Equity LifeStyle Properties (ELS) at 2 N. Riverside Drive in Chicago’s West Loop. The renovation project updated the company’s 65,000-square-foot space across two-and-a-half floors and added a new roof deck. The office includes a mix of conference rooms, private offices, collaboration areas, cafés and pantries. Employees can work or socialize outdoors on the new roof deck. Skender collaborated with Partners by Design, McGuire Engineers, Structural Shop, Engineering Plus, CBRE and Spark Chicago. ELS owns and operates manufactured home communities, RV resorts, campgrounds and marinas.

CICERO, N.Y. — San Francisco-based mortgage banking firm Gantry has arranged a $47.5 million construction loan for Lakeshore at Loso, a 248-unit multifamily project that will be located in the upstate New York community of Cicero. The community will comprise 12 three-story buildings that will feature one- and two-bedroom apartments and a clubhouse. The 24-acre property will also include walking trails, a boat launch and a 100-slip marina. Daniel Monte and Jack Stelianou of Gantry arranged the three-year loan through an undisclosed regional bank on behalf of the borrower, a locally based entity doing business as TreyJay Loso LLC.

Lument Affordable Housing Multifamily buildings

    The Section 42 Low-Income Housing Credit program has been America’s primary tool in the effort to construct affordable homes for low- and moderate- income households and ease renter cost burdens since 1986. This public-private partnership has created or preserved more than 3.1 million rental units, accounting for over 30 percent of the nation’s affordable housing stock. Congress is considering legislation that would materially expand and strengthen the tax credit program. In addition to several technical changes to tax credit accounting and rules governing the use of private-activity bond financing, the legislation would authorize increases in credit allocation in 2021 and 2022. The impact of these changes would be substantial, catalyzing construction of more than 100,000 additional units per year over a 10-year period, perhaps trimming the number of rent burdened low-income households by half. Building more affordable housing will represent a significant step toward reducing housing instability and economic inequality in America. But are quantitative gains alone enough? Constructing affordable housing in low-poverty, high-opportunity census tracts is challenging.
