DUBUQUE, IOWA — Alston Construction and Ware Malcomb have completed a new customer service center for Medline Industries Inc. in Dubuque. The 130,000-square-foot call center features more than 1,000 workstations. The project also features an outside patio as well as a 5,200-square-foot multipurpose room with a basketball court and fitness center. Medline, a manufacturer and distributor of healthcare supplies, has added more than 100 new jobs at the Dubuque facility. Alston served as general contractor and Ware Malcomb provided architecture and interior design services for the project.

URBANDALE, IOWA — Developer TWG is underway on construction of Lillis Lofts, a $10 million affordable housing project in Urbandale. TWG is developing the project with Dreamcatcher Inc., a Des Moines-based nonprofit that helps build housing for low-income individuals and those with disabilities. Located at 6313 Douglas Ave. near the Merle Hay Mall, the three-story Lillis Lofts is slated for completion this fall. It is the first affordable housing project in the area in more than two decades, according to TWG. The 43 units at Lillis Lofts will be designated for renters who earn between 30 and 60 percent of the area median income. Amenities will include a community room, fitness center and free internet connectivity. ID8 Architects designed the community. Polk County Housing Trust Fund contributed funds for the project.
MADISON, GA. — Woda Cooper Co. and Parallel Housing Inc. have broken ground on Canaan Crossing, a new 60-unit, $13 million affordable housing community in Madison. The property will be located at the corner of Wheat and March streets in Madison’s Canaan historic neighborhood. Canaan Crossing will include 60 townhomes and apartments with -one, -two and -three-bedroom units for families earning up to 60 percent of area median income (AMI). The development is expected to be certified LEED for Homes Gold. Each unit will have a high efficiency HVAC system and Energy Star appliances, including dishwashers and washer/dryer hookups, as well as high-quality finishes such as vinyl tile. Community amenities will include a playground, community gardens, a covered picnic area with tables and grills, onsite management/leasing office and a multipurpose room with kitchenette and laundry facility. In addition, there will be dedicated space available to provide private preventive health screening and wellness programs to the residents. The Georgia Department of Community Affairs provided funding through the allocation of federal and state Low-Income Housing Tax Credits and a HOME loan. PRINCE GEORGE, VA. — The Hollingsworth Cos. is developing a 650,250-square-foot speculative industrial building in Southpoint Business Park located at 8000-8072 Quality Drive in Prince George. This property will be the 12th and largest facility developed by The Hollingsworth Cos. in Southpoint Business Park. The speculative tilt-wall building will feature 40-foot clear heights, 60- by 60-foot column spacing, 142 dock doors and 177 trailer drops. After the new facility is built, Southpoint Business Park will have 1.6 million square feet of industrial space.
BALTIMORE — 28 Walker Development will build a five-story, 125,000-square-foot office building at 4010 Boston St. in Baltimore City, known as 40TEN. The Class A office space will be delivered in early 2022. 40TEN is the first commercial office building in downtown Baltimore constructed entirely using heavy wood timber materials. 28 Walker chose to utilize heavy timber based on the material’s positive energy efficiency attributes, with flooring, columns and exposed ceilings all comprising natural wood. 40TEN is part of the Collective at Canton, a mixed-use project developed by 28 Walker that features a Sprouts Farmers Market, Sola Salon and Chase Bank. Future plans include an apartment community built by Greystar and a hotel. The office building will feature a communal rooftop amenity deck free to all tenants, with half for conference facilities and kitchen space and the other half being a space to eat and relax. The property features 14-foot ceiling heights and enlarged windows to maximize the amount of natural light entering the building. Situated on five acres, Pearl Biltmore features 472 apartments with 19 floor plans in a mix of studio, one-, two- and three-bedroom units, as well as several loft-style apartments. Units feature include vinyl plank flooring in living areas; Nest thermostats; full-size balconies or patios; open kitchens with stainless steel appliances; and Quartzite countertops and glass tile backsplashes in the kitchens and baths. ROUND ROCK, TEXAS — A partnership between Houston-based Stanmore Partners and Transwestern Investment Group (TIG) will develop Stanmore Warner Ranch, a 336-unit multifamily project in the northern Austin suburb of Round Rock. The property will consist of seven garden-style buildings that will house units with custom cabinetry, stainless steel appliances and individual washers and dryers. Amenities will include a pool, fitness center, business center, dog park and a resident lounge. The first units are slated to be delivered in the second quarter of 2022.
IRVING, TEXAS — Locally based developer T2V Properties plans to build an 88,100-square-foot office project at 1410 N. Westridge Circle in Irving’s Las Colinas district. The project represents Phase II of Westridge Park, a speculative boutique office development. Phase I consisted of a 34,188-square-foot building that was completed in December 2019. Modus Design Studio is the architect for Phase II, and Bradford Commercial Real Estate Services has been tapped to lease the development. A general contractor for Phase II has not yet been selected.
DETROIT — Rich & Associates has completed the design for Ford Motor Co.’s new Bagley Parking Hub in Detroit. Rich led the design team for the parking garage structure and is providing ongoing parking engineering consultation throughout the construction process. Construction of the so-called mobility hub is scheduled to begin soon with completion slated for 2022. Situated in Detroit’s Corktown neighborhood, the Bagley Parking Hub will offer space for e-bikes and scooters in addition to 1,250 cars. The structure will feature electric vehicle charging stations, automated payment technologies and exterior artwork as well as public plazas and green space. The Bagley Parking Hub will be part of the 30-acre mobility innovation district being built by Ford Motor Co. around Michigan Central Station. Rich worked with Rossetti, Strategic Energy Solutions and Giffels Webster. Rich is a firm dedicated solely to parking design, planning and management.
CHICAGO — J.C. Anderson has completed an office buildout for Ascend Technologies LLC at 200 W. Adams St. in Chicago. Ascend relocated from 222 W. Adams St. The company was created in March 2020 after private equity firm M/C Partners acquired both West Monroe Partners’ managed services division and Gratia Inc. The new office space features open areas, private offices, boardrooms, a lounge and café. Garnett provided architectural services.
