Green Street, Midas Unveil Plans for $100M Condo, Hotel Development in Clayton, Missouri

CLAYTON, MO. — Green Street Real Estate Ventures LLC and Midas Enterprises have unveiled plans to build a $100 million condominium and hotel development at the corner of Forsyth Boulevard and North Central Avenue in Clayton, a western suburb of St. Louis. Located just east of the St. Louis County Police Department building, the 25-story project will include 73 condo units and 180 hotel rooms. Among the amenities will be a rooftop terrace and bar, 300-person private event space, street-level restaurant, street-level retail space and a five-story parking structure. HDA, a Green Street company, will serve as architect. The development team expects to break ground this fall with a 24-month construction schedule to follow.

Stoneleigh Cos. Completes Development of 243-Unit Waterford Bay Apartment Community in St. Paul

ST. PAUL, MINN. — Stoneleigh Cos. has completed development of Waterford Bay, a 243-unit apartment community located at 380 Randolph Ave. in St. Paul. BKV Group designed the four-story project. Amenities include an outdoor pool and deck, fitness center and yoga studio, resident lounge, business center, rooftop clubroom, dog wash station, bicycle and kayak storage and indoor parking garage. The development sits along the Mississippi National River and Recreation Area. BKV Group worked closely with representatives from Friends of the Mississippi River and the National Park Service during the entitlement process to ensure the project would support the ecological health of the waterway. The community is one of the first opportunity zone projects in St. Paul, according to the developer. Monthly rents start at $1,301 for studios, and residents can now earn up to two months of free rent.

BOXBOROUGH, MASS. — Engineering and construction management firm DPS Group has completed a $150 million, build-to-suit life sciences project for viral vector gene therapy firm Vibalogics in Boxborough, about 35 miles west of Boston. The project consists of about 118,000 square feet of lab, office and manufacturing space. Lincoln Property Co. developed and owns the property.

Polar Design Build to Undertake 83,109 SF Industrial Expansion Project in Taunton, Massachusetts

TAUNTON, MASS. — Locally based project management firm Polar Design Build Inc. will undertake an 83,109-square-foot industrial expansion project in Taunton, located south of Boston, for Callico Distributors, a provider of paper, plastic and other janitorial supplies. The project involves expanding the tenant’s existing space at 90 Prince Henry Drive, which features a clear height of 32 feet, to total roughly 200,000 square feet. The project will also include the construction of a new detention basin. Completion is slated for December.

RMR Group Begins 300,000 SF Office, Life Sciences Redevelopment Project in Seattle

SEATTLE — The RMR Group Inc. (NASDAQ: RMR) has begun the redevelopment of 351, 401 and 501 Elliott Avenue West in Seattle into a project dubbed Unison Elliott Bay. The existing three office buildings will be transformed into Class A office and life sciences space totaling more than 300,000 square feet. Amenities will include an outdoor lounge, conference and training rooms, fitness facility, new lab mechanical infrastructure and two backup generators for labs. Tenants will also have access to covered and surface parking, bike storage and electric vehicle charging stations. Customizable floor plates will range from 21,000 to 27,500 square feet. The buildings are located near the new Climate Pledge Arena, home of the Seattle Kraken National Hockey League team, as well as 15 acres of trails, beaches and open space. LAS VEGAS — Beedie has released its plans to develop Pioneer Business Center, a two-building industrial condominium development in Las Vegas. Located at 6370 and 6340 S. Pioneer Way, Pioneer Business Center will feature two concrete tilt-up structures offering a total of 261,751 square feet of industrial space. Building 1 will offer units ranging from 7,791 square feet to 13,060 square feet, 28-foot clear heights and a pre-built structural steel mezzanine for additional office space or warehouse storage in select units. Building 2 will offer 13,186-square-foot to 20,571-square-foot units and 32-foot clear heights. GOODYEAR, ARIZ. — BJ’s Restaurants Inc. has purchased land to develop a BJ’s Restaurant & Brewhouse near Civic Square at GSQ, a new city hall, library and community gathering spot in Goodyear. Located on a three-acre site at the northeast corner of North 150th Drive and West McDowell Road, the family-friendly restaurant is slated to open in late 2022. Totaling more than 7,600 square feet, the new BJ’s interior will seat approximately 250 guests, with more seating at the patio and round bar. The restaurant plans to hire approximately 160 team members. BJ’s operates seven breweries in five states and offers 11 beers and ciders on tap.

Local Developers Plan $134M Redevelopment of Fisher Body Plant in Detroit

DETROIT — Jackson Asset Management and Hosey Development are planning a $134 million redevelopment of the former Fisher Body Plant 21 in Detroit, according to The Detroit News and other local media. Named Fisher 21 Lofts, the project involves the conversion of the abandoned automotive plant into 400 mixed-income housing units along with retail and commercial space. Construction could begin as early as next year. The project awaits city council approval. The city took title of the former manufacturing facility in 2000. The plant was originally built by the Fisher brothers and utilized for producing auto bodies for Cadillac and Buick.

Jackson-Shaw, Cabot to Develop 310,900 SF Build-to-Suit Industrial Project in Mesquite, Texas

MESQUITE, TEXAS — Locally based developer Jackson-Shaw, in partnership with Boston-based Cabot Properties, will develop a 310,900-square-foot industrial project in the eastern Dallas suburb of Mesquite. The property will be a build-to-suit corporate headquarters for automotive parts manufacturer Vehicle Accessories Inc. and will house operations such as engineering, sales, accounting, manufacturing and distribution. Jackson-Shaw is developing the project within Urban Logistics Realty’s 180-acre Alcott Station Industrial Business District. Peinado Construction is the general contractor; Halff Associates is the civil engineer; and GSR Andrade is the architect. Veritex Community Bank is providing construction financing, and CBRE has been tapped as the leasing agent. Completion is slated for the fourth quarter.

Kroger, Ocado to Open 50,000 SF Last Mile Distribution Facility in Birmingham

BIRMINGHAM, ALA. — Kroger has plans to open a 50,000-square-foot distribution facility in Birmingham. The “spoke” property will serve as a last-mile cross-dock location that expands Kroger’s grocery delivery services. Cincinnati-based Kroger and UK-based Ocado Group plan to open the facility later this year. The facility will collaborate with the Kroger-Ocado hub in Forest Park, Ga. The facility is expected to create up to 161 jobs. Located at 30 West Oxmoor Road, the property will be situated 6.3 miles from downtown Birmingham and 12 miles from Birmingham-Shuttlesworth International Airport. The property is also 4.6 miles from the University of Alabama at Birmingham. Kroger also plans to open spoke facilities in Austin and San Antonio, Texas.
