HOUSTON — A partnership between locally based developer Avera Cos. and AEW Capital Management will build Champions Park, a 242,021-square-foot industrial project that will be located in northwest Houston. The property will be situated on 14 acres and will feature 36-foot clear heights, ample car and trailer storage and build-to-suit office space. Completion is slated for the fourth quarter of next year. Cushman & Wakefield is leasing the development.

NEWTOWN SQUARE, PA. — GMH Communities, in partnership with AEW Capital Management, has broken ground on Caswell at Runnymeade, a 249-unit apartment community in Newtown Square, located about 15 miles west of Philadelphia. Units will come in one-, two- and three-bedroom formats and range in size from 805 to 1,623 square feet. Residences will feature private balconies/patios, stainless steel appliances, walk-in closets and energy-efficient appliances. Amenities will include a pool, outdoor grilling areas, a fitness center, movie theater, golf simulator, clubrooms, coworking space and a lounge area. Preleasing is scheduled to begin next winter, with full completion of the project slated for spring 2023.
FORT MONMOUTH, N.J. — A joint venture between New Jersey-based Somerset Development and PulteGroup will undertake a multifamily redevelopment project at the Lodging Area, a 15-acre site in Fort Monmouth, located in the central coastal part of the Garden State. The Lodging Area currently houses eight buildings, two of which are listed on the National Register of Historic Places, that will be repurposed into 36 affordable housing units. The development team will demolish the other six buildings to develop 144 townhomes. Including infrastructure such as a waterfront walkway, the project represents a total capital investment of about $30 million and is expected to generate more than 200 new construction jobs.
COLUMBUS, OHIO — Flaherty & Collins Properties (F&C) and co-developer Daimler Group have unveiled plans for The Peninsula’s second phase in downtown Columbus. The $211 million project will include 400 apartment units and 245,000 square feet of office space. Specifically, a four-story parking garage will be topped by a seven-story office building and a 30-story apartment tower with 9,000 square feet of ground-floor retail space. Phase I is currently under construction and includes both office and multifamily space along with a 200-room hotel being developed by Rockbridge. F&C says that an application for $21 million in tax credit funding from Ohio’s new Transformational Mixed-Use Development (TMUD) program is key to moving the project forward. Construction of Phase II is expected to begin in 2022 with completion slated for 2025.
NORTH CHARLESTON, S.C. — Capital Development Partners, a Savannah, Ga.-based industrial real estate and infrastructure development firm, has purchased 135 acres in North Charleston near the Port of Charleston’s newly opened Hugh K. Leatherman Terminal. The sales price for the land was $65 million. The Savannah, Ga.-based firm plans to develop Shipyard Creek Logistics Center, an industrial park exceeding $250 million in value. Construction on the site infrastructure and the initial cross-dock terminal will start immediately, with delivery expected in 2022. Shipyard Creek Logistics Center will include container storage, warehousing and logistics support facilities. The project is expected to create 200 direct jobs and thousands of indirect jobs. The deep-water Leatherman Terminal offers highly efficient operations for import and export customers. The terminal can handle 700,000 twenty-foot equivalent units in Phase I with expansion capability to 2.4 million TEUs of capacity in Phase II, according to Capital Development Partners. The location of Shipyard Creek Logistics Center offers proximity to infrastructural access points designed to move containers to and from the Port of Charleston via the Leatherman Terminal, the South Carolina Ports Authority’s future dual rail-served intermodal cargo facility and Interstate 26.
TEMPLE TERRACE, FLA. — Cullinan Properties Ltd. plans to develop the new VA Mental Health Clinic and Domiciliary in Temple Terrace, about 10.4 miles north of Tampa. The Department of Veterans Affairs (VA) with the General Services Administration (GSA) awarded Cullinan Properties the lease for the clinic. The project team includes architecture and design firm Leo A. Daly, general contractor Hoar Construction, civil engineer Prosser and property management firm Lincoln Harris. The VA Mental Health Clinic and Domiciliary will be a 144,000-square-foot project situated on approximately 20 acres. The clinic will serve veterans and provide outpatient mental health care. The project is slated for completion by the second half of 2023. Located in Hillsborough County at the southwest quadrant of Temple Terrace Highway and Davis Road, the new two-story facility will be situated near Interstate 75 and Highway 301. The property will offer outdoor elements including gardens, courtyards and walking paths. MCKINNEY, TEXAS — Touchmark, an Oregon-based seniors housing owner-operator, will develop an 81-acre project in the northern Dallas suburb of McKinney. Designed by architectural firm three, Touchmark at Emerald Lake will be built in two phases. The first phase will consist of 149 independent living apartment homes, six casitas (duplex residences), 84 assisted living units and 32 memory care residences. Project partners include Andres Construction (general contractor), StudioSix5 (interior design), Kimley-Horn (civil engineer) and Talley Design (landscape architect). Completion of Phase I is scheduled for 2023.
AUSTIN, TEXAS — Joeris General Contractors, in partnership with the Austin Independent School District, will build a new, 130,000-square-foot middle school at the site of the former Mueller Airport in the state capital. Designed by California-based LPA, the school will be situated on 10 acres that previously served as a runway and will include a community room, dining commons, library, gym and a track and field complex. Completion of the school, which will be able to serve 800 students, is slated for fall 2023.
BELLEVUE, WASH. — Vulcan has broken ground on Ondina, a 1.4-acre development site at 13238 NE Spring Blvd. in Bellevue. Located near the future location of BelRed/130th Light Rail Station, Ondina will feature 249 apartments, with 20 percent of the units designated rent- and income-restricted for households earning up to 80 percent of the area median income. The property is slated to open in early 2024. Runberg Architecture Group is serving as architect and Exxel Pacific is serving as general contractor of record for the project.
FISHERS, IND. — Thompson Thrift Residential, a wholly owned affiliate of Indianapolis-based Thompson Thrift, has broken ground on Slate at Fishers District in the Indianapolis suburb of Fishers. The build-for-rent community will feature 242 luxury single-family homes. The developer expects to begin welcoming residents in the first quarter of 2023. The residences will average 1,215 square feet and will come in one-, two- and three-bedroom villas as well as four-bedroom townhomes. Residents will have access to a clubhouse, fitness center, pool and dog parks. As part of the project, a public park and paved trail will be constructed, providing the community direct pedestrian access to Fishers District, a mixed-use development with 110,000 square feet of retail space.
