NEW YORK CITY — Newmark has arranged a $76 million construction-to-perm loan for a last-mile distribution center at 280 Richards St. in Brooklyn that will be occupied by Amazon. Located in the Red Hook neighborhood, the property will span 312,100 square feet and will feature 28 loading docks, 128-foot truck courts and additional rooftop parking for fleet vans and trucks. The borrower and developer is Thor Equities Group, which has owned the site since 2005. Jordan Roeschlaub, Dustin Stolly, Nick Scribani, and Dominick Calisto of Newmark arranged the fixed-rate loan through Apollo Global Management.

NEEDHAM, MASS. — Locally based firm SSG Development has completed a 986-unit self-storage facility at 540 Hillside Ave. in the southwestern Boston suburb of Needham. Westport Properties Inc. will manage and operate the Class A property, which totals 123,000 square feet of climate- and non-climate-controlled space, under its U.S. Storage Centers brand.
HOUSTON — The Howard Hughes Corp. (NYSE: HHC) has unveiled plans to add approximately 2 million square feet of new development across four of its master-planned communities in Las Vegas; Cypress, Texas; Columbia, Md.; and Honolulu. At Summerlin, which is located along the western rim of the Las Vegas valley, Howard Hughes has planned 1700 Pavilion, a 10-story office building. The Class A property will span 267,413 square feet and offer views of the entire valley. Additionally, the company will build Tanager Echo, the second phase of the Tanager luxury apartments. The 295-unit apartment complex will be situated on nearly three acres. Touchless entry and enhanced air filtration will be featured throughout both projects, which will be built simultaneously. Construction is expected to begin in the second quarter with completion slated for late 2022. At Bridgeland in Cypress, Texas, Howard Hughes has started construction of Starling at Bridgeland. The 358-unit apartment project is the first multifamily development to be built in Bridgeland Central, the 900-acre future town center. MESQUITE, TEXAS — Conor Commercial Real Estate, a division of The McShane Cos., has completed Skyline Commerce Center, a 198,109-square-foot industrial project located in the eastern Dallas suburb of Mesquite. The property consists of two buildings on a 12.3-acre site that fronts Interstate 30. Building 1 totals 135,396 square feet and features 32-foot clear heights, 12 trailer parking stalls and 133 car parking spaces. ARLINGTON HEIGHTS, ILL. — Krusinski Construction Co. (KCC) has completed the buildout of an 11,500-square-foot rehabilitation center for Shirley Ryan AbilityLab at Enterprise Office Campus in Arlington Heights. This project is the fourth Chicagoland facility that KCC has completed for Shirley Ryan AbilityLab, which was formerly known as the Rehabilitation Institute of Chicago. The Arlington Heights location features a therapeutic area, private therapy rooms, auxiliary rooms and a staff area. The project team included Cannon Design, Manhard Consulting and Ascent.
WATERTOWN, MASS. — Boston Development Group (BDG) has received approval from the Watertown Zoning Board of Appeals to move forward with construction of a new life sciences project in the western Boston suburb. Elkus Manfredi Architects is designing the project, which will be built in two phases and will include traditional office, lab and research and development uses. Construction of Phase I, which will feature 200,000 square feet of office and lab space and open green space, is scheduled to begin during the first quarter.

UPPER MARLBORO, MD. — Cabot Properties Inc. and MRP Industrial are co-developing a speculative 86,840-square-foot warehouse/industrial building in Upper Marlboro, a Washington, D.C., suburb in Maryland’s Prince George’s County. The site is located on an approximate seven-acre parcel within Collington Park, with delivery expected to occur in the fall. Late last year, Cabot Properties acquired the development site from MRP Industrial for an undisclosed price. Units will offer vinyl plank and carpet flooring, granite countertops, full-height kitchen backsplash tile, stainless steel appliances and lots of natural light. Additionally, the property will feature 1.5 acres of shared amenity space, including a 4,000-square-foot clubhouse, swimming pool, dog park and courtyards offering outdoor seating, barbeque areas and cabanas. FORT WORTH, TEXAS — Texas-based developer Presidium has broken ground on Presidium Berkshire, a 340-unit apartment community located near Alliance Town Center in Fort Worth. Designed by Dallas-based O’Brien Architects, the 352,000-square-foot property will feature units with stainless steel appliances, individual washers and dryers and high-end finishes. Amenities will include a clubhouse with gaming tables and a speakeasy-style bar, a business center with private offices and conference rooms, demonstration kitchen, two-story fitness center, dog park, pool and outdoor grilling stations. Kimley-Horn is the civil engineer for the project, and Provident General Contractors is handling construction, which is slated for a mid-late 2022 completion.
